Hey Y'all! We are Justin and Lil plus four kids and one on the way! Just over a year ago we moved our RV to 18 acres of raw land, built a solar power system and now we are building our dream house (by hand), together as a family, completely off the grid and debt free (no mortgage).

In this video:
Last week we completed the subfloor which was a huge milestone for our off grid house build.
We also received some shocking news from the County after applying for another extension to our Temporary Occupancy permit.
We were told they can extend our permit for one more year, but after that we will be kicked off our land!
We did not know, and no one made us aware of (even though we asked), about the two year temporary occupancy limitation in the Zoning ordinance for our area.
The two year limit applies to temporary structures, like our RV.
This really puts us in a bind with our house build because we are not going to be finished and ready to move in within a year.
We set a meeting with the county to discuss our options. They told us the ordinance is not variable and there would be no exceptions to allow us to continue living in the RV for more than two years.
Our only option involves getting a permanent structure that we can live in while we finish building the house.
This means we would have to buy a mobile home and get it setup as a permanent structure on our property.
After praying about the situation and lots of discussion, we decided that the extra space would be beneficial to our family. We are trying to turn this into a win.
We have a year to figure this situation out, so we will be putting out more videos in the future to show how we work through this situation alongside building our off grid house.

Hi there, I think you are missing the entire point. This isn't about money or YT. Do you live in America? Do you believe that you live in a free Country where you can own property? Do you think it is morally and ethically okay for a government that is supposed to protect your God given rights, to tell you that you can't live on your own property in a manner of your own choosing? Do you see how the Government is forcing people to choose between debt and homelessness? The fact that Americans have allowed local government into their private lives to this extent is the problem here.

@@DIY_or_DIE Nothing is as it used to be 20-30 years ago, even in my NE Ga county. You could build and get away with not having a permit. Put in a septic and lines and not be inspected. They are cracking down on long term campers on private property.

I was helping to build and even wire our new house when I was 10 years old. Then when I was in my early 30s we bought property with a mobile home on it. Built our own house doing most of the work with the help of my dad. Then we sold off the mobile home. You guys got this. It's a blessing in disguise. God has it all planned.

There is another possible option here. you could put up a Pole Shed (if you were already planning on putting one up that is) and the tools and RV could be "Stored" there. Pole sheds are very quick and easy to put up even if it's just by yourselves. it could serve many different functions after the house is built.

in both counties i live in here in Oklahoma they require no permits for anything. You could build a 500 story building and no permits required.

I looked at Oklahoma but worry about tornado's. I was looking at South West just above Texas. That is quite an incentive though. Guess just build a storm shelter basement that can access from inside the house. Yeah maybe.

Hello, The county of Maricopa, Arizona has the same temporary housing permit limitation and the building permits also have a life to them. How I got around the permitting was to get agricultural exemption. The agricultural exemption pulled us out of zoning on everything except the house itself. The house still has to be permitted and inspected, but everything else drive way, fencing, temporary housing, barns, out buildings anything that falls under the agricultural exemption is no longer under zoning and does not require a permit or inspection. There are hundreds of things that qualify for agricultural exemption, so you will need to get zoning to help you figure out what will fork for you. I know it can be done because I did it and building my property right now like you.

You should look for a pre-owned mobile home. The depreciation on mobile homes is steep, so pre-owned are usually much more affordable than new.

@@DIY_or_DIE Valid. Dealing with it now. Their windows/doors/roofs are terrible, leak, cause mold. Honestly. It'd be a 5 year tops structure if its used used already. Newish used. 10-15 years. Looking to move in the next 5yr.

You want to make sure that if you put a mobile home on the property and register it as a home will you then be able to build your house making 2 homes on the property. In some states there is a limit to how many houses you can have depending on the acreage.

Yes, they explained that to us. If we get a mobile home for temp occupancy we would still have to remove it within 30 days after finishing the house....however, not if we subdivide our land and put it on 5 acres

@@DIY_or_DIE If you can subdivide, then great, but I wouldn't want to pay the cost of mobile delivery, setup, and serviices only to lose that when your house is done. Better to hire contractors to work with you to help you get in your house in a year. Where I'm from, the building inspectors will grant occupancy without flooring or trim.

Yes, exactly my thought when they told us the mobile home would have to be removed within 30 days of completing the house...rediculous! Subdividing would at least leave us with a completely separate parcel and home that we could rent or sell or use for family afterwards.

New subscriber here, been there, done that, know the frustration. After Hurricane Katrina, left with a 1/4 portion of a house due to wind and tornadoes (not water). Started from scratch as we had to tear down the last portion of the house and start anew with 3 kids, 2 dogs and 2 cats in an old RV. Full time job and DIY the house due to limited funds from the insurance was challenging as well as being shut down in the build due to incorrect plumbing and HVAC (not a plumber or HVAC person). Suggest questions at your local lumber or specialty store (electrical/plumbing) on advice when it comes to codes or general solution to a unique problem. Friends and family helped out as much as possible. Keep the faith, a solution will present itself.

I know that you work on your home as well as work at another job. Plus the family was sick for a while and you worked through it. At least the setback on the 'occupancy' regulation has a solution that will make your family's life more comfortable for the time being. The bigger space will be good for you all. In addition, I'm not surprised your channel is growing, it's fun to watch you both work at achieving your dream. As for sponsors, as your channel grows they will find you. I follow a lot of small off-grid channels and almost always their channel grows enough to have sponsors. Well, no ideas, just some encouragement. My brother and I helped our dad build a house on the remote farm he bought. He lived 12 miles from the farm an another farm and we toted all the material to the site on a 64 Ford two ton truck with a flat bed. This was in 1973, I was 21. It took us about three months to get the inside mostly finished and the house livable. The county was lenient on what was considered ready for occupation. There are always setbacks but just keep working and those can be overcome.

I am going through something similar in Colorado. What we found was the house we were going to build needed to be bigger than the manufactured house that was already there. So, when the big house is built, the manufactured house will be an accessory dwelling. Please look into the rules for accessory dwellings in your county. You may find that you need a very small mobile home so that your main home will be your main home and not an accessory dwelling. On the bright side, you can rent out an accessory dwelling in the future, off grid or not.

Oh wow, so they will let you keep the mobile home as an accessory structure? We were told it would count as a primary structure in our County...which means we can't have it on the property once we get certificate of occupancy for the house

My husband and I were in our mid 20's when we built our house way back in the late 80's (on our own land too) but we knew right from the start that we were not allowed to live on the property for an extended period of time. Our area actually has covenants that prevent people from living in a temporary building INCLUDING mobile homes so, at least you have found a solution! We had to go live with our in-laws an hour away in the city for the remainder of our build and that worked out well but it did cut into our time to work on our house. We did sub out some of the bigger items to get things moving along quicker so we did get into our house in a decent amount of time (even though it seemed like it took forever). So it ended up being two years to finally move into our home (with our brand new first baby in October of 1988). What was a wonderful time in our lives to look back on! BTW, we went on to have five more children who are all in their 20's and 30's now. This may come as a surprise but WE still live in our house today, 35 and a half years later. Good luck with your house, kids! It will definitely be one of those amazing life journeys for your entire family that you can be proud of forever!

Look into getting a used mobile home from a local trailer park that wants to upgrade their park. They usually sell them for supper cheep because it cost them a lot of money to crush and dump them. It usually takes a large excavator and at least two large trash containers to get rid of them. I've seen them sell for $100. You hull away. Once done using it, you can turn around and sell it or crush and dump it yourself.

I have been building an earthship for years did all the song and dance to get permits and such. Life keeps setting me back between farming and working a full time night job alone with the build. All I can tell you here is always a work around as long as your local inspectors see your building over code and progressing. You might have to learn different dance steps to manage a work around here and there but hold course. Your saving grace is the same as mine no nosy or complaining neighbors working against you. Mobile home is a great work around my camper is nothing compared to my family Mobile home

I grew up with a builder father, so I can relate as we built a new house every year and dealing with city/county crap. One of the things my father did while coming into a deadline was to have a build party to move the process along to make the deadline.

Wife and I built off grid on 40 acres in TN starting in 2017. I'm a former city manager. Covid hit in the middle of our build. As I'm sure you heard, the reason they can't just indefinitely extend the temporary permit is because the county would soon be dealing with 100 extended temporary residence permits from people who've put down one row of block in the past 12 months and now swear that their situation is different from anyone else's so they should be granted a variance. Neighbors are willing to put up with a house under construction, but only for so long. While you say you don't have neighbors who can see your construction, so does john who's been building a house for the past 7 years with no siding on it, and he says the neighbor can't see it because there's a tree between him and his neighbor 150 feet away. And once the county gives in to one family's "extenuating circumstances", they are REQUIRED to do it for everyone or prove in court why they didn't. You've chosen to do a very difficult thing! 99% of people who want to move off grid never do it cause it's too difficult. If I could give any advice it would be, when building off grid as a first time builder, figure on it taking 4 times as long as you originally thought, and costing at least 3 times as much as you initially estimated. And that's not a joke!

Thanks for joining us, and for sharing a bit of your story as well! Yes, our County gave us the same reasoning: other people ruined it for everyone else deal. I don't buy that whole story because the code can easily allow variances for unique situations with legitimate reasons or hardship and at least in our County they don't allow variances to the 2 year temporary occupancy. Also, I get the temp occupancy permit is valid for two years, so what is preventing me from just replying for a new permit for another two years? As far as we can see the code doesn't say you can't get a new permit for two more years? Anyways, all said and done, totally agree with you on the "reasonable" estimate for time and cost 😄

A few questions/observations: 1. How did the county find out that you were living on site? People usually live off site while their building is. completed. Somehow they were tipped off. Maybe they watch YT🤪 2. In the last few years, mobile home prices, even used, have been out of control. It may be softening. But the kicker with mobile home is the move & set up fees. Last I heard in South Carolina last year, to move a single wide was 4-5k and a double wide about 10k. And of course the septic system will need to be put in. 3. You may want to consider putting the mobile on the road front if there is public water at the roadway (water line tap fees are usually 1-2k). That way, once you finish building, you can rent it out and it will be out of view. 4. If you go for the mobile home, buy the cheapest one that is livable and without mold. You will only be there for a year. 5. You could also put one by the roadway, get them off your back, and rent it right away. Of course, that means you are still in the cramped RV. But just an idea. And if you do it, don’t show your tenants in the mobile home. Anyway, while this irks me beyond belief, I know you both will prevail

Thanks for the thoughtful tips and advice! The county knew because we told them lol, we have a temporary occupancy permit with our building permit to live on site while we build. Yes, we would need to subdivide our land and alot 5 acres to the mobile home, and also add a septic. Lots of work, but we will find a solution for our family!

I think it would be extremely important to find out how recent they changed the ordinance, if it was after you initially applied for the permits and the old ordinance had no upper limit you should ask to be grandfathered in on the old ordinance. That would save you from having to move off at the end of the year.

I remember a few years back I had a friend who was in a similar situation with an RV. There was a loophole where he put the RV on Blocks, built a skirt around it and plumbed in the water and sewer. this was enough to make it no longer temporary since it was hooked to "services" and "immobile" Might be something to look into.

I had the same problem. See if they will work with you to get an new permit next year instead of extending the old one. It's a lot of hoops to jump through but it worked for us. Simply get a new building permit instead of renewing the existing. Be warned a new permit will re quote updates if anyy thing has changed in the building code but that shouldn't be a problem at the stage you're at and it'll buy you another two years

That might be an option, maybe even putting the permit under Lilly's name instead of mine. That being said, we need more space, so that wouldn't help us with that issue

I finished off a smaller house within my house. All it needed was a locked door separating the unconditioned, unfinished “storage area” from the finished house. No way would I put money into a junky mobile home that will constantly decrease in value plus you’ll have to have the junk hauled off. Surely you can finish off 1/3 of your home while completing all exterior walls and roof. T-111 siding is quick and can be covered with something else later. Build the unfinished storage area with no electrical, plumbing, hvac or windows. Good luck.

Community build one day, Family friends negibor's Channel members, come camp a week help us build a home! As far as cut down trees, sure if you have a lumber mill. Or can sell the timber. Plan what trees need to be removed. I was over 40 before i bought my first home, my parents never bought homes they rented, Land and your own home is one of the smartest investments you can make at any income level.

I commend you guys for your hard work and the mobile seems to be the smart route to take. Still. having a place to live on the property will be good although getting a mobile is going to slow your progress due to financial and time constraints. Move to Oklahoma! Most rural counties have ZERO zoning laws. I have lived in Pontotoc County for almost 20 years. The only permits you need are for a septic system, and drilling a well; these are both required by the State. I built a house, and did not need a single permit (other than septic). It was nice to be able to replace my roof without asking permission first. If you want to buy a piece of land and camp on it for 20 years, go for it. They do want there tax money, so they will check satellite images each year to see if you have any new buildings that will raise your property tax. I have to say that Oklahoma is one of the few mostly free States left.

The ordinance had to have created and or approved by the board of county commissioners. While it may lead to a change I suggest you contact the commissioner for your district and let them know what kind of predicament this is putting you in. It may not change your situation but it may cause them to put more thought into what they are doing. I assume you are both registered to vote in your county because it helps when they know you are permanent residents and voters. Personally I would also start checking into county politics to see which commissioners support the ordinance and let them know what has happened. Check with your neighbors and see where the political winds lay. I’ll be praying for you all- you will make it I have watched from the start and your family has plenty of strength!

My wife and I enjoy your channel. Good to see two young people with high moral values. First pray alot and second I would recommend rethinking hiring some experienced help if you can afford it. You will still be completely in charge and able to do it your way, but you could get it done in a year and do the jobs that will save you some money. Also save your bodies from some premature aging. Just make sure if that is what you decide that you have insurance to cover any accidents. You don't need to be sued.

The government does not want people to be off grid because they lose control of you out there and don’t know exactly what you’re doing! This is just part of that I think. It’s pretty plain you gotta figure out a way to change your timetable and not live there anymore until it’s done. There are a lot of limitations depending on the state on mobile homes on private property. They have to be a certain year often and a certain size and they have to be off the wheels on a foundation blah blah blah blah it never ends. In general they want to keep the mobile homes in parks and the parks don’t want the old ones anymore either.

My wife and I purchased 10 acres of grid. It's our land. But what we decided to do is purchase a smallish log cabin for shelter as we build on the land. A log cabin will last forever. Looks amazing and makes a great guest cabin once the we have the house built. BTW, if you do you're own plumbing and electrical, the log cabin may not be more expensive than a prefab. Actually for us it was less expensive and the logs offer great insulation. Anyhow, wishing you and the family all the best. Cheers

Hey guys good luck in getting everything done. My suggestion to you is to build a smaller structure that you can live in and get approved for permanent occupancy. Like a garage with a loft or a mini home/ mother-in-law suite. You can build it quick then continue with you home expansion. oh and please put a cover or a liquid water shield on that sub-flooring or it will be gone and have mold between the OSB particles.

Bummer! Double check into what the county code defines a minimum "permanent" home structure. (sqft, bath, beds etc...) Maybe you can build a smaller building (like a 2-3 car garage size on a mono slab) and finish it to the minimum requirement. A shop house (called a "shouse" locally). That way the building meets a future need as well as current. That's something that can be completed in a month or two with some help from friends. Long term that will be the least lost funds as you're not putting money into something that depreciates and you have to pull back out and sell like a mobile home. A "finished" interior can mean allot of things. Have a hard think about what takes more time to do/learn and contract those out (like the slab). You do stuff that can happen while other things are also moving forward. Items that take extra time like drywall finishing, or siding can be shortcut by using a 1-n-done product like T-11 plywood for wall sheathing/siding, etc. Worst case one of you can research this while the other looks for a good deal on a mobile home.

Kinda related, but not build a whole separate structure. But what is the minimum requirement for an "inhabitable home" (whatever term they use)? Then, can you do that on a corner of your current foundation? It depends on your house plans--can you build a portion of it quickly that includes the requirements, which I guess is something like "minimum bathroom, minimum kitchen, sleeping area/s for 4". Then your building permit would probably change from 'new build' to 'remodel/addition' as you finish the rest of the home. You could try to run plumbing that will be used in that area later (e.g., what will be your 'temp bathroom' will later be a laundry room). Plumbing and electrical would need careful planning. Knocking out an "interior wall" not so hard. The roof, though--I really don't know how you'd do that. Also, if you're planning a multi-story house, could you do a single-story "quick build" and still get it to work later?

And I kinda 'get it.' I'm struggling just to fix up an older mobile home, and I can't get estimates from most companies at all. The couple estimates I do have are way beyond my ability to pay. And my health means I can't do much of it myself. So I feel very stuck, even though I'm a trouble-shooter by nature and constantly coming up with weird alternatives to just get me thru, but none of them have worked out either, as i'll find yet another out-of-code problem. (Or another area with mold--YES, watch out for mold in a mobile home!)

Man that’s a blow, I’ve been seeing a lot of these videos where “the rules” which seam to be almost hidden from the public or persons involved end up screwing owners out of building their dreams ON THEIR OWN LAND. I’m not sure why we put up with this… there needs to be some serious changes in “ the rules” to give people their freedoms back this is insane! Hi y’all I just come across your channel and I have been through a similar thing in North Carolina. All I can say is don’t give up like I did. I got so angry and sold my property and now am renting until I can go with plan B. If you buckle down and build like crazy you can get your house done in a year. With your permission I’d like to put your video on my channel as an eye opener for so many other people that has ended up in this situation. My best advice is to not get a trailer just get a livable structure built then finish up after moving in. The government has way to much authority in most places and it sucks. Sure, we would like to make sure nobody else makes the same mistake. If someone decides to build in a county with a zoning/bldg department, definitely ask if there is a time limit or renewal number limit on temporary occupancy. We asked about renewal limits and processes and were told to just keep reapplying as needed. I'm sure someone would have had to look up the ordinance had we asked.

Look at it this way, once the main house is done, you'll have a pretty nice turn key destination rental with really good income potential. I'm in that boat, but from the end of the road perspective so to speak. It means extra planning for septic waste system(s) but the steady passive income from home is fantastic.

Blanket Response: We have been building for 5 months. We have lived off the grid for 1 year on a temporary occupancy permit. That permit will expire in a year. No, we don't think we can realistically finish both the house and the solar power system to furnish electricity in one year. We are happy with our rate of building. With our jobs, homestead, raising 4 kids, and being first time builders, we feel our timeline is realistic and flexible. It's okay if you have built faster, or could build faster. Our goal is not to slap together a house in 6 months. Yes, we should have read the ordinances more thoroughly. We are upset the county was not forthcoming when asked directly about time restraints and renewals. We are still subject to the county's requirements, so we will find a solution that works for our family. Yes, we could have chosen a different county. We decided to stick to this county due to proximity to work and church. That is why we are choosing to work with the county and find a solution that works for us both. It is frustrating and upsetting to be in this situation, because if we had known from the get-go, we would have gone about the build VERY differently. We are grateful y'all are here, and hope you stick around to see how it all turns out!

Here is a caviat, I'm not a licensed contractor and the only reason the county is cool with us building ourselves is because we own the property. If a trust or corporation is the owner, would we be able to keep building? I have a feeling they would require the trust/corporation to have a licensed contractor lol

For the cost of a single wide, you could hire a few good laborers to help out and probably get this house done in a year. Also, maybe look into a pole building "barndominium" that could be converted into a shop later if you wanted. And then maybe you can get away from a second septic and spliting the property.

I come from a family of major builders and I am going to inject some common sense here. Just speaking truth and facts. Don't waste your money on a mobile home, used or not?? You may as well flush it down a commode. Life happens...someone could get hurt or sick or lose a job?? Then you are stuck! I know you want to build it yourself and all that but you should spend the $$ to hire a contractor to AT LEAST get it under roof. What happens if a major weather event happens and sets you back for months?? You still going to be able to finish in time?? Doubtful!! I don't know where you are located? But wildfires, hurricanes and tornadoes have been jacked up over the past decade. I would not screw around with this as you only have a year to get it done and ANYTHING can happen or go wrong. If you cannot get friends or family to help first? The wisest move is to get a contractor to at least get it under roof. To spend any money on a mobile home is insane! It's just common sense! Anything can go wrong at any time! DIY a separate garage or something but don't chance LOSING YOUR HOME! WEATHER COULD BE YOUR WORST ENEMY! Just saying..... It's called common sense.

FULL disclosure is owed to any persons who get permits and no one should be left with a bureaucratic mess to deal with. UNIQUE situations should be added to the books and the County should be providing an ordinance or whatever is required to have to review any and all challenges from all persons. (The following is after we had an approved septic system installed in the right location for our house plans.) I live in North County San Diego and did as you are doing. We also own land in Arizona on the South Rim of The Grand Canyon. I can tell you the law in California is exactly as it is where you are (at least it was when we were building) and the same where we are now building our second home in AZ. "The formula" (we discovered from locals in San Diego doing or who had already done what we were doing) was to purchase a used mobile home locally from someone that just completed building their house and have it dragged to the property and then set up per the county rules for a manufactured home. It was crap, but it kept the rain out and we were the fourth couple to own it doing the exact same thing. With each build completion and house occupation, the "trailer" (manufactured home) went way down in price. We hardly paid much for it as all we cared about was it would keep us warm, safe, and dry for as much as two years. It took us almost two. When we moved into our house legally, we sold "the trailer" (at an even lower price) and Power Pole with it. It was dragged to a new lot just 3 miles from our house and it served them well. They scrapped it for the aluminum and parted the rest out and did well once their house was complete just over a year later. This "Formula" was used in North San Diego (the agricultural and unincorporated part) for at least 20+ years that I know of. When we went to purchase land and build in AZ, we discovered "The Formula" was the same in AZ. We purchased a better used manufactured home from a family just 20 miles away that had completed the "Formula" and were happy to throw in the Power Pole with it. We needed a better "trailer" this time as at 6500 + feet it gets a bit colder than San Diego! The other nice thing about the "trailer" in AZ is since it is a permanent structure we can legally park our motorhome on the property for infinity and so it functions as a guest house when we invite friends over for Beam Raising and such. Our advise if it applies to where you are is to check around and see (maybe a local small airport pilot would give you a an inexpensive fly over of your area) if you can find someone near completion of building their home while living out of their manufactured home and make an offer or see what they say.

Rather than a mobile home for lower cost, suggest readybuilt shed house. Easier to move, longer lasting, can be gotten big enough for current needs and then re-purposed later.

Sounds like you only have one choice: Hire a contractor to finish the house within the year but require him to allow you to be involved in building it. That way you are still "building your own house", but have a bunch of helpers there to assist you.

Beware::: some counties in ga only allow one home per 5 acres so be sure to check into that. Also im sure your septic is only good for one home. Good luck ❤

Yep. We didn't want to go overboard on the details in this video, but that's what we are facing. Having to split our land (and deeding it to ourselves) and putting in another septic.

What about turning your RV into a permanent structure? Build a permanent foundation for the RV and secure it to that?

One solution would be a small atco trailer 25' finish inside enough to live in. Put porta pitie on property and connect the trailer to power. Then focus on framing and roofing your house. Maybe its financing thats holding you back because thats not big floor to frame roof and side in less then a year. Maybe once you do frame it side it roof it talk to bank for 3 stage loan.

Also you could buy those lowes sheds that look like tiny house they drop off with forklift. You can rent to own it then finish it off inside rough cabin like . Then sell it there like $4500 dropped off on site on blocks. *Probably cheaper to just hire a framer to help you frame it side it and roof it. Once it's framed sided roofed most banks will loan on it.

Sounds like you need to have a good old barn-raising party with friends and family to help get you under the roof faster. Also, I was thinking, what about a tiny home for your living dwelling till you get the house built. You could opt to sell the tiny house or keep it for friends and family visiting later. Just some thoughts for you. Hope all works out for you.

Okay I was running things in my head. I know you want to build on your own, but it may be a wise decision to have contractors come in and get dried in then you will be able to do the rest on the inside! You will still have most of the experience.

Yes, that is not bad advice and would help with the timeline and maybe save some money. But we went into this project with the goal of doing it ourselves and we want to accomplish our goal. We will find a solution that works best for our family and allows us to continue building!

I know its probably not the same but in some areas of Australia, if you remove the wheels and put blocks under your RV, its no longer considered a movable residence. Good luck with your crazy situation.

How about putting up a garage package and move in there while you finish the house? Then you can convert back into a garage later when you would build one anyway.

Sorry to hear about your struggles with the county, but yeah, it's more common than one may think. In some cases, the reasoning behind it is to prevent a myriad of building projects that never get completed which decrease property values in the community, and to ward off longer-term transients that leave a trail of trash in their wake. You are fortunate that you can build off the grid where you are at, some of us aren't that lucky without jumping through a bunch of hoops. One thing I would suggest is finding out exactly what the county deems as a permanent dwelling that meets their building codes. Some have a certain square foot minimum and some have other requirements. Mobile homes are a good option; you can always sell them when you finish your build. But, bear in mind they depreciate greatly in value, and in most cases, with set up and then later removal costs could be better applied elsewhere. Some counties also have a hefty set of rules for setting them up. In our area, northeast PA, they have to be on a slab with frost walls and hurricane straps and a bunch of other things to meet local zoning codes. The average pad in our area that meets the code is around 30K. That being said, once you know what there deem a "dwelling", and if your area allows it, pour a slab on grade, build a garage with a loft, and use it for your home while you are building your house. Don't go crazy with numerous details, just the basics, a place to cook, a comfortable place to relax and sleep, and a place to get a good shower. That's a win-win in my book. The other benefit of that is you cut your builder's teeth on something less important and have a deeper knowledge base for your main house. One last thing, I know you want to build it yourself, been there and done that, a few times now. But one thing I wish I had done more of over my 40+ years of construction and homesteading was to involve more people in the process along the way. Had I done that more I would not have to be doing things myself at a time in my life when my body could really use a few helpers. Nothing is more important in building your dream home, and dream life, than the lives and relationships you build along the way. Hope that helps.

All good things, thank you for your thoughtful comment. Those were some of the things we covered at our meeting with the county. We are a bit backed into the corner with what is a permanent structure versus temporary structure. We could probably eke by with a "garage" with living space on top, but again, that's time away from the main build, and wouldn't solve too many of our current space issues.

sounds like one or both of two options. Kick butt and get the house ready for "occupancy" in one year (should be possible), and/or Get the ordinance changed. or, form a corporation (a separate legal entity), sell the property to the corporation, and then the corporation gets a temporary occupancy.

I think you guys are in north Florida like me (I just moved to Old Town in Dixie county) and also like you, I had to get a mobile home in a hurry thanks to Citizens declining to renew the policy on my then-current house in Tampa. FWIW, I had a good experience with Champion Homes in Lake City and even though the model I went with is at the bottom end of their price range, I'm pretty happy with it overall. Transport and setup was $6900, including 4 loads of sand/clay mix for the pad. Skirting - required in my county - was $1500. Septic and well vary greatly by location, but my septic system from Stephenson cost $3800, while the well from Action Pump & Well cost $6900 (and it only goes down 50 ft... and the water here is very hard and full of iron, but an Aquasure Harmony softener with the fine mesh resin takes care of both and was way less expensive than the chlorine injection system Action recommended). Code requires steps at each entry door and all of the suppliers of preassembled wood steps in my area came in around $350 to $400 which isn't much more than what it would cost me for the materials so I swallowed my pride and bought them. Two other caveats: off-grid power is often not allowed for permanent residential dwellings (including mobile homes) if utility power is available and there is often a minimum amount of acreage per dwelling per zoning classification (e.g., 5ac. per dwelling is typical for rural/agricultural zoning in Florida unless the lot is in a "named subdivision", at which point a 1ac minimum is most common).

We are in the same boat with AG-5. We will have to subdivide our property and alot 5 acres to the mobile home and put in another septic. But at the end of the day we will have a second fully functioning house and parcel.

Do you have a trusting relative you can sell it to. Then buy it back when house is done. You do know someone on the county will grab it as soon as you lose it.

We own the land free and clear, so that part is not the issue. We will find a workaround for the temporary living that works best for our family. We need more space!

Just finish the house. Throw every dollar and every minute at it for the next year and you'll get it done. If you're work isn't perfect or you have to economize on materials, don't worry, in 10 years you'll start having to touch things up anyway. You can upgrade then. If you get sidetracked with a mobile home your subfloor will sit there deteriorating... I'm a lifelong builder and farmer/rancher. -Chris

Hey guys, thanks for this week's update. A real shame to hear about the county problems! You need to keep in mind that it WILL be worth it in the end, your house will be amazing and a real family home. If going down the mobile home route and selling the RV is a workable solution, then at least you do have a way forwards still that keeps you all on the land. It may end up as a blessing in disguise if it gets you out of the RV so much earlier than would have previously been the case. That being said, can you not build yourselves a good size shop building and move into that though in the short term at least to satisfy the county? That way you'd still have a worthwhile shop for the future once the house is done.
