Always remember to check land title deeds. Also let people know that although Chiang Mai is a beautiful place it is unliveable during the smokey season which can be several months of the year.

I think this one is full chanote, Nor Sor 4 Jor, being in the middle of Saraphi but good point definitely need need to check the deed👍

It's certainly not unliveable, or else it wouldn't be the second largest city in Thailand. Literally millions of people live here (including me), though smokey season is not pleasant, obviously

@@dw3514 I am just quoting from my doctor who advised us to leave CM. We need daily exercise outside and can't do that we did buy an indoor treadmill with air purifiers etc but we felt imprisoned. I agree it doesn't affect everyone in the same way. All the best.

wonderful place. Lots of potential but big question would be how much would it cost to clean it up, add air con and renew/revitalise all that lovely wood? I assume there are companies that specialise in doing that kind of redevelopment?

Yeah you can find companies to do the work, I would say 1 million baht could do things to a good standard.

@@JonInChiangMai that was my estimate, certainly would be an option when we come to Chaing Mai, would be to buy and upgrade. when you can get so much more than the new builds.

Sorry if this is a dumb question but most of these houses do not have air conditioning, correct? It seems they're designed with minimal insulation and maximum airflow from outside.

Usually houses will have AC, I didn't even notice this when looking around :)

As a foreigner, would it be possible to set up a business in Thailand to purchase the property? I know it's a bit more of a heachache to do, but this is so much nicer than a condo, it's truly stunning and offers so much potential :)

That’s a tricky one, setting up a company for the sole purpose of buying a house is a no go, but if you have a genuine Thai company than that would be fine. Agree this place is awesome!

Think it's important to note that even with a genuine Thai company, you as a foreigner, cannot own more than 49% of said company. Of course if you have Thai family you can just buy in their name - but Thailand has made sure that Thailand is for the Thais, which you can't really argue with

They can be an issue yes, I think termites are not as big a problem for teak wood

Yeah foreigners can't own land but if you have Thai family you can protect your interests with ufustructs and long leases.

Other than being big, it is nothing special. Like many Thai designs a lot of wasted space! Most Thai designed homes new and old have a lot of wasted space and poor flow to the lay out.
