Absolutely…….you aint getting shit for under 600k-750k thats even livable for a family of 4.! Unless you want to be a 1/2 mile from the water. Its all about being waterfront…..you wanna play then you gotta pay! Its ok I found a 1/2 acre waterfront with a dock and a boatslip on stilts 3/2 built in 2004 up to code in Marathon for 655k .It needed a little work but no more than 35-40k$ and now the pool is great the house is great the dock and boathouse are awesome and I can easily get between 3500-3750$ a week for it when we are not there. It can be done😎

I am determined to buy a home in the keys. I am currently renting a tiny suburban house built in the 50's just south of SF with a appraised value of $1.3+ million along side two roommates (you will not find a home under $1 million in the SF Peninsula). Think the Keys are expensive? (jk, of course it is). Career is the one caveat but I hope one day to work from home, something which is rapidly becoming the norm in many industry sectors. Point is, if I can expect to buy a home here, I think it's a logical expectation to manage to purchase a home in the keys on the water. I once AirBnB'ed this one house on the gulf side on key largo and fell in love. It wasn't a big house by any means but had a dock in the backyard. I was in heaven. A backyard which was literally the Gulf of Mexico. Beautiful. I would wake up, open the back sliding door and immediately go fishing. Every day, rain or shine.

I had a friend at the Evergreen State College and his parents had a home on the water in the Florida Keys. He lived in the pool house when he was a teenager. His parents bought him a brand new Lexus and his sister received a brand new Mercedes. Ah to be rich!!
Interesting business idea if you can get in with local real estate agents as I couldn't imagine buying anything without direct water access. Spent a bunch of time Jan/Feb in the Keys by boat this year and most of the area seems to be run down trailer parks and in general most everything is run down other than a few pockets until you get to Key West. Water is really nice though.
I'll be the first to admit that a lot of the areas really look run down from the street side, but we are always surprised when we see a homes interior and water side. Most of the time these little, seemingly run down homes are just wonderful in every way except the way they look from the road!
Seems like they should be called surge zones rather than flood zones. Almost no one inland will buy a home in a flood zone without incentives. But I think you have a great idea and hope you do well with it. Always nice to be shown around by a local and from a better perspective than street view. Great vid and tight lines!
It’s a requirement to have hurricane insurance down there. It’s my personal experience to note that it’s not a requirement for the insurance company to pay a dime. Pretty neat. Ask the timeshare owners of the former Hawks Nest in Marathon how they feel about the HOA and the insurance company. Sad, very sad...

Just did a bit more research and it seems Florida passed a law back in 2007 that allows homeowners with no mortgage to drop wind and flood insurance if they so choose. Probably not a wise decision in the Keys, but if you've got the money to self insure this might be a less costly route for some.
I actually just saw a new house come on the market on the water for 459K. Don't know how long it will be on the market though. You have to be ready and move quick on good deals these days!
Housing is expensive here, but everything else is about normal. Of course expensive housing is based on what you compare it to. Most from California think the prices here are very reasonable! I hope your retirement dreams come true!!
Thank you for your video. I enjoyed it. My family and I will be staying on Key Colony for two weeks in July. We trailer the boat down every summer. Whats your opinion on RV living in the Keys? We live on the Gulf Coast, Perdido Key area and love it here, but were thinking on living in the keys during the winter months in our RV.
We've seen a couple of RV parks that Laurie and I would consider living in and doing something similar. The most beautiful place we've seen is Bluewater Key Resort just outside of Key West. As expected it is expensive, but some of the most incredible RV sites we've seen just about anywhere! By the way we love the Perdido Key area! We have friends that own a condo in Wind Drift and have stayed there with our boat several times....love it!! Thanks for watching!
Really our only experience is with Marathon and we like it here. We are interested to learn more about Islamorada as we think it is one of the prettier areas of the Keys. Key West by far has the most resources in terms of stores and things most other larger cities have, the other Keys not so much. Thanks for watching!
I'm a native Miamian and I've been looking at getting a shitbox down there. Prices are pretty high and sooo are the taxes. So I've been looking for a good trailer lot not in a HOA and with a dock. Still looking, lol
You should check into Key by the Sea RV park, they have waterfront lots you can purchase for around $150k and you can put a fifth wheel or trailer on it....neat little place if you are looking for something small. We know some friends that bought there a year or so ago and they seem to really love the place and the people.
Great stuff Mark. One question, can the insurance estimates on real estate sites like Zillow or realtor be trusted as accurate or should it just be ignored as incorrect info?
There are so many factors that drive the insurance price on any given property in the Keys that I would never trust any source except the insurance company giving you the quote on a specific property. I have seen homes here with insurance under $1000 per year sitting next door to a home that insurance was ten times that amount. There are no "estimates" down here in my opinion, only actual quotes once the property info is accurate and it's use determined....be careful with estimates online or otherwise.
Hello Again! My husband and I (piano teacher) live in Wisconsin. We would love to live in Key West and work there. We are in our late 50's early 60's. But...our budget is $190,00 max. We are preapproved. Beach access is not necessary. We can bike or drive to where we want to go. Is there anything available in this price range? We see things online for that price range, but are skeptical. I've seen 9 of your videos. We have vacationed 4x in Key West. Looking forward to your response.

some land in an area called old town is mostly in flood area zone x, which means it has never flooded in the history of key west, of, course it does not mean it can't ever flood, but for now, flood insurance is not required in that area, most of duval street in in flood zone x, but a few areas of that street is in a flood zone, zones are tagged according to likely hood of flooding

Sure! One million will easily buy a nice place here. As far as how much money you need to be comfortable...that would be entirely up to the person doing it. I think your on to something here. I would like to know about live aboard boat in a harbor but it seems like I can never find anything about that. Are live aboard house boat considered the ugly step child so to speak?
Not here in the Keys! Some of the nicest places here are liveaboards. Like anything else there are trailers and there are mansions....the person living in it decides which it is. Everyone else can cast judgment as they see it, they don't have to live in your shoes. We feel like anywhere we are together is a mansion...follow your dreams!
Gables On The Go I know last time when I came down a couple years ago from Minnesota to the key I asked someone that was working at a eating establishment about house boats while I was having dinner and he didn’t have anything to say about them. To me that sounded interesting coming from Minnesota. I think that is a placed I could set my roots down but again I really couldn’t get an answer about it. Maybe I should have went to a live aboard Maria and had my questions answers and that’s my fault.

When in the Keys check out the power lines,by day squirrels are everywhere but as soon as it becomes dusk they're replaced by rats.As every home has a power line attached rats enter the house.The rat problem is a closely guarded secret in the real estate industry in the Keys,it's crazy how rampant they are but nobody wants to say anything.You want rats?Move to the Keys,they're thick down there and the most aggressive I've ever seen.Real estate people won't tell you and residents are too embarrassed to tell you but the fact of the matter is if you get a place down there you WILL be dealing with rats
In what area of the Keys did you live? It seems you truly had an issue with rats, but honestly we live ocean side, right in the middle of Marathon and do not have rats. The property we live on is three acres in size with grass and trees everywhere. We have never seen a squirrel or a rat...ever. Now on the other hand, we have iguanas, spiders, lizards of all sizes and roaches all over the place, but never a rat or a squirrel. I'm certainly not saying you may not be exactly right about the rats, but we have just not seen or heard of this issue. If I had to say there is one rampant issue that we see the most, termites. They are horrible here!
The keys, where people paved over paradise, killed all the fish and coral with polluting power boats, jet skis and gaudy houses. To think it once was as beautiful as the Bahamas.
I've seen big changes in the Keys in just the last 15 years that I've been coming here. I would have loved to have seen it back in the 60's. But I will admit, we still love it here and think it is very beautiful! Thanks for watching!
Leandro Flaherty Yup, leave it to Americans to turn every naturally beautiful landscape into some kind of disneyesque hell. In Europe people sail, in America they thrash around in gas guzzling power boats literally destroying the environment they are supposedly there to enjoy. It's insane.
Just a suggestion: when you want to show your viewers a house and you swing the camera to the house, you don't really need to move the camera back to your face. Just keep talking and leave the camera on the house. We love your face......but the property is what we need to see for more than a few seconds.
Great point! I'm working on my camera skills, but as you can see we are winging it! Another problem we have is that the microphone on the camera is highly directional and if the camera is not pointing towards the subject you literally cannot hear them. We will fine tune things and I know how to fix these issues...so if you can bear with us a bit longer and we can make a dime or two to purchase better gear...I'll make it perfect for ya if possible! Why do homes cost so much there? Because everyone wants one! If people would spend a year boycotting the keys the prices of the homes would drop quick as hell.
way overpriced housing market that has started to drop recently, but has a long way down to go.. it is like million dollar houses with nothing special 2-3 br.. give me a break.
Location, location, location. The old golden rule of real estate is in effect here in the Keys for sure. It is truly shocking to come from an area of the country like we are from (north Georgia) and see a 2/2 modular that sells for a million dollars here. If that same house was on a half acre in north GA it would sell for $179,000. BUT, that $179,000 is not a few miles from the only natural coral reef in the country, or inches away from the most beautiful water in the country. People buying here put far less emphasis on the home itself and almost all emphasis on the location. And of course, there are very few bad locations in the Keys. Even when rising water takes away the land, people will build it back up and continue to live here as long as Mother Nature allows. If you own a million dollar water front home here in the Keys, you could tear down the house and still have a piece of land worth at least half of that or more. People WANT to live here, so long as they do, prices will continue to increase. If you really want to be shocked at home prices, just get on Zillow and follow the map up the east coast from Miami all the way along the coast and check those home prices. You'll soon find the Keys are quiet a deal comparably! The prices up that way unreal! Thanks for joining us on our channel!

I don't think anyone is an idiot and with a bit of education you might agree. "K" is the Greek abbreviation for Kilo, which does indeed mean 1000 and is based in the metric system. "G" is an American slang term that is fairly recent and has nothing to do with a number, it simply stands for Grand, and in the early 20th century a $1000 was grand, and the $1000 bill had Ulysses Grant on it during that time and now on the $50 bill, and so the term "G"was used. "K" as you use it is even more recent and is used exclusively to describe 1024 bytes or 1 kilobyte. This has nothing to do with money. Prices are high for sure! But...there is no such thing as an overpriced market...the market price is always determined by what buyers are willing to pay. If you go out to eat and you pay $50 for lobster and the place is packed, guess what...the market is right on the money, you might even consider raising the price a bit. If it's $50 and nobody is there to eat, the price of lobster will go down or the restaurant won't sell lobster. Pretty simple. The supply of homes here is low, and buyers are everywhere. The market will adjust accordingly as those go out of balance. Now that being said, I don't buy $50 lobster or million dollar homes.... There's something here for everyone if you look closely!! And no, there is not something there for everyone. You, yourself acknowledge the fact that living in an efficiency there can cost you $1500. A normal blue collar working person would have to hold 2, 3 jobs to live in an room in the Fl Keys. ( Iknow of some out of their minds who do it and others who pay almost all their income for a damn rented roof))
