I would love you to make a video on the steps to safely purchase a lot of land. Do you need a lawyer? How do you check if a deed is valid? We would like to purchase directly from a land owner, but want to make sure we don't get scammed. Please educate us on the safest process to purchase land (buyer will be a PH citizen). Salamat po!

Young man Prince: That was the best representation I have seen in the Manila area. Having been stationed at Clark Air Base, Philippines way back in the day as US Air Force Security Police. I was so accustomed to not wanting to move to Manila. Now, I can give it a second thought. Really contemplating long term stay of at least 1 year to 3 years. Or possible retirement there. Getting close to my retirement years. This video is great for thought. Thank you for educating us. Oh by the way, my days of living in the dorm in the military room space was usually 250 square feet. So, all including the first property is enormous to me. GOD speed in the Philippines.

Nice selection, thank you. One thing for viewers to remember is that these are asking prices, often more negotiable/flexible than in other parts of the world. I've heard a lot of stories - both from tenants and renters - where the final rental agreement was 50-70% of the advertised asking price (compare that to Toronto, where tenants are currently in bidding wars, offering above asking prices on rentals).

Thank you Evan! I love the updates as you keep us updated on various costs of living in some very nice areas. There are a lot of channels that cover the more provincial areas, and we know we can live a more rural lifestyle with lower costs, but it comes with some trade offs. TBH, you can have both a city and province living location and still save money in comparison to the US. Keep those great videos coming!

An interesting video, but why focus on Manila/Metro Manila? My family and I live in Antipolo, Rizal Province which, apart from being only 90 minutes from Manila, provides a fresh, unpolluted environment, with houses at affordable rents. It is at a fairly high altitude so the climate is temperate and enjoyable to live in. We own numerous properties and, for example, we rent out one of them, a four bedroom/two bathroom with a garden to a a family for 25,000 pp pcm. It is within easy commuting distance of Manila and the city provides all the amenities one would wish for.

I guess the difference really is that bangkok gives lower amortization… if i could buy a condo there and place it here i would! Haha… however, the demand is bigger in the phils due to higher volume of people in one place.. also there are alot of chinese employees here working for casinos and pogos buying properties or renting. Also a lot of students from provinces and international wanting to rent in the city… also employee… outside these places… things are way cheaper. Metro mnila has the most over inflated prices for everything in the phils. Outside that… prices get chopped in half or more.. for everything! Las pinas that is also part of metro manila has half those prices… for two bedrooms…

None of these units meet my simple requirements of having split-type aircon and some decent furniture. It’s crazy that the cheapest units in Ho Chi Minh city or Da Nang in Vietnam, at $300/month provide stylish furnishings, hot water in both shower and sinks, split-type aircon and big screen smart TV. I’m looking to move from Cebu to Manila. I pay 27,000php here in Cebu, 500 meters from Ayala Center (best mall here) and I’ve got split-type aircon, a very nicely appointed unit, a great fitness center and a rooftop pool. Shouldn’t I expect that much for twice the price in Manila?

This is not luxury tho. This is, being trapped in a box. Condos are the worst place to live, let alone have a comfortable relationship. I was looking in to buying a condo, and it costs more than what it cost to build a house. They are not comfortable by any means. You can live in a house close to the city for about the same price or less.

@@ajsaces5211 well said. There are compromises one must make to be close to the city. it’s great for a single person that is not planning to have a family. though I plan to remain single in the Philippines, I will still buy a house nearby (through a corporation). The plan is to be totally off grid and hopefully close to a wet market.

I'll still be close to everything at a nice and safe place but save $500 a month doing so.. I would rather have that $500 extra dollars by giving up the best of the best condo /area/located to take little just a safe and nice condo in the city area. . None of them are worth moving into. I saw only 1 Bidet. There was almost no adequate storage in any of the places listed. Most of the kitchens were lacking. If you want 1k a month (50K) peso I would expect a little color coordination with the decor/ walls. A couple things that are annoying about landlords in the Philippines. They have no problem renting you a place that needs some maintenance. Here are a couple things to check. Make sure all the door open and have handles on both sides. Make sure the latches on windows don't fall apart when you open them. Make sure doors and walls don't have any holes in them before you move in. Turn on the water in the showers, sinks, and Bidets. Make sure there is water pressure and no leaks. Make sure lights plug in/ Turn on and are missing no electrical adapters. Use a cell phone light (because it's strong) and flip the cushions on the couches and love seats. Do the same to the bed. Be wary of plastic furniture. It will not support an adult it is for kids, but it is common here in the Philippines. It is easy to break and uncomfortable to sit in. Make sure when you have the talk with the landlord to let them know your tenancy to their condo/apartment/house is contingent on the maintenance issues being resolved before you move in. After you meet the landlord to view their condo go to the front desk and ask them if anyone is renting a room. They will work with you to set up appointments and get your number out there to people who are renting units. These are just a few things I have learned the hard way. As a bonus. If you think the 150k peso you give your landlord will give them enough peso to take care of the issues in your condo after you move in. Your right, it will be enough to fix everything. But they won't necessarily fix anything. In my last condo I paid 181k to move in. I let them know there was pre-existing damage. (A hole in the bathroom door. A window hinge in the bedroom that fell into 3 parts when we opened it. And the patio glass door had no handle on the outside. They advised me they would get it fixed. Here we are almost 30 days later, and no one has even come to look at the issues. Take care and be safe.

I bought a 1 BR condo in Makati , near Greenbelt. I paid $160,000. I have no mortgage. For comparison, 1 BR condo in downtown LA or San Francisco is 3x-5× that price. I sold my studio in Nob Hill (prime downtown San Francisco) for over $500,000. It has 321 sf. Makati condos are still "relatively" undervalued. I think it will double in a few yrs (3-5 yrs) after all the available spaces have been built on and sold. Simple supply-demand principle - in a few years there will be less "new" units coming into the market, but the population will keep on growing exponentially.
