Purchasing properties at foreclosure auctions offers a golden opportunity for real estate investors to unearth valuable assets below market value, paving the way for resounding success in their ventures. This dynamic arena allows investors to capitalize on distressed properties that have fallen into foreclosure, often resulting in significantly reduced prices. With thorough due diligence and astute analysis, these investors can identify promising properties with substantial potential for growth. By leveraging their knowledge of market trends, conducting meticulous research, and calculating risk, these savvy individuals can make well-informed bids, securing properties at prices significantly lower than their true market worth. This advantageous approach not only provides immediate equity but also enables investors to implement strategic renovation or repositioning strategies, further enhancing the property's value. Through their adept navigation of foreclosure auctions, real estate investors can seize remarkable opportunities, driving them closer to triumph in the competitive realm of real estate investing.

That auctioneer probably just made a minimum of $150k on this one. Assuming he’s around a 10% +/- fee 😅
@MRG365.
@MRG365. Год назад
How does the auctioneer determine what the starting bid price will be? He started at 5, dropped to 2.5 and then someone bid 1.5 million. Can you bid any number you like? Could someone bid 100k and win the house (assuming no one else bids), or would the auctioneer say that's too low?
@DoctorDipshits
@DoctorDipshits Год назад
I believe the minimum cost somebody can buy it for is what is owed to the bank. The auctioneer would’ve continued going down until he hit that minimum cost and he would’ve stayed there waiting for somebody to make a bet. Let’s say you have a home that’s worth 5 million, the owner owes 1.2 million to the bank, the house gets foreclosed and auctioned off, the auctioneer will probably start north of 5 million due to the fact that the property is worth that, but will continue going down until he gets a bid. He will stop right before 1.2 million because any less than that the bank would end up losing money. The bank doesn’t care about selling that house at market value, they want to recuperate the money lost from the original homeowner.
@TwoGuysTakeonRealEstate
@TwoGuysTakeonRealEstate Год назад
Often they are given a number to start from the banks. Other times they try to start high in hopes they get a bidder. Many auctioneers get a commission on the auction price
