I would guess that you may have paid about $.30-on-the-dollar for that house. If you did better than that...High-5...Way to go!!

Greetings. You had Scott.J on your broadcast. He had $30k deals for 5yrs at ($677) $875 per month as his model. In your slow flip model. How would the numbers work? Especially for Properties over $100k?

Wondering if you talked about this question in a subsequent QODT(needing to do the slow fit flip when you were buying for more like 100 K or I would even say 60 to 100 K which is common in my area). Please include if you’re paying cash or getting a private loan and those terms as this is key to timing, profitability, etc. Please let us know the title & date of that talk. Thanks

Since the original homeowners are still the primary on the loan, are they still able to borrow from the equity?

I'm looking at buying a house in of course the buyers position in the situation you are presenting. How should I negotiate a deal like this to be in the best position. Additionally, I don't want to be in a 30-year deal.

When you lock them in for 30 years, how do you come up with the interest rate to charge them?

If you get bought out sooner, then you'd would miss out on all that interest. I'm guessing he sticks to no interest to ensure he gets the full agreed upon amount regardless of whether the buyer sells early or not.

@@johngleue it’s an amortized loan. the mortgage was for a certain amount (189k) but once it’s done, he said he’ll get paid out 501k which means there was a certain amount of interest applied if the mortgage originated at 189k. To my calculations that would be 8%. That is the interest that was applied for a loan at 189 with monthly payments at 1395.

@dongonon7168 I'm sorry I didn't realize that. If I had to guess, though, it's something that's negotiable with the seller with the banks' current rates being sort of a base line. But definitely negotiable as everything is.

My business is real estate. I explained to a wholesaler how to buy a free-and-clear $5.5mm clean McMansion (on a 1-acre lot) with seller financing at 2.00% interest rate with no money down. The seller receives $1.1mm at closing from the cash-out refinance at 8% interest rate at a simultaneous closing. Then flip at a $6.62mm price for 10% down and 5.9% interest rate. If you can't sell a house, then you're not doing it right.
