Wondering if you talked about this question in a subsequent QODT(needing to do the slow fit flip when you were buying for more like 100 K or I would even say 60 to 100 K which is common in my area). If you get bought out sooner, then you'd would miss out on all that interest. I'm guessing he sticks to no interest to ensure he gets the full agreed upon amount regardless of whether the buyer sells early or not.
@@johngleue it’s an amortized loan. the mortgage was for a certain amount (189k) but once it’s done, he said he’ll get paid out 501k which means there was a certain amount of interest applied if the mortgage originated at 189k. To my calculations that would be 8%. That is the interest that was applied for a loan at 189 with monthly payments at 1395.
@dongonon7168 I'm sorry I didn't realize that. If I had to guess, though, it's something that's negotiable with the seller with the banks' current rates being sort of a base line. But definitely negotiable as everything is.
