It’s called assumption of mortgage most banks don’t do this anymore if the owners mortgage was fully assumable t the bank records the mortgage to the new owner so he has to pay 💰 the 10k was just a down payment
@@anitas580 he is not assuming the mortgage in this case. He is just taking over the payments “subject to” the existing mortgage already in place by the original seller. So, if he stops paying the mortgage, the bank would go after the seller, as that is the only party responsible for the loan. This is why this type of deal is closed with an attorney so that the seller fully understands that. And the key thing is that the investor needs to be ethical and have integrity and make good on their obligations. In the unlikely case that the investor can no longer pay the mortgage and is out of options, the ethical thing to do is to sign the deed back over to the seller so that they can have their asset back. More than likely they would be in a better position as the mortgage debt would be paid down and the house would have appreciated.
YES, if we stop making the payments, the bank will go after the originator of the loan. BUT, don't forget you have options, you can sell, or just deed it back to the seller. We don't let sellers get hurt because of our incompetence...

We call these types of deals 'assumables' in Florida. And another way to approach this type of deal, if you can, is to rent it until your money out and rent taken in are about equal. Then you sell it. Your ROI will be much higher that way.

First of all, at 16 minutes and 54 seconds you point to a link to another video of yours relating to purchasing homes in land trust but you never actually embedded the link. I’d like to watch that video. If you could go back and embed that link or in your response to this comment provide that link, I would appreciate it. The second and more pressing question I have for you is why are you going to sell the house? It’s a $350,000 house in a beautiful neighborhood, it’s three bedrooms and three bathrooms. You could probably get between $2500 and $3000 a month for the house with a mortgage payment below $1300 per month. $25,000 out of pocket can yield between $30,000 and $36,000 a year in rent and between $14,000 in $20,000 in profit (minus whatever the property taxes and insurance would have been). In addition, you would effectively be stepping into a loan at 2.75% whereas loans today are going for well over 5% and in some cases over 6%. Why is this a flip and not a buy and hold?

good question, if it doesn't sell, the good thing is I've only got $25k in it. We can lower the price, rent it out, or do a Lease Option to a tenant buyer. Either way, we have several ways to get out of it. We do plan to sell it on the market...

A few issues. No WAY your PITI is $1300 on a $350k house. Even at $275000 @3% P&I is $1159. Also you need to be approved by the bank their mortgage company they are with and most of your investors won't qualify. 3rd when you sell you have closing costs in addition to your realtor fee
