What are the benefits of GP plots?
Every plot has advantages and disadvantages.
Benefits of GP plots:
you can buy for less price, you can get more land for less price as far as GP plot is concerned.
if Non Agriculture Land Assessment or Conversation certified (NALA) and Land Regularisation Scheme certificate (LRS). if there are these certificates NALA& LRS, then there is chance to get Bank loan, otherwise banks will not provide subject to verification process and no refund is given if NALA Or LRS process fails.
Drawbacks:
GP plots are Not certified by Government DTCP/HMDA/Urban Development Authority.
hence un Approved open plots,
Banks will not provide loans,
No Basic Facilities provided by Govt or No basic amenities & facilities in GP plots.
Verification & Evaluation is difficult,
Less Demand because lack of approval Certicates,
title or ownership is not verified,
Zone is not verified,
May not be feasible for Construction.
Risk should be Born Or taken by plot owner,
Suggestions: Verify Certificates NALA and LRS or BRS,
Less Safe & Less secure,
Also Verify Zone, ownership, Title, Take Legal Opinion,
Approach DTCP/HMDA/Urban Development Authority before you buy,
If you want all certificates on Open plot better go with RERA projects (Real Estate Regulatory Authority),
also You can go with DTCP/HMDA for safe & Secure investment plots.
