Many people assume if they need more space, the only way to get it is to extend their house. This can lead to unnecessary expense and often doesn't address layout issues in the existing house. I was asked to advise a client who was considering buying this house in England. They wanted to get more bedrooms and wondered if adding another story on top was the way to achieve this. Their budget would not be enough for such a construction so I suggested an alternative design, altering the internal layout of the house. I was able to get two more bedrooms without a house extension.

I refuse to look at a house that doesn't have a garage or loft. Life comes with clutter and clutter needs storage. Things like lawnmowers, kids bikes, xmas decs etc all have to go somewhere.

I agree but compromises have to be made when altering older properties. This house has a large garden, further up the slope at the rear. It would be possible to store things in a shed

Is open plan desirable in your view? I'm looking at a new build idea with a central stairs. The living room, kitchen and dining wrapped on three sides.

Keep the fire regulations in mind. Will the topmost habitable floor be more than 4.5M above the ground?

Great video Neil, scary to think 3k per m2 is the norm now. Have you ever experienced an end terrace being demolished and permission being granted for a replacement new detached house? Our architect and planning consultant both say it's possible but I'm sceptical and would appreciate your thoughts.

So looking at your redesign I'd be concerned about too many doors, especially a front door, coming into the living room. So sticking with your new layout I'd have moved the main door to the other side, coming into the breakfast room along with the entrance to the garage bedroom. Thus you're creating virtual corridor into/through the breakfast room and only having the door to the stairs in the living room allowing for better tv / sofa placement. Would that have been possible?

That only works if the stairs comes into an open plan space, so occupants of the attic bedroom can escape directly. Fire escape routes can’t go from a room to another room. The current layout doesn’t need to comply because it predates the regs.

It's clever what you did but you can't realistically open up the front door and turn that foyer in to a living room - that L shape can't house kitchen/dining/living if it's the main entry way too

i never understand why people purchase a bungalow to convert it into a house why not just buy a house

I’m afraid so and it’s plus VAT for an extension. If you want things like underfloor heating, marble worktops, aluminium glazing, hardwood floors etc it goes up to £5k - £7k + VAT per square meter

​@@RealLifeArchitectureI don't know how that could be. We're looking at a project to convert a bungalow and want all those things you mention. At 7k per meter + vat that would be 1.7 million for 200 square meters. Our budget is a fraction of that.
