Yes.... Use drone to film condition of roof, make sure vinyl siding actually overlaps correctly in shingle fashion especially if it was partially replaced, record slope of garage with a slope app to make sure it slopes down, run shower then turn it off and go to other side of wall in adjacent room and do thermal camera scan to check for leaking

Very good information. I’ve never seen an electrical panel on an outside wall. That is just nuts. Two words for that place. Money pit.

Probably half of the main panels are built on the exterior of the home. All of the main panels in California are built on the exterior for a good example. Better weather though for sure.

As a HVAC tech when you have a heat pump fan coil with electric heat if there is breakers with heat by code you don’t need a disconnect.personal I will use a disconnect so I don’t have to find the breaker that is never labeled when it’s time to change it out

Yikes that's a lot of different moisture problems. Amount of mildew in the grout almost guarantees there's something wrong there.

How old is the building 1970? That would make the roof 50 years old. Two DIY or inexperienced roofs and windows and no attempt to fix the landscaping or minimize water intrusion. At first glance you said there’s no attic. Later in the video you are checking the attic stairs? What’s the prices of homes in the area?

We travel an average of 30 to 40 min to jobs daily. Our inspectors complete two jobs a day.

They can be used across the board. They are standard deficiencies we find on all our properties.

How do I get certified for phase inspections?

There is not a certificate for phase inspection in Texas. I recommend checking out RETS. They have some good classes this year on it

Are buyers able to do an inspection alone and not use a company?

100% yes. When you sign a contract for your option period. You sign allowing inspection of the property in 7 to 10 days. This means any inspection.

@@AActionHomeInspectionHouston I don't think that is what the comment was asking. Yes, the buyer can do an inspection by himself. However, he is going to miss a whole lot of conditions in need of repair. Twenty years as a TREC inspector, I've seen a lot. Every time I want to say I've seen it all, the next house produces something new.

No one inspects anymore if you actually want to buy a house these days. You nit pick you loose AND no one will use you as an inspector in the future.

First, the story. In the '50s and '60s, we got a large part of our copper from Chile, Anaconda Copper. Mid '60s, a leftist coup installed Salvatore Allende at the top. He nationalized the copper mines and drove the price up a lot. Homebuilders responded by using aluminum wire. In the early '70s, a CIA-backed coup got rid of Allende (We used to say, "Allende died so your phone wouldn't.") They installed their favorite brutal thug, Agosto Pinochet, who invited Anaconda copper back and all was well, except for the Chileans of course. Aluminum has a higher resistance to electricity, so it heats up more. The resulting thermal expansion can cause the conductors to creep away from the connections and cause shorts, and fires. Ways to mediate, in order of decreasing cost. 1. Rewire the house 2. install special pigtails at all connections 3. Install special Colar-rated switched, breakers, and receptacles 4. Have an electrician over periodically to test all the connections 5. Have an electrician over if the client notices brownouts or flickering. I inspected a house that had the most unholy trinity; Aluminum wiring, no smoke detectors, and burglar bars with no gates over the bedroom windows. I told him, "Go ahead and buy the house if you like, just don't sleep in it until you fix two out of those three issues."
