I went to St. Louis a month ago but, I really need to go back. Talking about waisting time, I did not contacted you Jacob just because I was not really clear of the renter's demographic in St.Louis. Every time I try to read markets reports most of St.Louis out skirts for example Creve Coeur is nice area with good schools but," %87 of folks they own their houses".. I was thinking that perhaps the St.Louis Botanical garden area would be a good spot for renters but,... I am little confused. Thank you Jacob for give in us some clear aspects of the St.Louis market, it really helps me to brainstorm.

Be prepared to compete with househackers in the area who are more than willing to outbid you over the asking prices for MFHs. I invest in the area and have to shift gears as soon as I had a clear picture of the market in STL.

Definitely don't think the current rate prices are increasing is sustainable, but also have no idea how things will go in the future - whether it's a crash or just slowdown in the market. Currently still very busy and extremely frustrating for buyers because there's still a ton of demand
