Damn, you Americans are so primitive home construction wise. Here in Romania we use ceramic or metallic shingles and they usually last for 50+ years. I always see "fixing roofs" as a part of life in American movies. We rarely fix roofs here. If the roof was normally installed, then redoing it is the job of the person 50 or 70 years down the line. Well, houses are usually made out of garbage in America altogether, that's why hurricanes pick them up like they're nothing...it's inevitable when they're made out of sticks and boards...

How can you trust a roofer to tell you whether it's time to get your roof done, when that's how he makes money. One nail pop and it's time to have your roof replaced.

I'm a roofer.if I climb up on your roof,and there is enough evidence,I think it's my job to tell you...cause if someone else informs you of that,you will be thinking,"why didn't he tell me that?"

You normally trust the guy that tells you 90 % of the time you don't absolutely need a new roof it's just at the end of it's life and heres what you can do to get it to last 3 4 more years out of it if you absolutely need to...

When I build my house 23 years ago, I have a choice of three qualities of roofing shingle. They were presented to me as 20 year 30 year and 40 year I choose the forty year one. Looking at it I can’t see any defects I’ve had, and I’ve had no leaks.

Thank you!! For explaining the difference in what IS covered (weather, hail, wind) on an insurance policy and what is NOT covered (age, wear and tear, bad install). There is BAD info from roofers out there, which aids to insurance rates improperly inflating. Thanks!

Just curious as to how bad info from roofers would inflate insurance rates? Claims from weather events are increasing rates not bad information from roofers. Your insurance company decides if they cover the roof replacement not the roofer.

Do videos on bad tile roofs. Shingle roofs are so commonly damaged and ready for a replacement but tile roofs can look fine and dandy but be in the same condition as shingle roofs.

I'd also like to see a video on what questions to ask a roofer when getting a quote. I see a lot of roofers just putting on shingles and not the black paper underneath it.

In Maryland and Virginia it is code, and if a roofer ever installed shingles without underlayment, he would be in trouble, also drip edge and ice and water shield, ice and water shield along the eaves and in the valleys. Even where that is not code that should be done for “best practices”

Some personal tips of mine. You want a synthetic underlayment specced. Not tar paper. Ice and water on first 3-5 ft of all eaves and rakes, and valleys. You want a good shingle - you can research around, but common ones include OC Duration and Certainteed Landmark Pro. You want all pipe boots and flashing replaced. You want gutter apron on all eaves with gutters and drip edge on all eaves without gutters or all takes. You want chimneys or side walls step flashed and counter flashed. Old shingles should be torn off and bad decking and fascia replaced. And important to get it in writing that it will be installed to manufacturer spec and comes with 30yr+ material warranty. Prevents installation shortcuts or warranty will be void. Some provisions for tarping the roof if rain happens, and hauling off all debris. And I recommend companies that have employees not subcontractors.

We bought a home which had the roof replaced in 2018. We recently had a hail storm and insurance gave us money to replace the roof. It doesn’t seem that bad and was considering putting it in a 5 percent cd. Would that be a huge mistake? I’m wondering if the cost of a new roof on subsequent years would outweigh the cd with 5 percent annually for three years. Any input would be appreciated. Thanks

Out of curiosity, do you have a video on how much ventilation a roof needs? The windows installers I had are blaming the high humidity on the attic, which may not be properly ventilated.

It depends on which part of the country you are in to determine exactly how much ventilation is necessary but if you are in a place like Florida with high humidity then ventilation is arguably as important as the shingles them selves.

My roof is about 20yrs old (2 story house) and i have a silver truck that when parked in driveway after a rain my truck is completely covered in the grit from shingles, this has been going on a while and gutters are full of grit ... i think it's time for a new roof

I think it's a Nad idea to devalue home by removing top of chimney because you don't use fireplace often. If you are going to re shingle, baby tins and a proper step flash (surface mounted or regleted with quality caulk will do all you need. People also don't inspect and maintain the most important part of a homes' envelope - the roof!

A lot of chimneys were just furnace outlets. My new furnace vents right out of the side of the basement because it's much higher efficiency. There is no fireplace, so the chimney isn't used anymore.

Your shingles are your “roof”. If your decking is sagging, it needs to be replaced next time the shingles need to be replaced, unless it’s leaking then it needs to be fixed now. Hope this helps!

I've been all over California, lived in San Diego, and have road tripped from Death Valley to Lake Tahoe to the Redwood Forests of the North. Compared to the midwest and south, the weather in California is pretty mild (except for your crazy wildfires!)

Jake, most of the time re-flashing a chimney is a fairly complex project and I would recommend letting a professional do that!

Should your roof sag when you are walking on it? It was wet and rainy, if that matters. I've had a slight leak in the ceiling under roof. And one spot is visibly sunken in. Sounds like I need a new roof?

the decking is bad if it’s sunken which means water has got under the shingles which makes sense why u would start to see a leak. you might want to try calling a public adjuster and see if it’s worth filing a wind, hail, or rain claim before buying a new roof.

I file a claim for my roof n was approved. But when they send me a check it’s was Actual cash value instead replacement cash value. So I call them n ask them why I got ACV instead of RCV. N they said when I file my claim my roof was over 15 years old n I only get Actual Cash Value. They said in order get RCV I must file my claim before 15 years roof. Is that true???? Thanks 🙏

Poor, inadequate roof vetilation can cause the decking to sag. If it is just one spot, it is probably a leak. If a whole section of the roof is sagging, it is probably lack of adequate ventilation.

My contractor says the sheathing on my house is in good condition but is too thin to support Timberline HDZ® Shingles. Is he telling me the truth or trying to upsell me into replacing all existing boards on my roof? I am not located in a hurricane prone area and the sheathing been on my roof for 60 years.

You should check with the manufacturer, but TYPICALLY this is the rule: Roof Sheathing Code Requirements The minimum requirement for roof sheathing is ⅜” thick. There is no upper limit on how thick your roof substrate is.

Old boards get brittle, and won't hold the nails well enough in high wind areas, but they stand up to poor ventilation better than OSB does. There are better shingles out there, like Malarkey Vista, and Atlas Stormmaster. Both are class IV impact resistant.

The name of the roofing system is called “Sun City”. I don’t have a problem with them, but they are very expensive and you need to live in a place and have certain conditions correct for it to even make sense to be installed. I would lean more to have a regular roof installed then have PV Panels installed over it.

That's impossible to know without knowing the size of the roof, the extent of the roof deck damage due to the leak, the pitch of the roof, whether there is one or two layers of existing shingles to tear off, and what type of shingle they were selling. Its very easy to spend $10k on a roof for an average house in this day & age. $10k is not a shocking figure at all. To get peace of mind, call around to reputable contractors (do your research) and get a couple of quotes to compare pricing. Then you'll know.

I don't think it is necessarily a bad thing depending on the circumstances. Putting a metal roof over asphalt shingles that are still sound with no underlying problems can actually help dampen the sound from a metal roof. On the other hand, putting a metal roof over shingles in bad shape with decking damage could be a huge nightmare.

Concrete roof is the way to go , it can last for up to a century. It’s one of the most long-lasting roofing materials available in the market, and yet I don’t understand why peoples still using this crap to build their roofs . A concrete roof is storm , hurricane and fire proof . They generally low maintenance, meaning they are easy to clean and aren’t too difficult to access.You can even host a party on your roof :) . I never understood why American are using this crap and keep waisting their money on repairs and replacement every 5 to 10 years . Very stupid

Depends where you live. Some HOAs don t allow metal standing seam roofs because it detracts from value of neighboring houses. A metal roof is not a benefit when trying to sell your house.

I installed a Divinchi Polymer slate roof and it is beautiful and has a so-called lifetime warranty but should be good for at least 50 years. The house had an asphalt roof that was put in 1970 before the energy crisis. I had to repair 2 valleys to extend the life of the roof 10 years. It lasted 51 years and looked good. On my mothers house A premium timberline asphalt roof Is 25 years old and starting to look terrible with streaking and will probably have to replace it in 5 to 10 years never again an asphalt roof.

Walk around your roof every two years with a can of black jack and old paint brush. Insurance companies will but you on a black list after they drop you for making a roofing claim. Life in Florida

LOL Old video, but poor install causes blisters. Bahhhh. NO IT DON'T. Things that can cause blisters is faulty shingles or inproperly ventilated attic. The act of installation does not cause blisters.

As someone who owns a roofing business, I agree! Shingles are meant to take ALOT of damage. Just because it has some dings or granule loss doesn't mean it's in bad shape. Alot of roofers have convinced entire markets that a liittle damage means you need a new roof

Kris, it’s likely the upfront cost, just like with slate, tile, or cedar. Most people don’t live in a house for 50 years anymore so that kind of investment is obviously much more expensive. In your experience, how much does a concrete roof on a walkable pitch normally cost per square?
