Thanks Arjun!! Excellent video.. looking for more. I have read all your research articles and it was a wealth of information. If I may ask for a suggestion - I have recently bought investment property in Rockingham council. Looking for the next IP however my max limit is 525k. I was contemplating Townsville, Rickhampton, Adelaide and Toowoomba (Toowoomba has gone past 550 and would be difficult to stretch). My objective is to invest where there is potential to double price in 7-9 yrs. Adelaide has already in the peak cycle, not sure whether it has potential to double. In this budget and with the objective, which of the above one would you suggest?

This was a great watch, Thank you. What are your thoughts on somewhere like Elizabeth Park or Elizabeth in Adelaide compared to Townsville in terms of growth opportunities. I’m comparing both of them at the moment and just trying to decide where. Only drawbacks I’m seeing with Townsville is I’m having to go further out of the city centre to get something of value.

Hi Arjun, a friend recommended you. Just started watching your videos and learning heaps thank you! A question with Townsville & Rockhampton, wouldn't flooding risk be a problem (in terms of both physical and also potential deter people from living there)?

Thank you and glad you’re finding the videos of value! It’s a great question. It hasn’t deterred people from living there. Both the cities have large population sizes as regional centres. Also, floods occur in Brisbane, yet many people live there and continue to migrate there. Another thing is will be something that protects, due diligence will help you stay out of those areas where the premiums are spiked within these respective cities. There are also specialist that keep the prices in that 1.8 K to 3K amounts. Dropping gems Arjun! I'm looking to enter QLD with a 400k budget. I've read your latest report and both Townsville and Rockhampton have a score of 5.0. I'd like to buy in both regions (1 now and 1 end of the year) but I don't know which to get into first? Rocky seems to be further in it's growth cycle so may be appropriate to buy there first and then TV later? 😊

Too kind my friend! A $400k budget is super competitive, however if you persist you’ll get there. I’d hunt in both to be honest and get the first one that passes checks that lands. Don’t be afraid of stuff that needs a little bit of love with cosmetics too, as that might be your ticket in. Both are moving so quick that the $400k won’t be around longer

@investorkit legend, great perspective. With Rockhampton going nuts in the last 5 years doing 60%, realistically does it have much steam left for the next 2-3 years to do another say +50% or am I dreaming?

Tea tree gully seems to have had almost zero growth pre-2020. Why do you determine its likely to keep growing post covid too?

It’s actually kept up with long term Australian growth rates over the last 25+ years. It’s been one of the best performing council regions for the last 4 years. Like all markets it had its slow period prior, and now it’s booming
