Yes, very interesting. It's the first time I hear about this. So, if I'm understanding correctly your main job is to find good deals and motivated sellers on one side, and good buyers on the other side... how or where do you find these deals and buyers, I wonder?
how do you guys address to the seller, about a buyer when supposedly you guys are the buyers? like if the actual buyer wants to walk and check out the mobile home when the seller is around how do you let the seller know a buyer iscoming to checkout the mobile home? when you guys already made one offer he accepted? thats where I need help so I know how to clarify if the seller asks. I have a couple questions. What are some issues that will make you walk away from a potential purchase? It says that mobile homes lifespan are about 30 to 40 years with that being said would you purchase a property 30-40 years old knowing the bluebook value is super low? If you were to rent it and a fire occurred destroying the mobile home how much would the insurance pay out?

So I'm a bit confused is there a difference between a real estate brokerage license and a mobile home brokerage license? Also what are the differences in the contract? Do you guys share your contract? Does that contract work differently in other states? Do you use a title company or a lawyer? Great video but there are alot of wholes in my understanding if wholesaleing mobile homes.
Keithtric Cottrell we go into this in our program. There is a difference between the two but some states will allow you to get one license that works for both. Dealers license allows you to buy and sell mobile homes. Brokers license allows you to work on behalf of a seller and buyer...you are finding a buyer for the seller and charging a fee for your services. We do share our contracts that work across the states. We are not attorneys. It doesn’t hurt to have them looked over but a lawyer in your state. We don’t use a title company. We use the dmv or mvd.
If I was a buyer looking to buy one to rent or flip and I found a deal what would stop me from checking out the property myself and realizing it's a wholesale and then skipping the middle man and using the middle man to find me the motivated sellers....i could contact the seller directly and offer them a touch more in cash if they wait for the 30 days to go up...

When you contract on the deal with the seller are you using the standard real estate purchase and sales agreement to put the deal together? Or would you use an agreement more suited for mobile homes? If so can you suggest where to get this paperwork?
Big Bro we suggest going through our program as we have every contract you need to be successful. The standard real estate contracts hold no weight with mobile homes in parks in a court of law.

What if you get a buyer and he/she is slick and checks the property out and decides to skip the middle man and wait until the 30 days is up....that way they can buy for cheaper and the seller makes more...leaving you in the dust and you did all the hard work negotiating and finding the property.

If ur the middle person/wholesaler, how do u get ur fee? Do u have to be at the closing and the buyer pays u entire amount ? And the Wholesaler gives the difference to the seller? I am wondering if I could wholesale virtually, or do I need to be there to collect my fee?

What do you use to know the value of a mobile home? Is there a Kelley Blue Book for Mobile Homes or do you do a market analysis like in R.E. for regular homes, whatever they are selling for in that area?

You’ll need to do a ton of research on your own when just starting so that you can have a really good idea of who your buyers are and what the good/bad opportunities in your market are. Mark Savage basically getting your seller to agree to a number you’re both comfortable with and then getting the buyer to purchase at a price point you’re both comfortable with & getting it all on paper with signatures legally. No we don't. A standard wholesale contract is typically representing real estate. Since mobile homes in parks are considered personal property our paperwork is different. Did this answer your question?
