🤣🤣😂😂😂 I watched this video at least 15 times yesterday..! (May 15) Got on a cold call (May 16) The conversation went damn near word for word.. It felt like I had a cheat sheet.. Contact signed!! Thanks Max
I thought it was funny that Casey is the one asked him about all he had done on the property regarding repairs and that was the info he used against his original $25,000 offer.
Gold nugget. Letting the owner repeat back multiple times the the damages on the home so he understsnds the severity of the situation of the house. He is more inclined to negotiate on price.
A good way in my opinion to do this is to ask about damages and what has been fixed somewhat early in the call but leave out a key fixture I.e. the roof in this case. For others you might leave out new doors, bathrooms etc just so the owner can hear the bad that comes with reminding you about the good.
Max - a great line to use to gauge motivation on the phone is ask the question "I can't guarantee I can pay $25,000 for your property, but based upon that should I still come take a look?" If they say yes, that means they are willing to take less than the $25k. Keep up the great videos, I love them.
The call was really smooth didn’t sound like a sales/telemarketing call at all. Think he did a good job setting up expectations and gaining credibility.
I would love to see this type of call from beginning to end. Meaning, footage of the appointment they had on Friday, follow up calls, and then when the deal is actually closed. This would give us a detailed view of how a cold call can lead to closing the deal. Thanks so much for your content!!
This is incredibly valuable. It's easy to say that someone is good at sales, but there are so many aspects to a sales call that I think we can always be improving. Thankfully videos like this exist so that we can all learn.
Casey would be a beast to have on anyone's team, his tonality and sound of his voice is perfect for lead management. If he's "new" than man shout out to your hiring process.
This was a great breakdown about how to pick up tones and nuances in a sellers voice during a call. I like how the investor took his time, asked the right questions and didn't jump at the bit to hurry up and respond. Please keep posting examples like this. Very useful.
Watched this 2 days ago, cold called a property today and now waiting on the contract to be sent back signed. This single video changed my cold calling experience and took so many key notes from it. Thank you Max, I can gladly say alot of my progress has been due to your education. Keep the amazing content, We Got This!!
Great call. The seller was stern in the beginning but the specialist broke him down with subtle reality and made him flexible. I did notice the sales rep just as max stated didn’t build as much rapport, personal wise. But his honesty and gentleness was enough to sustain and acquire the lead. I give this a solid 8.5/10, maybe even a 9. For a noobie is this would normally be boot-shaking. More of these definitely, Max!
Do more of these plese max. Im a newbie and any cold calling breakdown/critique is awesome. I plan on starting today once i skip trace some addresses. What i learned from this call is how chill and laid back i can be when speaking to sellers
Of course how do you talk to your friends? that's how you need to talk to these people, all while keeping it professional....I started a little bit more than I would like to, but stayed on track and it worked out in the end
I started working for a investor and I’m currently cold calling this is exactly what I needed! This is really good content, and that guy for being new did an amazing job! You should definitely do more of these!! 🔥
More! More! More!!! Casey was awesome! Loved him tempo, his friendliness, his professionalism. If he's a rookie, I can't wait to hear his calls when he becomes a PRO!! 👍👍 This was a great video Max!
This was just the video I needed 🙏🏾 I’m just starting my real estate journey. I went driving for dollars yesterday. Now to skip trace and start cold calling. Thank you for the motivation and keep up the good work!
Going through my very first cold call list & I came across a customer in a similar situation. Based on this call I made so many mistakes but I'm so glad I came across this video! This is GOLD!. PLEASE continue to do videos like this! I appreciate this content. ( I still got the appointment) but couldve went about it another way! Thanks!
That was really good. I like when you pointed out the pain points. I have talked to sellers that said almost the exact same thing. I need to learn how to ask more questions. I am closer than I thought! Thanks Max!
This was so great! I have been out of this business for a few months trying to catch up financially. It's been rough! But I have remained engaged by listening and watching podcasts and videos. This is the best I've heard so far. Max, thanks so much for great content. This was the most helpful call I've heard. I have listened to this 6 or 7 times and I get something valuable every time!
Really got a chance to see how these convos should go and steps that need to be taken. I am a visual learner so being able to have this call as a training” so to speak is very helpful tool for a beginner like me in the Greensboro area. Thank you !
This was so helpful! Thanks Max. Just started a Real Estate company in Milwaukee Wisconsin. Closed 3 deals our first month! Can't wait to network with you one day. Optimum is the company!
Soon Valuable! The MaxNation have spoken 😀 We want more ! Honestly so hard to find such Real real stuff , others talk about the talk but Max Walks the Talk !!!! Keep Maxin, Styling and Profiling Brotherman!!!
I just recently found you a couple days ago & is learning some things already. You really teach all that you do & not afraid to truly share the knowledge. I luv it! ♥️ I really do appreciate what u do. Thanks for sharing the knowledge & really breakout down & making it easy for us green folks to understand. Even the video where u broke down the prices of everything u paid to install in a new fixer upper, like bathroom, microwave, flooring etc...ur very detailed. You're the best! Thank you so much! So glad I found you 😊!
This gives me a lot more patience and ease knowing that it's just a phone call and I'm not gonna fall off a cliff if I don't know what to say. I've been cold calling before, but now this just gives me more confidence. Appreciate this video Max! Please keep doing these!🔥💯
He'll yeah!! Thanks for this. I really struggle on the phone and it was good to hear how the convo can naturally flow and what to address when the prospect is frustrated. Thanks Max!
Love this Max!! Appreciate the gem you dropped about building repor and the way Casey was trained to ask for a number then ask what needs to be done ... then use that as a reasoning as to why that number won’t work . Keep it up !
I liked how Casey stayed calm while the guy kept saying he wasn't going to entertain low ball offers but after a while the seller understood he was talking to a seasoned pro that knew wat he was talking about. LOVE IT.............
I did learn a few lessons. 1. To have a nice conversation, allow the customer open up. 2. Listen to pain points: see what time line are they looking at to do with the property 3. See if they have the time to make changes to the property I enjoy these key points. Thank you.
Thanks so much for this lesson! I’ve been banging my head a lot on cold calls every morning and this absolutely helps out so I can get better. Thanks a lot Max!
Loved it! Please do more of these cold call reviews. I learned that it's a process and to have your main goal to book a one on one in person inspection with the other party. It's very important to set expectations of what price you will be willing to give and get why. IE we are investors therefore we renovate and either resell or get someone to rent therefore we need to be able to make a profit in order for us to make an offer. Also figure out pain points, an approximate cost of the house in that area, what renovations need to be made, how much is still owed on the house, and any back taxes owed. Let them know that they are in good hands and the benefit of what you bring by closing with cash in hand.
Yes please!!! I would love to see more! I learned so much from watching this! Figuring out pain points is not as hard as I thought it would seem. All you have to do is listen!
I really enjoyed this, thank you. Some ah-ha moments for me: Sometimes inbound calls while driving or something we do have the addy on hand so saying "status of the property?" is fantastic to keep flow of the beginning of the conversation. they seem to usually know what property you're referring too lol Getting straight to the point on being investors and we are buying to make money is very important. Also i really liked his tone his relaxed slow speaking. talking too fast make ppl anxious so great job guy. my little 2cents to add would be narrow down what he needs$ vs wants$. sometimes asking what they NEED the money for can lead to some great things, they need a car or need to move or something. so if all they need is a used subaru, what kind, what year, (get them to imagine they are driving that subaru) "if i gave you this $ to buy that car would you take it now?" (set appointment) much love ya'll help them
Valuable information. These videos are so helpful on what to focus on during a conversation with a seller. We appreciate these New Cold Calling videos hope to see more soon!! You motive us with each video more and more because we feel a little more confident in what we are doing!!
Got a lot of valuable info from this. How to control the call. Dive in on the pain points. Definitely would like to see more of these Max. Great work!!
I REALLY appreciate hearing an actual call along with your feedback! These go along way towards helping me feel more comfortable with reaching out to sellers and with the flow of the conversations.
Shalom Max , Great Video I See You are on Top of Things at your Office. That's What's Up !!! Go Hard !!! It's the Only Way to Get things Done. Much Love Fam. Peace
Hey this is some real good content. Please keep posting more calls like this. I'm implementing some things I've learned today. One good gem I learned is how he mentioned he isn't getting a friend discount on contractor rates. So therefore the seller is prepared for a lower offer.
Very helpful and appreciated, Max! Gems - just pointing out what to ask or say, including how to build rapport (whether or not actually asked/done on this call) along with the live example goes a long way. Thank you.
I like having your comments to translate what's being said. Your input is extremely helpful. Cold calling takes confidence and knowledge. I will reflect on this when I'm making my calls. You're doing a very good thing. Thanks!
Thanks, Max. I learned to be calm and let the conversation unfold. No need to rush. Take your time and listen. Allow the seller to explain his/her reasons why they should sell. Much appreciated.
the call was smooth as curned butter. when M squared said something about dude could have gone deeper into the mans personal questions, was he referring to the questions about the conractors, etc.? appreciating the content in 2021!
Yes this is something I need, I could use this as a map to make sure I’m not over looking questions that could have been answered. With Francisco being a Realitor and flipper, this could make the seller be more at ease as well. Everything is done professionally in the eyes of the seller. Wonderful
Thank you Max 🤗😍 my husband is talking about me, I'm addicted to your videos like my ship just roll in. I'm waking up listening and going to sleep listening,God is truly giving you the power to help others, and how you will and shall receive the harvest as you plant good seeds. Thank you for sharing I will send my seed your way my brother 🙏👊🙏🙏🙏👊👊
I like how he hooked the guy in by getting a contractor out there to look at the property. So that makes him want to stick with selling the house. he’s going to be looking forward to Friday then you hit him with reality and experience to get him to come down and get a great flip🙏🏾💪🏾
Hi Max! Thanks for the Live Cold Call! I learned so much but two things that stood out to me were 1) in the beginning you inferred frustration from the seller by noticing his deep breath/sigh! That showed me the silent communication signals involved in negotiation. The second thing was making sure to explain to the seller what you do and the fact that you don't buy homes at retail price so that the seller has a better understanding of the situation!!! Thank you for the lesson!
Great series, I do hope you continue these episodes. Learn a lot on being fluid within a script and making both sides happy with the end result. Thank you
Everything about this cold call, spoke volumes to me. I'll probably watch this a thousand times. I'm new to this and I really needed to hear this!!!! Great stuff
Great video. I like how he build relationship with the seller which helped with him negotiating the lower price. He was calmed and actually joked a few times. Definitely do more of these.
I think this is what every investor needs especially the newbies.. it give a sense of calm before you tackle something your not use to.. this was definitely helpful full of good stuff.. maybe one of the most useful videos, because it's real world investor conversation with a prospect seller... good stuff Max!!!! Always sharing them gold nuggets... thanks!!!... God bless!!!!!
If cold calling isn’t your style, I’ve got a video that shows a different approach to getting your first wholesale deal without competing against tons of others. Might be worth checking out!
