Alright everybody who reads this, I work in the courthouse specifically in Estates which is Probate Court. He’s right. People do come down and look for homes in probate proceedings. Also like he said, LOOK THE PART. Don’t come down there with your pants hanging off and etc. Put on your best even if it isn’t much. This is from one black man in the courthouse to another black man or woman. You’ll see a difference trust me.
Bellwether Inspirations I suppose it’s dependent on the state and/or county you are in. You can always ask the front counter for the most “recent” probate files or just “open” probate files. Which is good because they’ll literally just give you a stack of 20 at a time. Side note, I’d check closed estate probate proceedings last simply because everything has been handled outside of us. Also, if handled with an attorney they’ve already settled real estate. Please ask more questions. I’d be glad to help.

That is called mentorship. The best universities bring in people currently working in that field to teach. Public universities dont do that. Gov/socialist tax payer funded phones and gov schooling is trash, its a capitalist free market competition out here.

My gift is creating a business and managing it like my part time business of private transportation. I transport product for small business owners and have my own clients I take to work with clients who call me when they fly in. Stuff like that but I wish I could do real estate. I'm a licensed realtor and investor, we get mail every other week from wholesalers trying to buy my properties or my clients homes. this process works but most houses have mortgages on them, where it will cut into your profits or render no profit at all. the key is finding someone desperate to get rid of it, probated/inherited and little to no mortgage on it. if you can't handle all the work it takes, try slow rolling, buying a property to fix up, live in it for a year or two and rent it out or sale. if you have okay credit, you can buy HUD homes for as little as $100 down + prepaid costs. borrow from your 401k, use that tax check to buy a home or towards downpayment. check your local city-county to see if they have credit counseling and down payment assistance programs. just get started
I would ask why not? There's no penalty for borrowing. we've done it for 2 homes. its paid back in 1-5 years through and automatic payment plan or lump sum. Now if you withdraw that's another story.
you can search homes at www.hudhomestore.com, you will still need to get approved through a lender but only an authorized agent/broker can submit bids on properties for you. And if you're buying a home to live in HUD will contribute towards closing costs.
I'd advise against borrowing from a 401k as well. Also with the 401ks im familiar with you can only borrow $$ to put towards your first home & you have to pay back the borrowed amount within 90 days to avoid a penalty.
Ton Robert because its empowering to listen to someone who gives you little crumbs of wisdom which you can then use to expand your imagination on how to create income in ingenious ways. When I was listening to him I could hear that hr was planting seeds in our minds...not about real estate really...but about the fact that we can't rely on any institution for financial security. Its up to the individual to follow crumbs of knowledge to the source and then give back to the community. When they interview celebrities its all fakery. The point of celebrity is to sell fantasies so everything a celeb does is contrived and a lie basically. You can't learn anything from lies except how to lie better. By now we're all Oscar quality actors the way we lie at work, lie to our spouse's , lie to our family...so that kind of content is not that enriching.

That is 100 percent correct - They have have the knowledge but they only tease you with enough information and continue to ask you to pay their business a fee, which they are well within their right as a legal business owner but we know that its a professional scam to some degree. Any business we may be interested in starting we just have to to the research and look for information like Mark is giving and keep learning about it, and find our way to success. The most challenging parts of real estate can be mastered by knowing the markets you want to do business in. Its work but it can be rewarding. I held a real estate license under Long and Foster - they want to many fees paid and want you to work to long and hard to have a fair commission without them taking all the money for your sales. I am looking foward to starting my own company.

My aunt use to do the SAME thing (Section 8) rentals for YEARS!! She said JUST like him, it was the BEST and EASIEST money EVER!! Pus Section * inspects EVERY year and ensures the tenant is not damaging the property.

Thought I would share my notes with you guys cuz these interviewers are brain dead and kept interrupting: Home investing 1. Find a deal 2. Find Absentee owner (owner doesnt live there, motivated to sell) 3. Looking for low to medium income housing 4. Property tax assesment website, u can find out who owns a certain house by the mailing address, if address is different its absentee owner 5. Go on google maps, find the street, all of the houses will pop, just put in street name 6. Reach out to them, email, call them, 7. Spokeo.com, privateeye.com to reach out 8. Find the comps (find 4 highest sold houses, add it up and divide by 4) use realestateabc.com 9. Find sq ft of house and times it by 30($) to find out the repairs 10. Agree to buy the house. Get it under contract and then assign the contract to someone else for a profit Feel free to add anything i missed in the comment section below

As a black 20 year old, I've been researching real estate for years. He's right about most of the stuff but you need to really understand this. Real Estate should be used to build wealth, not to get rich
why cant you be rich off real estate? there is no other way to get rich other than mergers and aqcuisiions, sports or entertainment business, or technological and stock invstments

This all knowing god doesn't tell it's people when a mass shooting is about to occur or any terrorists attacks. People on the other hand are the true gods, we can actually do things, even create a story about an all knowing god.

If every interview was like THIS, The Breakfast Club would be the best and most constructive show on youtube, no question. No gossip, no rumors just straight beneficial knowledge from start to finish. Wish it was a longer discussion tho'.
I feel you. And that's definitely proven by how short this interview was. Only a little over 20 minutes, whereas the gossip videos tend to get 45 to almost a full hour in length. But with all things considered, this is one of the upsides to youtube content, no doubt.

Everything he’s saying is True! I got his course a while back and since then I’ve been flipping flipping 2-3 deals per month. There are books you can get on what he’s saying it’s free at the library or go to amazon and look for a book called the art of wholesaling for $20.
When I first watched this I understood but I’ve been studying for a while now and I understand pretty much everything he’s talking about. I’m looking into probate, absentee owners, tired landlords, and virtual wholesaling. I can’t wait to do my first deal. My goal is to get one this month! 💪🏽
This guy is the truth, my husband and I do the same thing and offer coaching, if anyone is interested. And you DO NOT HAVE TO PAY TAXES OR LIENS, that money comes out of the sellers proceeds. It is what you put in the agreement that makes the difference

100!!!! I’m all about this game of real estate. This man telling the truth. Yeah, it’s work but it’s super rewarding and life changing, and it’s all pretty simple. Hard work, yes, but basic/simple math. I currently got a duplex that I live in one side and rent out the other (house-hacking). Looking to buy me a 4 unit next and continue to move up each time to bigger and bigger buildings. Need to get this knowledge out to the young kids in the hoods. by the way, there’s a whole real estate investing community called “Biggerpockets”. Google it. It’s free and you can follow and connect with other investors in your area. I personally stayyyy on their podcasts cause how I see it, it’s free education. Peace. 🤙🏽
I did a bit of research into what this guy is saying and I have to say that do not be fooled, wholesaling is very difficult. He is speaking the truth but people will be quick to think that this is some type of get rich quick scheme. People rarely sell off market, some states require a license and getting the whole deal done is time consuming and hard. Like many things in life, if you work at it, you can succeed.
michael odetola Thats true my cousin started doing this 2 years ago and he actually had to quit his job and struggle for 4 to 6 months because of all the time that it takes to research everything. Now he is making money and starting to see it but its not for everyone and is ALOT of work
It's also hard to do in states that require a lawyer to close. They tend to turn their noses up at it. You're better off in states that use title companies.
Great interview.....The concept of assigning contracts is a great way to make money. To make Real Estate Option Contracts valid in some states, you have to pay consideration to the property owner to make it legally valid - $5k as an example. Make sure you understand the laws of your state regarding RE Option Contract/property contract assignments before you get started.
Im hispanic dude grew up in the hood but after couple years back stop listening to rap music during the week and listened to videos like this mans right here, hes speaking the truth you can use other peoples money and other peoples credit to help them and yourself to level up in life i know i did. live in beautiful part of town on 1 acre huge property with my fam funny part is now the white older people around me really cool people. weve had partys until 6am 40 cars in the driveway on the lawn never once got the police called on me. Listen to music on the weekends have fun but during the week grind man listen to audiobooks on wealth its another world out there believe in yourself become obsessed!
I could be wrong, but this sounds like this is what debt collection companies do. Have you ever had a debt bounce around from company to company calling you to pay it off? My financial advisor taught me how these companies do...how it works behind the curtain. Many blessings to this brother. Genius.

I have over 100 apartments. The money isn't in flipping. Its in buying and holding. People scam and say you don't need credit but that's bullshit. Credit is the most important thing.
L. Thomas I 100% agree. Will Roundtree is the Credit King! You should want to have strong credit as a safety net...even if you happen to come across a deal that doesn't require credit. If you are buying... yes. Completely different lane. Wholesaling is for people who want to make money asap and on an on going basis. It's for income. What you described is called investing.
The thing about these people that claim to want everyone to be successful is there is always a catch. He charges for his information and I’m sure it’s very expensive. These guys act like they want everyone to win but really there just sucking people in to make money out of them
Jessica Simone after watching this video last year I instantly started watching videos on how to wholesale and I instantly started calling people on Zillow and craigslist just trying to get someone to sell me their property. It took me 9 months of consistent action and unbelievable faith to close my first deal which was in February of this year. I quit my job the next day. Ever since my business has been trending upwards. In the words of Nipsey “I’ll say it’s worth it I won’t say it’s fair”. It’s a journey but keep faith and the sky is the limit🙌🏾 god bless you and your journey!

I and like 6 other investors purchased a 3 storie brownstone in Harlem in the early 90's at an auction for like ~$22K that needed a complete rehab. About a year or so down the line one of the investors bought everyone else out and tackled the project on his own and lived in it until h passed away. FYI we bought the property with a squaller in it. He turned out to not only be the son of the previous owner, but was also once a membern of the Harlem Globetrotters ☹️

The value of others financial markets crashed immediately after the lock down but Bitcoin kept on increasing. Other financial markets may be back in 6_7 months. For now it's best on bitcoin

He gave great advice!!! Even when he said go to Home Depot to find contractors, I’m in Home Depot or Lowe’s 1 to 2 times a day and that’s a very underrated but great way to land connections!!
