I really think that the house is too ultra modern for this neighborhood and having such a smaller house right next door could also deter buyers. There are many beautiful features in this house, but I get more of a factory/industrial feel rather than a comfy vibe. Love your channel, Jonathan. One of your fans from good ole South Carolina.

This house would be better in a heavily wooded area. For example, going up and down those stairs at night would give the whole neighborhood a show unless you put in some very complicated and expensive window treatment that would detract from the area visually.

They overbuilt for the neighborhood, they should have used a traditional home with modern inside touches to better blend with the area. neighborhood

The house doesn’t look comfortable. It looks like something just to showcase and not live in. All that glass and stone would be a nightmare to keep clean and dusted. The backyard has no room or privacy. The house isn’t user friendly and it’s strange to see how you would set it up. Then the price is outrageous! I can’t even imagine a young family wanting to settle here.

In my opinion, I think the house isn't selling because it's too customized and it looks like a cold hodgepodge of design choices/ideas. It's not a warm, inviting, comforting space. Seems more like an office building rather than a home. And that out-of-place place copper bathtub and the wooden monstrosity in the primary bedroom was just ridiculous. Just imaging sleeping in bed and someone standing behind that wall... behind your head as you sleep! No thank you! Also, waaay to close to the neighbors.

The home’s style is very masculine, it’s a gigantic bachelor pad. It’s impractical for a family (no yard), odd layout and features (what are those shallow shelves behind the master bedroom? Was that even necessary with such large closets?), shallow walk in closets with smaller rooms. It’s a very particular aesthetic-it can definitely benefit from staging. Adding furniture and accessories will soften out the bold features.

It is a nice modern house. It goes too modern. The wall tile will look tacky in 3 yrs. The house is out of place.

Yeah, it’s a lot of this going on in the Arlington, McLean area. The older homes look better. This house is too over the top. I wish they had an investor that would’ve built a nice house catering to the neighborhood!!!

This is a giant bachelor pad. This not family friendly. There is too much dark stone. This is great home. The neighbors are way too close.

The home is beautiful but it doesn’t say live-able. It doesn’t have that welcome home vibe, it looks like a show room. The closets in the master bedroom look like expensive department stores. They are too big, they take up a lot of space that possibly could be used for another bedroom. The layout is stunning but, it is just too much house. The basement could be turned into a separate living quarter.

It's probably the most expensive house in the neighborhood and who wants that. A smaller house with some yard space would have made more sense. Beautiful home, though. Thanks for sharing.

Floors are bad, wall tiles are bad, fireplace is ugly, kitchen is sterile, closets and bathrooms ok. House does not relate to other nearby homes. Massive window treatment budget required. It would take a lot of decorating finesse (and money) to bring any warmth to this house. It’s a big no for me. Thanks for sharing!

Beautiful home! Love the closets!!! Love most of the lighting. But the ceiling lighting where crown molding used to be is getting to be overplayed. Yawn... Everybody has it now and it's basic. Best thing about it is that you can turn it off and only use it for parties. I do love the star light effects in the hallway. Adds interest without cluttering up the walls with extra art. Needs a yard for outdoor entertaining.

This is a beautiful home. After watching the video, I would guess that the house next door may be affecting the sale. Having a much smaller and less elaborate house may scare off high end buyers. I know I wouldn't want to live in a luxurious house that sits next to a starter home. Resale value may also play a roll.

It's actually very common in the DMV to have such variation in "close in" (i.e. close to DC) neighborhoods. Most of the houses will eventually be rebuilt, so it really doesn't detract buyers. It doesn't look like it, but the neighborhood is high end. That small house next door is probably worth 900k.

The lot is too small and it's not the right neighborhood for that house. I love it but wouldn't pay that much to live next to Fred and Irma's little house. It almost looks like there's another house in the backyard, but it's really just somebody else's house and property lol.

Wow, this is one of the nicest homes I have seen from you. The layout is really great. The finishes I love!! BUT this reminds me of the "McMasions" we have in NY a whole lot of house and no outdoor space. IN NYC, people will cope with small backyards, we understand it is a trade-off, big house, and no yard, BUT in another state where land is another feature people actually move out of the city for, this house falls short. It is such a shame. It's so beautiful, but it's in the wrong location. Who buys a house outside of NY with no backyard for several million? Even a New Yorker wouldn't buy this home, no matter how nice. Also, why do these builders put these glass monstrosities in the middle of a suburban community? Wow, it's a shame They will have to knock off a mil to get any traction.

The house is too large for the lot. Too many lights for house. I’m all about lighting but it has to be tasteful. The house doesn’t fit the area. Tired of builders making “things” like this and expect someone to pay too much money for the area. Ruined the neighborhood over all. Very custom like you stated.

Immediately I’m not liking the lights. Sorry, but not cool to me. Way too modern and will be out of date quickly. UGLY fireplace. Very limited buyer pool.

I LOVE THAT HOUSE!!! The designer or homeowner did an excellent job! There’s a similar style house in Bethesda that is not nearly as big but they wanted 7 million. Same thing…older houses next door and hardly any yard space. If I had 2 million, I’d buy it! I like the neighborhood.

It’s sooo cold…. In any neighborhood… kinda sterile,too. All that needs an acreage. I’m thinking also too industrial for a home. Whoever buys it obviously has to afford the heating and air conditioning bills those high ceilings in that four season state. It’s not homey or warm in any way. But … interior designers possibly could work their magic? Was it a design school project? Somebody’s flexing their skills? Someone who didn’t want their ‘Dream Deferred..’( Langston Hughes)

Put a boundary wall between the small shanty so you don't see it. Or buy them out and make a bigger yard.

The style of the house is different than other houses on the same street, but that made it stand out even more. It could be overpriced.

No backyard?? Great look on the inside. It's huge. This house is good for people who spend more time entertaining indoors. Not everyone needs yard space. It's too unique a house to get buyers to be interested perhaps.

Great idea to bring modernity to the suburbs. The finished are eclectic, and to me, would require a bit more cohesion. Almost like they bought the last bit of materials and tried to make it work. The main living area and stairwell was great. The primary bedroom and bath was a huge miss, to me.

I would use those thinner shelves for perfume and cologne bottle displays. I like this house, YOU make it comfortable, everything can't be for everybody else, someone will like it. I'll bet you there are switches in those rooms that black those windows, like in a smart house! Great house , WRONG LOCATION. It definitely doesn't blend with the neighborhood, and there's NO YARD! I would actually aske the neighbor if I could purchase some of that land along the retaining wall to get some side yard and put up a 10 foot fence to give us both so privacy. The owner wasn't thinking.

Hi Jonathan, I"m a newly licensed realtor in Ohio who is learning a lot from your tours. Keep it coming. I would love to hear you talk more about the styles of homes and their characteristics, particularly when you start to discuss the numbers at the end. Is this a mid-century modern? Also I'm interested in the technology of the homes. For instance, for any home over the price of one million, does it announce my arrival? Will the doors fling open, call out my name, and say welcome home every time I drive up? And what about surround sound and automated commands? Does my cell phone talk to the house, security systems and the like? Webcams? Remote entry? As you pointed out this house suffers from a lack of privacy. When you were in the primary bath and there was a reflection of the exterior properties in all the glass I thought oh no. For that price there is an expectation of privacy and unfortunately the only private space in this home is the basement. You also pointed out that design is too specific and aimed at a queen or king style of living and not family. For sure this design will limit the pool of potential buyers. Both of those closets in the primary are for a queen and I say that because of the pearl shape design in the light fixtures, the rose lights in the hallway, and the fancy mirrors. But a more manly design could easily be achieved by switching out the light fixtures. The dark wood works well for the order of color, style, and season when it comes to organizing wardrobe for both women and men. The tub screams queen or spa day for a guest but the bathroom is missing a fireplace.

I like the house. I think it has not sold because of the house next door. Especially when you look out your window and you can see that house instead of a newer house.

I honestly would rather have the small older house next door and if I was the owner of the house next door I would be PO'd that that monstrosity was build next door to me. The house is just out of place in the neighborhood. And it could be just me but all that wood tile all over the place does nothing for me. I think it's ugly.

A very creative and modern design,. The lighting and ceiling treatments are imaginative and impressive. However, the house has a customized show house vibe. The built-in Master bedroom headboard limits the occupants' desired bed placement. The two dressing rooms are oversized. The house is too large for the neighborhood. It's more appropriate for a setting with one or more acres, The immediate neighbors may feel dwarfed, inferior or intimidated living next to this huge structure.

I guess I'm old fashioned. I would prefer a mix of old with new interior design. Too much old or too much new is...too much. I like the look of floating stairs with glass rails, but, at the same time, I am afraid of the glass rails and glass bathroom doors. The floating steps and glass rails together actually are giving department store elevator. I think retro interior design is trending and contemporary/ ultra modern is too much modern.

As far as the glass on the garage doors, I thought you were going to say that people walking by could see what you have in your garage, thereby making them want to break in and steal your stuff. That would be the reason I would frost the glass. But as far as the neighbors saying that I have a lot of clutter, I would say they need to worry about their own garage and let me keep my garage the way I want to. In other words, I could care less what they think about the clutter in my garage.

This wall tile is taste specific I would have to spray the wall tile in the o a neutral color. The lighting is kinda yellow in camera l like the second floor and the basement. The back yard is an upset.

I love the house!!! But it is way to overbite for the neiborhood and for the size of the yard is weigh to small for a house that size. Where are the kids for the three bed rooms going to play. Where is the pool, never-ending the tennis court😢

Nay for me. House is overbuilt for the neighborhood, as price evident @ $2.9 mil. Even the county assessor still has the original square footage ~ 1186sq v 6730sq . 6BR/6.5BA, side yards, no back yard. Feels more like an office building instead of a home. No window treatments - budget allowance should be part of the sale or discount the price of the house. I like the vibe of the original neighborhood. This house is too extravagant.

I think it's a beautiful home. I'm not a fan of the tone of the dark wood. It pulls a little red to me in contrast with the rest of the home. I think the issue is that they over improved for the area. It's hard to ask for $2.8 million next to a small ranch home. They don't even have a fence up.

I have to agree with most of the comments made, the house don't fit the neighborhood for 1, 2 it comes off as a museum not a home. With all of the custom modifications is what is pushing that price & what are the comps on the neighboring homes. And in my opinion a house that size with those size windows I would want an acre of land(small lot for a house that size).

It's a little too cold looking.....they should have warmed the space with some earthy wood tones. You have to be careful decorating with glass and chrome, they can make a space look too industrial.

I think it's the type of house where the first floor needs to be staged, because otherwise, it has a very industrial look. I would also want a bigger backyard for that price. I also wouldn't like the smaller house being next door.

I like this style overall- of course I would do something different. I like the lighting but I’d change the rails. The glass provides options for specialized window treatments. The different house sizes wouldn’t bother me. It would ensure a mixture of people. Which is ok by me. It does stand out and not just because it’s way big. The style has masculine overtones that typically aren’t in single family homes. This is more like penthouse luxury condo suite or rehab row homes. The style and size limits potential buyers- maybe divorce executives who are use to single family homes but want to live their best life.

This house is so personally designed for the previous homeowner, that a potential buyer would look at it and immediately start calculating how much it would cost to tear it down and renovate to meet their own needs. That’s probably why the house hasn’t sold. When people buy a house, they like to visualize what their things will look like in the new house. You can’t do that with this house. This is definitely one of those houses that would only cater to a very specific, hard-to-find buyer.

No on the glassware railings, textures and lighting. Nice patio area, pantry and office area. Kitchen is bland. I agree to frost the glass in the garage. All the bathrooms are very nice. Overall a nice home, but only a buyer with that specific taste would buy it

If you moved in and for whatever reason wanted to sale, It maybe hard being comps would be used to determine value. Nice home but in the wrong location.

Really love , love the house. If I could afford it, I would buy it. I like everything about it except no cook out space. Wouldn't have to worry about much lawn work. The main bedroom closets are like Cali living, and the baths. Thanks for sharing Jonathan 👍🏼.

Lots of money on window treatments for the other bedrooms other than master they are too small with little closet space the movie theatre is not furnished for 2.9 why not were there washer and dryer room up stairs ? Lots of concerns for me I would not like the finish in the kitchen to much cleaning and polishing ok I’m. Stopping now

This house has a very unique look which I love and the landscaping looks good as well. I do not like how they chose the color or the walls and the floor to look as if they are blending together, I think it should had been a different color so that when two colors comes together they both will compliment one another. I did not like those brown shelves with the black-look fireplace, it doesn't look good as a focus point when you enter the home. That huge wall in the Master bedroom should not be there, having an open floor plan us better for the person to use it as they wish. Lastly, the copper color tub does not fit the color theme of the bathroom.

I think it's a Beautiful Modern style home. The homes across the street and next door seem to be of equal size. There may be one or two that are smaller but the majority seems about the same size. Your neighbor can put a privacy film over his garage windows. I don't see the purpose of that wooden panel in the master bedroom it doesn't seem to serve a purpose and I think it's a personal design and it's not for everyone. But the two master closets and the jewelry cases built into the cabinets in the master bedroom and the master bathroom is a dream! Although, I think they could have added a seat in the master shower. Sweet basement. The front yard seems to be a decent size but the backyard is small especially, if you have kids, some people don't want to do yard work so it could work for some folks. Overall, I think it's a Beautiful home maybe it should be in a different neighborhood with other Modern designed homes.

With as many bedrooms as it has, only a family with children would be in the market for it, but there is no yard. There is only one bedroom with a tub - which young kids need. The elevator could be a hazard. It is definitely not pet friendly. And the smaller homes near by mean neighbors that are not at the same social level. This was an overbuild.

In my neighborhood, they’re buying the single family homes and turning them into condos or apartments. They’re adding another floor so that they look down over the other homes in the neighborhoods and overpricing them over the other homes. They’re ruining the aesthetic of the neighborhood. I think the company selling this home will have a hard time selling it. I’m wondering if this will make it difficult for the other homeowners to sell their home if they want to. Am I wrong in assuming there are no other comps to this home in this neighborhood?

This is a great West Coast house. You would see in California or Las Vegas. Great for someone who misses the West Coast or wants this style. Someone who is artsy, creative or eclectic. That is a much smaller pool of potential buyers. The number of stairs makes it less attractive for families and children. The lighting is not evenly bright, for example, on the islands. It is visually difficult for me. One can always change the lighting. The flat roof is questionable for heavy rain and snow. The seller must explain how the roof accommodates rain and snow. Also consider the windows during hurricanes. Almost no back yard. Where would you grill or barbecue? The front room is small. The one wall that could fit a tv is covered with an excessive number of floating shelves. The floating shelves are striking but not practice. Numerous small gaps on walls and ceilings appear to be a cleaning nightmare. Buyer must invest a lot of money into maintenance. The house appears to have many security risks and is not private. The sets of stairs at the back of the house and the numerous windows that are not easily covered are an issue. The room across from the front door appeared cheap or dusty. The quality must be consistent throughout the house. That includes the "Ikea" kitchen cabinets. I hope you find the perfect buyer who will love this house.

Personally, I love it! I always like modern, contemporary homes. The main bedroom is awesome! Similar to @marindupre though, I say not everyone wants a contemporary house. Building a modern home limits the prospective buyers. If a person wants to go with Victorian or Colonial for example, they won't buy this one. Also, there is almost no yard space. It'd be worth having a slightly smaller house to get a bigger yard. Lastly, it should be staged.

It's simply too much house for the neighborhood at the moment. It does not conform to the current neighborhood. I'm sure it is located in a neighborhood that is going through the real estate cycle of gentrification. But I think that it jumped the gun a bit and over built. Especially with all the extras. I personally wouldn't want a massive house without a yard. I wouldn't be comfortable confined inside the house mostly. On the other hand, society is growing towards low maintenance on lawncare to include reducing the size-- I'm not one of them. I have a food garden. So Give me my land! But it's nice though!

The house is excellent, although there is a problem with the bedrooms' large windows and the absence of a yard. The house would probably sell if it were presented to reflect its potential. It would be much more inviting with some window covers, lovely décor on the small shelves, and an arrangement outdoors that may resemble a planned outdoor gathering space..

The house is well done but is for a 'specific' buyer who knows what to do with the style to make it pop. It is a contemporary home and the style choices are more on the modern end of the spectrum and don't give a warm feeling, but I have seen it done many times, and look very nice. It's just not what the majority is looking for and it is a little expensive (to me at least). Everything is millions and trillions of dollars these days-goodness. They may need a decorator to come in and style it fully then photograph it and upload both empty and furnished so that people can see it in full glory. They also should have thought of how they were going to market it when they slapped it in the middle of that neighborhood.

Whatever designer they worked with to design this house should refund them their money immediately...for a personal property the design is okay (not my taste but whatever) but for a home that you're trying to sell to the general public it is entirely too customized...it's like they took every modern design concert along with some really ugly tile and put it into one home. It's going to take a very specific buyer to come along for that home to speak to.

Too many entrance stairs, too modern for setting, first impression is stark black drain spout running down the front of the house. All BEFORE you enter.

The only thing I liked about this house was the pantry and closets. The master bedroom was way too much all the way around!

This house is BEAUTIFUL ❤❤❤❤. It just shouldn’t be in that neighborhood. This house should be on a half acre by itself. It’s too grand to not have outside space. I live in a townhome and my yard is bigger than that. Love this house ❤

Many aspects of the house make it look like an office building. And it's too over the top for the neighborhood. The neighbors are too close. Als, for that money, the buyer should have a yard.

The house is nice but, too expensive for that neighborhood. It also looks personalized as if it was made for someone in particular. This house should come with window treatments and a security system because it’s gonna need it! Lol I personally would feel bad pulling into my 3 car garage knowing the house next door only has a carport.

Nice house. But it's out of place for this neighborhood. No yard whatsoever. That big wood block/ headboard needs to go. Even if I gad that kinda money , I wouldn't buy nor pay nearly $3mil for that house in that neighborhood . Nice neighborhood but this house is outta place. Thx Johnathan. Not for 3 million it’s gorgeous but it’s to many other small houses to close to small and they taxes that would be spent with the size of the other houses how’s the school system police and accessibility to higher end grocery and malls for 3 million I need it all

I try to be positive, but you asked for my opinion lol! The house is absolutely too specific in finishes, a lot of wasted space, no real backyard, and a house should have some similarity in style as the neighborhood. I dont know what the builder was thinking, because a lot of the negatives are common sense. That house is just disrespectful😅, especially to the poor neighbor nextdoor- but great video as usual !

You're halfway through the video.And I have seen the elevator part but before the elevator you have carl's car next door Anybody who has an elevator in their house is ritzy They don't want the view to the left with little tiny Carl's house next door that's why it hasn't sold Little tiny Carl's house next door doesn't make you feel rich and ritzy.
