Why Move To The Villages? Which agent, MLS or VLS? 

I'll watch no matter the format, but I prefer one long Mailbag Monday. If you then wanted to do another show later in the week, I'd like a more in-depth "Out and about" episode. Keep up the great work :)

Morning! Since you asked, we prefer the old longer format. Miss the scramble today, bloopers, sweet and salty and your signature sign off “See you when you get here!” Not long enough for us to finish drinking our coffee with you guys… maybe we are just getting older and don’t like change! 😂 …Would miss two shows, but would rather have one long show on Monday with all your features. ❤

I'm sad to hear your video last week did not get the views you highly deserve. I hope this week the numbers are higher to show you how wonderful we feel you both are and how much we appreciate your channel.

I always enjoy starting Mondays and Thursdays with you... your positive, upbeat outlook on life is just refreshing! With so much negativity on social media these days, Jerry and Linda are a breath of fresh air!

I like your split program, so we get to see you twice a week for a shorter time for each program. You all are great, so upbeat and pleasant. Glad I found you!

Whatever you guys do I plan to view it. I may not always be there for the live events but I always go back and see what I missed. I hope I haven’t missed the bench dedication.

Totally correct about going online to property appraiser office ... Check for "homestead exemption". can't receive homestead exemption when renting a house in the state of Florida.

On The Villages site you can type the name of a village in the search box and potential matches will appear below as you type. Pretty much anything in the listing can be searched like model name, street, agent, etc.

Hi there!!! We had lovely weather yesterday, finally. Mom and I just pretended we were in the villages already!!!! Then it went to 58, so, no we are still in Wisconsin. LOVE the show no matter what format, I watch every time.

Linda explained the hurricane intensity, perfectly. Land friction and the lack of “fuel” in the form of warm ocean water, lessons the strength of hurricanes.

We got a laugh when your “power” went out! Made us look around to see if ours was out. And then the eyeballs😂😂

In 2004 we had a hurricane that went across the state. I love the beach, and lived in St. Pete Beach for awhile. I would rather drive to the beach than live there. Way too many tourists, too much traffic, too expensive, insurance too high plus flood insurance. Hard to get on and off if you work because the bridges are up. I don’t want to deal with flooding or have to walk up and down steps constantly because the living area has to be built up six/eight feet.

We have been living in the Ft. Lauderdale area for 7 years, (from NJ)and live only 5 miles from the beach. We HAVE not experienced a hurricane yet, So……they do not come every year to our area. In 7 years we have lost electric for 15 minutes. That’s it! However, I am sure we will experience a hurricane., maybe this year? We say this every year. lol. We had a blast when we visited the Villages, especially in the squares. However, being that it’s 2+ hours to the nearest beach, it’s way too far for a day trip. We will visit the Villages again, but not sure if we will move there, but you never know. lol.

Rather than going to the courthouse to find name of homeowners you should be able to do online. The Villages real estate office should be able to tell you how to find the correct municipal site. Here in Wisconsin you go to the tax property listing site for the county in which you live and can navigate by address , name or tax parcel number. Ours even has a aerial map to help find which property you’re trying to find the info. for. Hope this helps your viewers.

Omg, our ecobee answered and set our thermostat to 85, and then the heat came on. Thank goodness we were sitting here and saw it happen! 😅

We have lived in Lake & Sumter County for 28 Years. The worst Year was 2004 when Charlie/Frances/Ivan hit our area. We were out of electricity for 8 hours and that was all. It was scary, but we are fairly safe in Central Florida. We got a solar generator over 5 Years ago and have never had to use it.

Hello Jerry and Linda. Love your shows. I will continue watching whether longer or shorter format. I find myself having to stop the video every now and then because of interruptions in my schedule but I always go back to finish watching the rest of the show. Love you guys. Thank you for the time and efforts you put into bringing us the best information!

I heard about a man who was out and about, and meanwhile his Alexa startet music playing very loudly. The neighbors were furious and hammered against his frontdoor, but nobody opened. At least the police came over opened the door and stopped Alexa. Not very fun I suppose. So I’m no fan of Alexa. You also don’t know if Alexa is listening or recording what you say in private.

Each county has a property appraiser website. You can put in a street name and see who owns all the properties on that street.

Can you please bring back sweet and salty on Mondays.

Hi Jerry and Linda. I agree on the search function for homes not allowing you to search by village. That is true when you do it from your laptop or desktop -- but when you try it on your phone (I have an iphone), it does have an additional field to search by village. We have been north for 3 weeks now, and our temperatures may be a little more tolerable here, but we miss our home, our village, our neighbors, and our friends at the Villages. Only four more months and we are back home in Florida. See you soon, Art

I looked up homes for sale in Dunedin under the VLS and they came up. There are only a handful. You can also look up models like Lantana or Aspen and those will appear. The VLS is much more user friendly than Zillow, but both are helpful. I have found people are more savvy. Houses purchased approximately 1 year ago and now on the market with zero upgrades and large markups are sitting on the market. I tell people, DO YOUR HOMEWORK.

I love all the comments about hurricanes, alligators, power outages, hot weather. As someone who has lived in Florida since 1981, I never think of these things. lol My family use to live near the beach not once, but twice. Ask me how many times we went to the beach. Let's say very little. We also lived near Disney at one time and realize how little we went to Disney. If I was buying a home in the Villages, I would definitely look with a MLS realtor and the Villages listing service. Selling a house, then I would use the MLS, much more exposure to potential buyers. Also living on the beach your home requires a lot more maintenance. The sea salt and humidity cause a lot of corrosion to your home and cars and home insurance...wowza. Hey, you came to Eustis. I live in Eustis, and there were much better places to go to than Lollygaggers. Jerry, I could hear the disappointment in your voice. I use to eat lunch there weekly with a local business networking group. It had a different name then. That building has housed many and I mean many different restaurants. None of them stay very long. Lollygaggers will probably be one. Live and learn. Peddler's Wagon is cool, the owners are really nice. Linda, I was there one day when they were doing inventory. Holy smokes. Individually counting those items. Can you imagine. Anyway, another great episode. Enjoy the show.

Great video and explanation of the differences between MLS Realtors and Villages agents. Buyers should consider using both to see all homes that match their needs.

Maybe a normal mailbag Monday and a Thursday Out & About extend with showing each recreation center. We visited for 3 weeks in January and only stopped at 6 of them and was amazed by all the different themes. Just an idea

I like the split mailbag Mondays, 30 minutes per segment is perfect for me. Maybe the views are down because of people wrapping up end of school year, or going/ planning summer vacation? Anyway, if you have to take sponsors to keep the channel going, I'm sure you will pick some good ones.

Whatever format you want to do, I'm good with. As long as I get my mailbag Monday. As for the Villages app, choose our homes, search homes, filter (bottom left) then pick village. It's below area. I picked Dunedin. There are 8 VLS listings, including an Aspen model for $544,900. As for rentals, if the name of the owner in tax records lives elsewhere, it could be a home that rents or a snowbird. If the owner is a business entity, then it'll for sure be renters. But it could be a long term renter too. Someone who rents for years, like one of our neighbors! We really like them and are glad they're our neighbors. I don't know if an easy way to find out if there's alot of short term renters other than go on AirBNB and look for your village.

I like to go around the neighborhood screaming, “Alexa! Turn on all the lights!” , “Alexa! Turn the thermostat to 95!” , “Alexa! Turn the music up to maximum!” Gosh, I love technology!

Before I moved to Florida, I googled "where in Florida do the least amount of hurricanes occur" and the answer came back "northern-central Florida". That's because by the time the hurricane reaches here from the coastal areas, it dies down because of all the land it has gone over. Hurricanes gain strength over warm water. As a result of that info, I started looking in the Ocala area for a house until I discovered The Villages! 😁 Even though I've been AWOL your last two videos, I prefer your longer format. ❤❤

I haven’t watched you in two weeks because I was in Indiana visiting family. I live in Texas and we are still on the fence about moving to the Villages. We need to come back for another visit.

I always enjoy your shows but I vote for returning to the old Mailbag Monday format with a different show on Thursdays.

In Sumter County (I don't know about the others, easy enough to check) the owner's information for all properties are listed on the official County website. Easy to find the mailing address of the owner, no need to go to the courthouse. A Buyer's Agent is something all buyer's should consider. Most do not realize that the agent showing houses has a fiduciary responsibility to the seller since that is who is paying the commission - the MLS agent or VLS salesperson showing the buyer's homes does not work for the buyer, they work for the seller and when "stuff happens" as it can and does, they must represent the seller. Consider paying for a buyer's agent, it affords much needed protections. Check with a RE attorney. I enjoy the videos no matter the format, much appreciated. Do whatever is easiest for you guys, you won't lose viewers.

On the rental question, you don't have to go to the courthouse, all that info is public and should be online. Just search under the municipality (County, Township, City) then >Tax Info.

Good answer Linda, the huricanes will keep us away from the coast too.

I was speaking to a realestate agent, because I wanted to sell my house. She told me, starting either June or July, the buyer will have to pay their agent and seller pay their agent. But everything is negotiable. Look into it 😊

It's an odd real estate market being split between VLS and MLS. You basically have to keep track of two parallel markets otherwise you are missing out on a big portion of the available homes.

Looking up who owns a home will give you the owner’s primary address. However, a lot of snowbirds who do not rent out their homes will have an out of TV address. I’m debunking going to the courthouse as a way to find rental homes. Some might be. Some won’t be.

I have been monitoring the price for home in the Villages for 10 years and it is now too expensive and ridiculous to buy in the Villages now. Price will come down when no one buy it for current prices. 😮

My wife does the same as Linda, turn off TV. I like the new format of two shows, I thought I marked the thumbs up. We always go through you for our Amazon orders. Love the power outage, first one I’ve seen in 3.5 years. We had both a realtor and a Village sales person. IMO TV sales push the new over resale because of the profit margin. We purchased using the MIL agent up north, he really worked for our interest. So if the owners residency is out of state there is a good chance the home is a rental. Again IMO, we have snow bird neighbors so using that may not be correct. See you Thursday. Ybull of Del Mar.

I enjoy your videos. You two are like the internet's Grandparents. Whereas I like the villages which you show I am not sure my wife and I will get there. We are looking for a spot in central Florida. However, I gain from your videos from your stories in general about retirement life. I find it expands my mind.

If you want to move to the beach - buy my condo - 21st floor, 2K sq. ft. Daytona Beach Shores, right on the beach. I’m still busy paying assessments from the two hurricanes at the end of 2022. Can’t afford to stay in FL anymore.

I was so excited to hear Chillicothe mentioned and that it was pronounced correctly!

I just bought a new home in Stone Creek and want to give some thoughts on my experience. I only wanted a new home so I contacted a realtor. He tried to steer me towards pre owned homes even though I kept telling him I only wanted a new home. In the end the only thing he did for me was set up an appointment with the builder. I never heard from him again. I even tried to ask a question at one point and he didn’t respond until a week later and still didn’t answer the question. His commission didn’t come from me but still angers me because he did nothing for the money. I’m not negative towards realtors, my realtor that sold my house in Washington was incredible. My advice is just to avoid the realtor if you are trying to buy a brand new home.
