If they would list their house at $431,000, they would maybe sell. These seniors probably bought their home 40 years ago for $150,000. When interest rates drop, home prices will go up to recover the current downturn. Never, ever by a home with an HOA.

Housing tripled in 6 years, wages went up maybe 12 percent on average if you are lucky and don't work for government- living costs went up 40 percent in the same time. Nobody can afford million dollar shit boxes on the salaries that didn't budge.

Housing DID NOT TRIPLE! That’s the LIE, sellers have bought into. I owned acRE company in the last crash and I see CLEARLY what is going to happen. If we would just INSIST that investors/corporations ARE NOT ALLOWED TO PURCHASE SF HOMES TO RENT, we would have plenty of homes for owner/occupants. The American Dream is OWNING YOUR OWN HOME! This administration is trying to make us CAPTIVES of corporations, NEVER being able to save for a down payment. The TREASON this administration has committed against its citizens CANNOT go unpunished.

It isn't the rate that is the issue, it is the over inflated housing costs. Homes doubled, tripled or more in the last four years. People can't afford the cost of the home with the jobs and economy that we currently have. Interest rates can be refinanced years later, the original cost of the home is set.

@@williamboyle3268 The rate jumped 5 percentage points total, the purchase prices jumped between 200 and 300 percent. The higher rates don't help but if home prices has stayed with historic trending over the last four years it wouldn't have had the impact it did.

@@YolieGuacamole Depends on where in Central Texas. If you have property near Fort Cavazos, you have a higher chance of being able to sell as soldiers are always arriving every day. If you are trying to sell in Georgetown or Austin, your property will sit.

@@barryetherton4889 I rather live in the 15-minute City. I don't have a car I don't drive so living in the rural areas would be total disaster for me. Calling a cab going out in the rural areas is very very expensive because they got to come all the way out from the city. So basically they put the meter on when they're on the way to your house. They want a card number to make sure they get paid if they're coming way out there. That's why I don't live in the rural areas any longer. Haven't been there in over 20 years

I bought a small house built 1930 in Red Mountain CA on 2.2 acres with 2 miners cabins and a mine 2.5 years ago for 66k. PG&E gas and Edison electricity. Cleaned the property up and turned rusty junk into yard art. 25 minutes to Ridgecrest. I may move there full time ✌️

Taxes, insurance, moving expense, HOA fees,capital gains, inheritance tax, realtor fees, points, normalized interest rates, trying to find a house to move in to once yours sell, all these factors are in play.

Interest rates are insane. Unless you can get a mortgage when you assume that lower interest rate, it’s just not worth it. 8.2 percent was the best I could get looking at houses in Huntington. I’ll keep my 3.3 in Vegas for now

When the rates started to go up, price was supposed to go down to afford the monthly payment if it's natural income/debt ratio determining the price. People especially millennials with good income didn't stop bidding the inflated prices having set with low rates due to FOMO. Prices need to come back down to earth while we are getting 5% from CD and Treasury.

If you want a home in a certain area you will pay just like I will I want a home in a specific location. If that home is available I will buy it regardless what it cost because that's where I want to live.

I am in Florida ( St Pete ) and one of the local news station has " dirty dining " story every now and then. i ate at one of the places they featured before and i got really sick. 122 code violations. a lot of people i know and people that post on you tube and Facebook say they don't care because they have never gotten sick and the food is good. 99% of the people i talk to that have worked at restaurants say the same thing ." Don't eat at restaurants". they say there is a saying " people who work at restaurants don't eat at restaurants ".

Thanks for the content, Dan. In 2020, I refinanced at 4.375%, and went from 24 years remaining on my 30 year fixed-loan mortgage, to a 15 with the same exact mortgage payment. Smartest thing I've ever done. Knocked off 9 years of principle and interest. I can't imagine what it's like to go through this process now, with the rates being what they are. If I was to buy my house now, I'd probably pay an extra 75 to 100 thousand when it was all said and done, because of the high rates. Of course, I'll have this house paid off long before the 15 years is up. I'm just glad I was a homeowner when that refi opportunity came around, and I was able to jump on it. Thanks again, Dan. That information about checking out restaurants is so right on. I always check the bathrooms and if they are like gas station restrooms I do an about face and get out of there. It is especially true to road restaurants when travelling.

I'm of the opinion that these high home prices are the result of interest rates that were artificially set far too low. So, I don't see where lowering interest rates back to the near zero rate again will lower the cost of housing, but rather will cause home prices to continue to rise. Keeping interest rates at current rates should eventually bring prices down as people cannot sell at their current price. And, yes, we have all kinds of $400,000 homes in our area, it's just that people are asking over $1,000,000 for them now. So, again, interest rates that were too low got us to this point, so don't expect that lowering rates back down will help.

Housing is insane: here in Sydney the average dogbox is 1.3mill and 80 people attend an average auction. My neighbour paid 1.6mill for the neighbouring property and rented out both the house and the garage (converted into a granny flat). Of course the tenants pay cash in hand so no taxes.

Yep since Jan last year had my mom’s house on the market, took 10 months to sell and $200,000 price reductions plus allowance at closing. I didn’t have total control since it was in an estate trust . It was all F’D up.

I work for a builder in So Cal and we are sold out on almost every project. All the other builders in the area are selling as well. With the housing shortage I don’t see the demand drying up if interest rates stay close to where they are now.

No one has the money to buy these houses. If people are signing over a million at 8% it is a recipe for disaster. Not that many people make 400k per year.

I bought a house with the seller carried the note . They also got the interest which was 1/2 of the going interest in 1980. A few years later the interest rates started declining and we sold, Paid off the people that carried the loan ( Jerry and Lynn ) and not a hitch happened. I've sold homes with sales contracts that I got for free from title companies. They just peeled off a couple and said they would be happy to close for us which we did. They insured it all went off with out a hitch. Save yourself thousands by doing it yourself. Make more $$ on your home sale by carrying the note and getting the interest too! Buyers make payment to a "escrow account" ..

Unfortunately, the banks and mortgage companies have an interest in keeping the prices high. And therefore, the government has an interest in keeping the prices high too. So, we have come to accept as normal the shanty towns growing in all our cities.

This real estate environment we have lived through before. My first house I bought when I was young was I'm Phoenix AZ. I bought it for $34,000 with a pool. I fixed it up and sold it and bought a bigger house for $95,000. My interest rate was 13%. I decided to move back to California, o could not sell the house, so I rented it out. The renters left without notifying me, I put it up for sale and I lost money because homebprices dropped. First came the high interest rates and the price drops. History repeats itself.

They are buying in our area. Home went up for sale and it sold in three days. Listed $75,000 above what is the average selling point in the neighborhood. Craziness.

In my area on the Jersey Shore peices high for now... though probably at tipping point .....55 and up prices seem to be softening/dropping though in Monmouth and Ocean County ..maybe due to rising HOA fees...

Homes are selling for cash in my neighborhood of Sparks, NV. Ryder Homes is building new homes all around me for 650K plus. They are selling 4 new homes per month.

im listed on mls. someone called me, says he pays cash. i asked if he is an investor. would i accept a lower price. i already lowered my price to 183 he wants to give me 130, 5 k more than i paid 4 years ago . i laughed hard and loud and hung up. then i blocked him.

@@user-df2mn5bx2q After 5 years, you refinance the loan to a higher or lower interest rate. You can divide the loan into different maturities so that there are different maturity years. Here in Sweden it is unusual to have long loans like 30 years or so. most have variable loans or fixt for1-5 years.

@@user-df2mn5bx2q In a lot of countries residential mortgages rates are adjusted every 5-years (based on a formula so it doesn't go outrageously high). Its commonly done for commercial real estate mortgages here in the USA and may cause problems in that sector later this year.

Big investors might be buying them in hot real estate markets or as a place to 'park' excess cash. They buy them, wait for the prices to go up to a certain level, then sell them for a profit. No need to get renters as they just want the profits from short-term speculation.

As a Real Estate Broker in FL, I can tell you that the laws are changing in July. Buyers will have to sign a buyer/broker agreement if they want to see property with an agent, even if they call the listing agent to see the property. Seller's offers to pay buyers' agent's commission will no longer show up on the listing in the MLS. This is a fairer system, used in other countries, but there will be a learning curve for agents. The seller still pays the seller's agent commission and the buyer pays the buyer's agent commission. This will prevent people from using multiple agents hopefully.

Thank you for recognizing the argument from people who had 17% mortgages in the 80's. The sheer dollar amount of a house today is so ridiculously high that it makes one who says that sound foolish to not consider the absurdity of home prices. $800K for a home in Compton, CA? Wow, really?!

lol Idk about that. I know a lot of realtors in so cal and they still seem to be selling fast. Neighbor just sold there house for 1.3 in less than a month. And that’s high for the neighborhood

And....after the flooding in South Florida this week (24 inches of rain in 3 days), insurance companies are not going to be able to pay their claims. Insurance prices are going to skyrocket. Plug that into the home-buying equation.
