I think Texas needs to rethink it’s property taxes. I bought in California in 2002. My house was 250k. My property tax rate is based on purchase price, and only goes up a small percentage a year. I have a million+ dollar home and only pay $4000 a year. Even with no income tax in Texas, I would be paying much more in taxes in Texas than I do in California. I would be paying 20k to 30k a year in property taxes a year, if I lived in Texas at my home’s current value. I have so many friends that left California for Texas that want to come back because of taxes… They are now priced out of California. I have friends that are leaving Dallas and can’t afford to come back to California. This is a cluster… If Texas would change its tax structure, I’d buy there and go home…

All good points, thanks for the comment. Texas does have an interesting property tax system. I do see the pro of keeping your tax money local to support your own school district and local infrastructure, but the rapid rise in values the past few years has put a strain on everyone. There have been recent efforts to help homeowners with this burden by increasing the tax exemptions, which is a start in the right direction. You know the worst part: TX having high property taxes based on how and when the property is reassessed wasn’t a secret, it was readily available. A free google search on the county website could have saved anyone thousands. A knowledgeable and ethical TX RE agent could have provided the same free advise.
