Why People have stopped moving to Florida

Fewer people are moving into Florida in 2024 and this is causing the inventory of homes for sale on the Florida housing market to spike.
The reason fewer people are moving in is because it's become too expensive to live there. Home prices, rents, HOA fees, and insurance costs for Florida home and condo owners have skyrocketed. Making it less affordable and attractive to move to.
The result is that the real estate market in Florida is now in a bit of a downturn. With vacant units popping up everywhere - especially in a metro like Orlando.

I live here in Florida and I couldn’t agree more. I have watched home prices skyrocket. A home that was $300,000 in my community 3 years ago is easily in the $550,000 to $600,000 range. Couple that with the interest rates makes it near impossible to buy.

I live in NC and it's happening here too. We bought our house in 2017 for $240,000. Today the real estate estimate says it's worth almost $500,000. Not that we're selling. But this jump in real estate prices happened in 2021-2022 and it is happening all over the US not just Florida.

Same thing in East Tennessee. This has got to come crashing down soon. None of the locals can afford to buy a home here. These investors are from out of state buying up the houses and marking prices up. Everyone thinks they're going to get rich from real estate. I hope it crashes so hard.

Agree, my home has went up several hundreds of thousands of dollars as well. Lucky for me, I bought it at a good price, so no matter what happens I'm mostly safe.

WTF are builders thinking. People who have 30 years in CA or NY are not going to sell their houses just to pay the same price in Florida. Especially when their kids are old and not living at home. Half of baby boomers don’t even have enough money saved to retire.

My mom and grandpa flipped 30 little homes during the 70's, buy them for under $10k and just clean them out, paint and sell for $5k profit. That profit bought a Sedan DeVille back then. It was a great place to grow up and it was affordable until the 2000's. Now with 22million citizens, house flippers buy dumps for $100k, renovations $50k, then add $100k in profit. That's what has killed the housing down here. Today, for a 1,500sqft townhouse, where 18 units replaced 6 houses, they sell for $800k. It's gotten too crowded for me, traffic drives me nuts.

I left Florida 2021. I saw the writing on the wall. We bought a 3 bedroom 3 1/2 bath townhome in the mountains for 262,000 at 3% interest. I listened to my intuition, and i feel very fortunate that i did. Florida by the way does not pay well for most jobs

I first moved to the Tampa area in 2007. An absolute paradise, extremely affordable, laid back. I fled in 2021. So crowded with rude people from up north. Changed the character of the area where I lived.

I live in Southern California and the last place I would move is Florida. It's tropical hot and humid with hurricanes. Insurance for cars and homes are crazy high. I live in a cabin on 20 acres totally off the grid in the mountains

It makes little sense to move to FL now unless 💰 is no object. We just had to replace our roof for almost $40,000 to maintain our home insurance that has already more than doubled in cost. 10 years from now, we'll have to replace the roof again for probably more than $40,000, or we will get dropped and won't be able to find new coverage. That's the state of affairs here people. Or just one aspect of it. I don't think most people realize how crazy things have become in Florida. Oh, and we live in the middle of the state, by the way. Not a hurricane, flood-prone area.

My sister lives in Orlando. Her home owner insurance, went from 800.00 a year to 6,000 a year for 2023. In 2024, her homeowners went up to 7,000 a year. Your electric bill during the summer for a small 2 bedroom is at least 500.00 a month. A larger home would cost you 800.00 to 1,000 a month. Let's talk about HOA... 400- 600 a month a going up.

Our home is paid for, no we don't have a ton of cash, just got lucky when we took the freedom flotilla out of the peoples republic of NY 11 years ago, got the home at the bottom of the 08 crash. So I am done next year if my rates go any higher, they can keep the policy, going to gamble.

@@Engineer_HeathenI think it also depends on who you have for a power company. I have two AC units kept at 73 all day in a 720 SF house and my bill is $150-$160/month. I have propane for hot water and cooking, don't leave lights on and never watch TV. It's ridiculous!

I.left. My building was bought within days of the sale the guy raised the rent 700 to 1550. We had 10 days to decide to stay or go. Almost everyone from all 16 apartments left. What a shame. People from Cali bought it. No consideration. Smh

Sounds like the sellers fell way behind market rent, and couldn’t survive the cost of unit turnover. I let one tenant fall way under market. New market rent tenant was waiting for her to move out. Not *all* of Florida is seeing people leave! (If you want lower and stable rent, fix property insurance!)

Yea been here 11 years and it was a dream to escape the peoples republic of NY, no more Dumbocrats, K-12 union teacher picking my pockets. No traffic, no people, and then the Plandemic hit another Dumbocrat invention, and they all followed me here. Now Florida is just NY without good pizza, it really suck here. Got to find my next low cost hood, thinking Mississippi or Tennie, but got to convince my wife to move that is going to be hard.

I've noticed the humidity drops to 40-50% when temps go past 90F in Fort Lauderdale/Miami... vs say New England in the summer, they sit around 80-88F, but that humidity is def 70-80%+.

Lived here over 20 yrs now. Homeowners insurance cancelled on people whose roof is over 10 yrs old. Hurricane season 6/1 til 11/30. Long season. No insurance now. No retirement either, too expensive.

23 million people in Florida and growing. In my area volusia county there is developments everywhere. Prices are down around 10% but not enough to slow down the people moving in.

I grew up in Deltona. Deltona was always known (if anyone even knew its existence) as a quiet boring town. Now it feels like 2010 Lake Mary. Moved to Tampa Bay in 2019 to get away from that. Definitely more peaceful and better people, but seems like an unwinnable battle with escaping the mega load of populations.

There’s more to it than just prices and inventory levels. If average wages cannot sustain a real estate market then guess what people are going to look elsewhere to find a place to live. No matter where anyone goes in North America all real estate is priced way out of line. Land is a commodity that we have plenty of in the United States and Canada. I would live in my SUV before I would over pay for the purchase or rental of housing.

If you plan to stay and want security, why are you renting? Renting anywhere includes the risk of increasing rental rates if demand for housing grows. And that demand comes for the formation of new households as much as any population increase.

Doesn't help that over 45% of homes there are in HOAs. Thats an additional charge each month and much greater risk to owner. Imagine having to worry about being fined for how you use "your" property every week.

@@jer1776 See similar pricing in places like Queens and Brooklyn. Sure the house is smaller, but as its NYC, you don't need to maintain a car, so the finances are simpler to manage that way. Move anywhere else in the US, and you will need a very large relocation package, as there's no way you are able to purchase a used car outright if you are just starting a job

We are suffering in Indiana from these Floridians. Every 10th license plate is from FL. Over the past two years house prices has exploded, jobs have disappeared, competition for everything. Now with the locals can’t find any good paying jobs anymore. It’s all falling apart now. Thanks 👍

Just got a new manufacturer home for 9k in Port Saint Lucie Florida. I don't mind the $400 monthly lot fee, because apartments around me cost $2500 for the exact same space and size of my house I pay $400 a month for. And I live in a beautiful community, free golf,free rides to food store and Walmart

Rent is expensive in every desirable place in the country. Just because it's been under priced for so long, it makes the adjustment seem crazy. Still, rent does fluctuate based on demand and is usually negotiable. Anyone complaining about Florida should check out Austin, TX.

This is good thing, good for the people that move to a more affordable location and good for Florida as housing demand will drop causing it to become cheaper. The cost in Florida have been in a bubble since 2019 and those cost need to come back down to historic norms and this is one way that can happen.

Same thing in CA except quakes, no more gas appliances allowed in LA and Home Ins companies leaving as much as fl a d food, fuel in CA is going through roof, 7-8a gal gas is just 10 mp away. FL gas in under 3.25/gal and 80% of groceries is 15-45% cheaper than CA. You have to live in dangerous boonies in CA to get under 1500/mo for a room itself and if you try to defend ypurself from crime your racist or delusional or just plain foolish.

Same thing happening now here in Whitfield County Georgia. Every acre is being bought up at double its value and then cheap apartments and tiny cookie cutter houses are built. It’s pricing the locals out of renting or buying what before 2 years ago was affordable housing. I’m glad to hear that all this frenzied building will stop at some point.
