Will This D.C. Townhouse Ever Sell? 

I love DC. But, a listing for this price without at least one parking spot is a big no. For me, my antenna went up with the squeaky floor and door. If they don’t care to take care of something as minor as that, what else could be wrong? That's just my thinking and view.

Over 2 million is ridiculous. For that price everything should be impeccable.

@2:27 I'm pretty sure the buzzing is the exhaust fan over the stove. The display is reading "Speed 1"...which to me, means fan speed 1/low. It's probably been running nonstop for weeks and the fan motor is dying.

The hood is humming because it is “on” speed 1😂😂

No bathtubs in that place? A street with busy traffic for a family with young children.

The washer and dryer on the third floor is not working for me.

Looks Nice, but it needs an elevator. Too many annoying noises. The Black toilet is a no ( I love black). Main Bedroom is too far up. The layout is not inviting. It is lacking food storage. This is not a baby/child friendly home. Should be 1.9 million not 2.9.

Townhouse doesn't look set up for a family but as a rooming house. Investors may have renovated before recent tightening up over Air BnB rules. Not a lot of shared space and too many bedrooms for an actual family for that price.

This is a great house but where's the garage? When the price is over $2 million and you have to park on the streets, that could slow down the offers! The layout of the home does reflect the 1885 era, which is beautiful. Pricey but very nice home overall.

3 A/C units is a lot for a house that size. My home is 3500 square feet one A/C unit and its cold. It would be expensive to replace all three at once.

I'm not sure how common it is these days, but even 10yrs ago there would be homes that members of Congress and staffers that would live together by renting out rooms in a home in DC while they're in town for the week. The builders might have had that in mind for a seller who was looking to buy rental property. Thus, explaining all the bedrooms being en suites and having doors with locks on the outside.

I agree with everyone else, the parking is an issue. You didn’t show us so I don’t know for sure, but it could be storage space. I’m curious if there was a dedicated pantry and how big are the closets.

I'm shocked that it's only $3M! They didn't need a half bath in the basement. They could have used that space for storage. Too many stairs for me but I do like the house. ❤ Thank you for your review!

Yuck! Closets? Excessive bathrooms could have been used for closets or more wash/dryer space. No tubs? At least the showers could have had built in benches. Squeaky floor, cheap sub floor?? Yadda yadda yuck!

For that price you can get a beautiful home with a yard and parking in nearby Arlington or McLean, VA, and probably Bethesda, MD. Location is fun for younger folks, but need a healthy source of funds!

Tell the listing agent to lower the seat and lid in the bathrooms.. Who in the world would show a home with the lid and seat up. I want all lids closed all the time with one exception.. when my grandsons visit. It is a losing battle with them.

2.999,000 I love the house and location. But can’t afford the price.

The things I see missing is no private parking no workout/home gym, no theater room altho you could convert one of the entertainment areas for that - it just seems a little low on the amenities for a house at that price point the fireplace should be wrapped in stone stone but all those bathrooms is kinda amazing. However in all fairness I guessed the price to the dollar because it is a beautiful house and that’s a nice area in the district.

I think the hood over the stove is on. I'd start pushing some buttons to see if I could make the noise stop lol. I like it. Every bedroom having its own bathroom is cool and would be easy to rent out rooms if needed. I honestly can't say why it hasn't sold if the comps in the area are about the same.

That hum sound is a sign of bad electrical wiring. The squeak is poor nailing on the floor base and an absence of padding. That blue thin padding is something new people do to wood flooring.

Washington townhomes have some nice facades , Back when craftsmen existed , The interior has obviously been modernized to suit the upwardly mobile , I guess this is what some would call gentrification , Imagine years ago this was a hollowed out dump that someone bought and took the risk to renovate . I am sure the yearly property taxes are out of this world . I used to build in the DC area and couldn't afford to live within 50 miles of DC . One thing I used to marvel at , I'd sweat and bleed building a house in Potomac or inside the DC . The realtor was making 10 times what I made for flipping a few pieces of paper . My sister own 10 rental homes in the DC area and according to her , They are all headaches and isn't making the return she hoped . Even though she has a degree in property management . All I could say " Welcome to The Real World ". If I was an investor in DC , I'd be wary of the return of the slum , In DC it ebbs and flows , End up buying something and ends up turning into a war zone and you lose your money trying to flee . I haven't built in DC for 30 years and made my escape ,Too much paperwork fees and red tape , Not an environment friendly to renovation. It's a bonanza for realtors at the moment if they can sell

The house is squeaky and noises. You must park the car. No parking? 😊 Not for that price.

That's a great neighborhood, but no dedicated parking is a big minus! Even if you don't drive much the walk to the Dupont Circle metro is about 15 min. This doesn't seem like much, but in the dead of winter it's not a hike I'd be enthusiastic about making everyday.

Hi Jonathan, they need to fix the squeaky floor at the entrance, get some DW 40 oil for that squeaky door. And fix that humming sound from the hood above the stove, as well as replacing the bent key. It's all about presentation. It would make a potential buyer wonder what else could be wrong. A buyer should not have to fix anything due to poor workmanship. In order to get top dollar those issues should be fixed.

Wow. $2.29M. Definitely needs bigger closets for sure. I like the preservation of the structure.

The finishes aren't nice enough for the price point to me. The hvac could have been put on the roof to free up backyard space, not family friendly lowers buyer pool, no coat closet on main floor, no bathtubs. Set up more for shares.

The work on this house looks strictly cosmetic and cheap. If I come in and hear buzzing at that price point I’m immediately walking out. Mainly because I would think the upkeep on the house isn’t there. The house being over 100 years old also doesn’t help because I would have to know. Did they replace the plumbing to remove the lead pipes, has the electric been replaced and is it up to code? Just because they renovated the cosmetic look of the place doesn’t mean it’s in compliance. All I see is additional money going out the window. It’s a no for me. Great video.

The cost, Chairman Powell is most likely not dropping interest rates this year and no elevator for more middle aged and older individuals/couples who could afford the home. However, to be honest, I don’t know the home market at all in DC, so I could be completely off. Also, for that price where do I park the wife’s and my car?

The terminalogy is Primary Bedroom or Main Bedroom 😊 For me the interior color is off. Too stark in color. I'm sure it would look more appealing with a little warmer color to play off the white oak flooring. It feels like you're doing a tour of a office or medical space. IMO

I LOVE this house. I find it calming and creative. The bathrooms are divine. However, there's no emphasis that I can see on energy efficiencies, Where's the solar? Where are the heat pumps? What insulation is there? What water efficiencies are there? I'd expect all of that in new overhaul like this. And, if they exist, I'd expect them to be listed and highlighted by the realtor. FWIW I like the mullioned windows at the front of the house. They suit the street character. This is not a party house like some of the others. I could see this house being used for frequent out-of-town visitors, who are more serious than the party-types, e.g. visiting embassy folks, corporate rotations, workshop break-outs.. . It's relaxing and clean, easy upkeep, and not hotel-like as far as appurtenances. And there's scope for enjoying a personality-neighborhood, unlike many hotels.

Everything in that home is Cosmetic squeaking in the floors mean that it wasn’t Put in correctly neither Do they have proper Underlayment … I’ll just bet if you start peeling back all of the cosmetics you’re going find a big huge problem …it’s not worth what they’re asking for you would be paying the money for fixtures what lies beneath all the beauty?😂 Door are the most difficult to Put in it’s not level right and I wonder why??? Too expensive, for 3 mil; forget square footage, im going to need some acres, a few jacuzzies, garage and an elevator; also I dont want my house touching my neighbors house.😬

Bedrooms and closets are too small, too many levels and no elevator. The hallways along the stairs are too narrow and the closets along them swing outward, they should have been sliding doors. Too many levels without possibly an elevator. Patios without door access on some floors. No garage or at leat driveway to park a car and tiny backyard consumed by the air consitioning units. The property has a feeling of tighteness. The only area of the house that feels livable comfortably, is the basement. It just seems unnecessary to have that 4th level. Some of the bedrooms could have been turn in to one for a true master bedroom. Showers need another door since they are small, if they were large like the house with the blue marble wall that look like water, I could see 1 door, otherwise it looks weird and unfinished. House could use some hanging lighting and walk in closets. I understand the 2.9 mil asking with the number of levels and renovations but, because the house is renovated in such a tight, backwards king of way. I cannot see 3 mil maybe 1.2.

These remodels in DC are all the same- this house looks like it was trying to be recession proof. "if we set it up this way, we can still rent out sections of it -if it doesn't sell" This house won't sell, not to a family. They over did it- no one wants a house with no tubs, the master is on the third floor of steep steps. I've lived in DC most of my life- houses like this sit and then they get rented out. Too bad all this recession proof remodeling is making familes pass on these houses, they aren't moving into these nieghborhoods- thus making the turn over rate very high. Too bad. also, I wouldn't pay a cent over 2 mil.

I like the house overall. I think some of the finishes are not practical. Like the sinks in the primary bedroom. I’d rather have a bowl sink. Also there’s no door access to the balcony. I find that weird. You could probably get really good rent money from that apartment.

When you showed the outside I was thinking I was seeing the set of Homeland or House of Cards. Nice exterior. Too cold and characterless for this country girl!!

For 3 million you get a humming stove hood, squeaky floor, a squeaky door, a washer and dryer on the 3d level, a primary bedroom with no access to the balcony, a bottom floor apartment or space that you share with 3 air conditioning units that you could hear. For me...TOO many floors, too many steps.

Way too modern for my taste, no character. They should have just gotten something in one of the modern buildings. Looks like it should be in a condo. Personally, I’d have to rip it out and start over. Fantastic space otherwise though. I do like the bronze fixtures. Thanks for sharing.

The home is over priced. Bedrooms are small. Not one bath tub anywhere in the house. It’s a townhouse shared walls. Not much of a living and dining space. It’s really set of for two families or roommates and owner unit. Its a home that is confusing with a price that is too high. I didn’t see anything that was different .

I love the house, however the noises made by the floors and doors in my opinion make me think of cheat materials were used to rebuild the house, Also, those window designs upstairs do not go with the other designs or color for the house. It throws the house off balance. How much would I ask for it? $1.7 million because of the low quality of the material used.

DC will always have my heart. But i won’t buy there cause it’s way overpriced. This exact model can be found in Baltimore for less than $400, 000

Too modern for me. Squeaky floors is a bad sign. Humming stove vent is also a no. Too many stairs. Basement apt is good income idea. House itself is not family friendly. Friends and roommates friendly though. Waaaay too expensive!

First of all, it is overpriced despite the number of bedrooms, bathrooms, decks etc. The humming hood, squeak floors, laundry locations, roof top views are all deabreakers. The people to buy it has to be in their 20's to climb all these steps. Do they have the money? They will need to reduce the price to a mil or less to make it attractive to an investor-who then can rent out the place to one or more tenants. Good luck finding these tenants😅

Screams rooming house without shared space for entertaining guests. One would be too confined to their bedroom. Are you serious, only 1 washer & dryer above the basement area. Not to mention all the steps one has to take to empty the trash from all levels to the basement. I foresee problems if all bedrooms are occupied. A lot of traffic in this home to work out a schedule for meal preparation, storage of refrigerated foods etc. If this is a rooming house adequate closet space for linen as well as clothes. I think I missed something, do you have to get to the basement apartment from the front or rear entry to take out trash, if so a bit awkward and not private. I would pass even if I could afford.

All character has been erased. Who puts a glass entry door for a basement apartment off a busy street? Too many bathrooms that had cut into generous size bedrooms. Some bedrooms look like they could only fit a twin size bed. I would not walk up to the 4th floor for my master bedroom wing, that should have been reserved for kid's bedrooms and without a dangerous balcony for kid's up there. Kitchen is a big disappointment for a historic house of this caliber...it already looks dated.

Now, as for the hood, it is just on and a house hunter must have tried it out and left it on. The price can kick rocks. It shouldn't be more than 1 million. And that is just because of it being in DC and in a great neighborhood. If it were anywhere else, I would say no more than 800k(because of renter potential). Those mirrors are cool! I would have been there playing with them longer! I think it is not selling because of the price and because they didn't keep enough of the character in the home. The inside doesn't match the outside.

I think the house is very overpriced !! It’s not selling because it doesn’t know what it wants to be certainly not a single-family home although you could consider that for the upper floors. The lower level apartment is for Airbnb and yes I’m glad they tightened as I myself was had some horrible Airbnb experiences!!!$1999995 is competitive fair price 😊 curious about the taxes? And we also need to be fixed because it seems they just did a rush job on the project! Especially with the faux finishes at that price nothing faux ever !!! The master, oops main bedroom doesn't have a bathtub. Actually there isn't one anywhere in there. For the price I would have to have a place where I could enjoy a bath, so that's my issue
