In Florida one has 10 days to cancel/rescind a timeshare purchase. As Judge Judy says, if it doesn't make sense, it's not true ...so, if the purchase doesn't make sense.......you know what to do :) If one feels scammed, please contact the State of Florida Real Estate regulatory agency, the Florida Department of Business and Professional Regulation Real Estate Division. Your report is a civic service, a public good. Dishonest companies need to get dinged until they correct their actions or are driven to bankruptcy.
Got pulled into a presentation yesterday. Red flag one was I first got approached from a booth in my local tourist area, then had to play $40 for whatever (talked them down from $75). Went to the 2 hour presentation, they wrote everything down, never handed me anything to keep and consider, red flag 2. The salesman the had his manager and a "reviewer" speak with me, red flag 3. They kept stating it's today deal only, red flag 4. They also stated you buy into their point system, which can't be cashed back out and they can change their point value at any time, red flag 5. I said no thanks, acted like I was interested but just didn't have the money currently.
I am sorry for all the hard time given by Wyndham. The timeshare sellers lie and they take advantage of weak laws. The Congress should create better laws to protect people who are scammed by them. At least a 30-day period for cancellation with full refund, would be a good start.
Over the past 35yrs I have attended over 50 presentations. The industry has evolved/devolved from fixed week to floating week to points. I consider the point scam the worst of the lot. The sales staff lack conscience and moral compass. They promise everything and deliver little or nothing. I always bring a copy of the BBB review for Wyndham C- and a copy of the resale listing for the resort (usually in the $1.00 range.) My honest advice is to avoid these presentations altogether. Liked and shared. Good luck with your exit strategy.

It's good you put this video up. Hopefully it helps some other people avoid getting themselves in the same situation. I never bought a timeshare but know a lot of people that have and only one person was ever happy with it. That one person enjoyed hunting for the best use of their points at the different resorts that were in the program. I still think it was bad financially for them. Everyone else was miserable and just hoping to someday unload the timeshare. Don't ever sign paperwork for anything that you have not planned well ahead to purchase. The fact there is paperwork involved means it's serious and not something you should be impulse buying. If you are interested in a timeshare, research and check secondary market. It's likely there is someone out there willing to give you the same thing for like a dollar just to get themselves out of it.
This should be illegal. I’m so sorry that this happened to you. It can really mess with your finances. Instead of paying their fees, pay a lawyer who can help you get out of this contract, or to give back the timeshare. You aren’t stuck mama, hang in there. This shouldn’t be legal and my heart hurts for your family but because this is so incredibly scammy and unethical I have no doubt that you’ll find a way out. The tactics they used are unethical at best and illegal at worst. Have you tried to sell?

When I got a timeshare,it could no longer afford vacation. I waste $500 a month and $2000 a year on maintenance and you pay fees to book a stay or do anything. And the timeshare ownership is not worth anything now or hundred years in the future.
As soon as you feel that gut feeling in the pit of your stomach that something is wrong. You're almost always right. I felt that feeling that night. Next day I drafted our Rescission/Cancellation letter and sent it Certified Mail with Return receipt to the address where Rescission letters are sent to in the contract. Best decision we ever made as we dodged a major financial bullet. If you just got your TS, send that Rescission/Cancellation right away. Always trust your gut!
@@JaYvInJB what if it wasn’t certified mail!???? I did talk to someone claiming they did received it but now they are claiming it wasn’t certified… when the letter I sent was notarized.
@yasserd86 If you sent your rescission letter by any form of mail tracking, that's enough for proof. Certified mail automatically comes with a tracking number with a signed signature requirement. If you sent the letter first class mail with tracking, that is also proof. If you sent the letter with no tracking, it's hard to prove that they received it and can easily claim they didn't receive it. Good luck!
“This is like a mortgage”… yeah, this is where you’re wrong. With a mortgage, you should have actual property that builds equity. You just had another bill. Timeshares are the absolute crappiest thing to ever get mixed up with. Just pay for your vacation when you’re ready. Stop buying into a lifestyle. You don’t need to instagram everything.
Those reps are very good and skilled at their job. They take advantage of vulnerable people and play psychological warfare . Go to one and see for yourself.
And who wants to only go on vacation to the exact same location every single year ? The sales people are complete scum and they will say anything to close a sale.

I went to the Wyndham presentation in Orlando florida as well last month . They told me the exact same thing they told you . After watching many timeshare videos , now I’m trying to find a way out my contract.
So sorry you are dealing with this. My husband and I just went to a presentation in Myrtle Beach August 26, 2021 after a Dolphin cruise. You’re told an hour and a half but they want to keep you much longer. I appreciate the gifts but I don’t need any unnecessary debt or empty promises.
They almost got me 😫 luckily when I returned home I RU-vid timeshare and saw everyone complaining I immediately send the cancelation letter (priority express) I was 8 days in the 10 days cancelation window 🙏🏾
I been to a few of there presentation just to get free rooms. They have tried to break me to give in but I just tell them I don't have a job to pay for it and don't like to travel and I'm just there for there free rooms and gift cards. I know almost every trick up there sleeve. Best thing to do is not ask question and make it look like ur bored being there.
Just got out of the contract they tried to get me in Las Vegas. Cancelled the next day and got confirmation it was Rescinded!!!!!! I will share you video to help others.

They know how to make you feel safe and not worry because they hide the important aspects of the contract such as the maintenance fee's that are not fixed! They also don't tell you that its going to be extremely hard to sell due to the thousands of timeshare products on ebay. Some people are selling wyndham time shares for a $1 ! If there is a legit company that will get her out, I hope she finds it and gets out.
@@TizhaB33zdatfreak Talking to people in person and online, most people who stick with Wyndham feel cheated, but are content enough to stick around. They'll avoid future presentations, because there's no end to the pitch to "upgrade" location, buy more points, buy status, etc. People get crazy with it, booking rooms 10 months out, making sure that their maintenance dues are less than the hotel pricing. Not for me, not even at $1 on Ebay. I stay at Wyndham Timeshares, but I do it with their credit card and hotel loyalty system, much easier!
Latisha, how did u cancelled? They got me with a 2,000 “trial” for 2 years contract yesterday at Las Vegas. After doing a research, I’ve learned this is bad. I need to cancel asap.
Im so glad I canceled my within 7 days after I found out they didn't have a list of the hotel as representatives had told us. They have only cheap hotels available😅
We narrowly avoided the huge scam in Orlando as well. It lasted over 3hrs, on our last day, which was the only nice day, because of this, the kids missed swimming on the only nice day. It was a disaster

They are very clear on all the misinformation and very quiet on all the true information. They made it sound like you can’t get reservations on Christmas Day or holiday but they never explained you will pay and never get space to book . So you won’t get the dream vacation but they are guaranteed your payment and not only that they get paid ahead of time if you complain they offer you higher membership class so you pay to play .

Thank you for making this video and warning other people. All timeshares are scams. I got scammed by another company. They should be illegal. I cant understand how this is legal in a country like America. File a complaint with the Attorney General of Florida. File a complaint with the Better Business Bureau too.
let's get one thing straight. You say "the way it is presented you can not say no" that is where you are wrong. You can ALWAYS say no. You say no and get up and leave. THey can not keep you there. Get the mentality that sales people can back you into a corner out of your head. Once you KNOW that you are in control you will never be taken advantage of like that again. I'm Sorry they took you.
Need to search reviews and better business sites BEFORE getting into anything, but especially these contracts from hell. NEVER believe people whose income depends on what they tell you. They will always avoid telling you all and tell you what you want to hear. Only what is in the contract counts--remember this when buying a used car, etc.
I’m glad I said no, they say it’s one hour bull crap it’s like three hours. The biggest thing that they don’t tell you are the high maintenance fees for life.
In Las Vegas this crap happened to us. Luckily we said no. They keep pushing even though I said I was signed in to nursing school which is very expensive and my boyfriend was the only working. They put a payment of “$200” which in reality was $275 lol like really!! Well they got mad and the guys who was helping us with this great smiles and story never came back after we told him no. Ruben is his name and to be honest I don’t even think is his real name. And them it was a latin girl rude af Wendy Perez. Seriously be careful. Always say no and don’t waste 2 hrs of ur life listening to crap
I almost fell for that. We purchased it. But as soon as we got home I called their asses and canceled. At first nobody wanted to help us finally this guy at there office told me go to the end of the contract there is a cancelation form fill it up and sign it send it now. So I did and it was done.
Same except we didn't get a form. I handwrote a letter saying we want to terminate the contract and sent it out the very next day. So now I'm just waiting to hear back and hoping it works.

I called every day to make sure it was cancelled! And once they got the letter they cancelled it. They also opened up a line of credit in my name and attempted to open a separate credit card in my name which luckily the cc company itself denied me. So keep an eye out for those too!!

We found like 5 different addresses online and we sent a letter by certified mail to each one! I don't have the addresses anymore but I remember the Sea Harbor Florida one was the main one. They're online if you Google Wyndham Rescission department address.
Same thing happen to us in Vegas. Read the contract as soon as we got back to hotel. I saw all the fees and said heck no! Sent that rescinded letter 2 days later.

@@Godzilladad right! Mine dropped 20 points! For the wyndham rewards card account and comenity account (had no idea i was applying for a rewards card btw smh) I cancelled both. I never put any money down, they used the comenity card as the down payment but that was refunded. I'm just waiting for the accounts to be closed as my rescission was accepted. I hate wyndham and i dont want anything to do with them or these damn credit accounts!

At the end of the day when you buy in you pay a shitload of money for an obligation to pay ever increasing maintenance fees every year for the rest of your life. Good deal!

I found a deal online 4days and 3 nights in Tennessee (where my wife amd i were looikng at going on a little weekend trip, our first "vacation" since we got married in Hawaii, where I'm from btw and my family still lives there, 3 years ago) anyway i saw an ad for 4days 3 nights fir $99 all you had to do was attened a 99 min TOUR OF THE PROPERTY " (nothing about time shares or buying anything) but being from Hawaii i know the time share grift lol. So i booked the trip, which included 2 water park tickets also, amd i e been looking online at the fastest ways to say no and get out of it wfter the 90 min amd i came across your video. Im so sorry you got so wcammed, but if i were you i would keep posting negative comments EVERYWHERE you can, make them sorey they ever messed with you!!!!!

I'm sorry this happened to you. Something similar happened to me but I paid 200 and they are not honest with you upfront. They said I could go anytime of year but what they don't tell you is even though it's available on the hotel website there are certain dates they won't book. They also wanted to charge me 280 dollars more on top of the 200. To book at a certain hotel. There's more to the story I just trying to let you know my situation. They also try and tell you constantly that your getting a good deal.

It is so sad what is happening to this family. But they knew they could not afford this and they still fell for it. I own Disney Vacation Club, and I love it. I can also afford it and I researched the product for months before making a decision. I know that if I ever fall in a situation where I can't afford it, there are companies that rent the points for you or resell it to someone else. And since Disney Vacation Club was formed, their prices have gone up and people can sell them in no time. It is all about researching, knowing if an investment like this works for you, and learn how to say no.
I was on the verge of purchasing DVC as they started offering the Disney towers at Disneyland but my wife wanted to check club Wyndham out first and ultimately decided she wanted that timeshare instead. I kinda wish we would have done dvc instead, as I like the fact that it’s not a contract in perpetuity, and the points system is more direct, or has less 0’s and the fact that even in resale they seem to have a decent value. Honestly we didn’t get “lied” to as much as most people did since we kinda knew what we were getting into though I’m sure there were false truths given. We did get a better then normal deal, maybe, since my wife is a teacher they instantly discounted the price by half with no back and forth. Finally timeshares can work for people if they understand what it is, can afford it, and use it. But unless you want the “perks” of buying direct it’s almost always best to buy on the resale market and even if you do buy direct only get what you need to get your level of perks and then if you want to add on later seek out resale. Finally with club Wyndham I’d say be prepared to give the timeshare back to them for nothing once it’s paid in full and you know your going to use it less. Never leave it to your kids as it’s likely an albatross for your family. Finally if your not interested in a timeshare never go to the presentation, the “free” gifts aren’t worth it and usually they aren’t a requirement unless you bought a package that has it attached as a stipulation. If you do opt to go and the stated time is 90 minutes, set a timer on your phone and leave when it’s up. I’ve seen a lot of videos about timeshare nightmares and most of them go back to outright lies made during presentations. I think the federal and state governments need to pass legislation to prohibit and severely punish these actions.

We paid maybe a month and stop paying b/c we couldn’t afford it. A few years later we received notice if we wanted to settle. It ruined our credit. So we settle for $5000 . $5000 that we are still paying because we took a loan to get rid of the timeshare.
you have to pay money to attend the presentation? they gave me 4 nights stay for free in Bali with free breakfast with Marriott Vacations Club. The 2 bedroom condotel was free for my wife and I and my 2 kids. All we needed to pay for was just the air ticket.

I would suggest dont go for attorneys, they are ripoffs too, 20k, 30k just for NOTHING. go for 3rd party companies who are legally making you get out of your timeshares, like options travel, my owners updates or RLS or something. because it takes years to get out of it, along the way even if you do something to get out of it with an attorney or your timeshare property, it will inevitably effect you, just like a home going on a foreclosure, it will stay on your credit report.
Thank you for making this video, because I just received a call in regards to Windham club, and I was trying to find out more information about it. One of the things that I found interesting was how they got my information, it was out of Atlanta home show where they were putting a prize for like either $5000 or $10,000 that you could win, and I filled out for it, and that’s how they got my information, do you know how they receive your information or do anybody else know what tactics they used to get our information.

Hello, While I appreciate the video, I am REALLY more concerned for you and your family. The first thing you have to do is to take accountability for your DECISION making. Both at the timeshare and before it. I think you mentioned that you said to the rep, you had maxed out your credit cards to go on the vacation. I AM MORE CONCERNED about that than the timeshare. Please, please please take some time to read and research on personal finance. It can help keep you from other bad decisions in the future. I am not bashing you, I want the best for you and your family.
So sorry you were scammed. We just walked away from getting scammed into getting a timeshare that they called "vacation share" We had to get quite firm and forceful. Best of luck to you

@@maryurirodriguez6893 i was able to file a dispute on my credit card which I used to do down payment and was solved in my favor, not sure if contract is or is not valid anymore, credit is affected but I just keeping up with all my credit cards in case
Remember you are free to leave at any time even if you lose your gifts. That is better than buying a timeshare!! I go there for fun because I like messing with them. Do not go to a timeshare presentation if you do not know what you are doing. You will get taken advantage of!! Sorry this happened to you and your family.
Good for you that you did not sign. For me o get calls left and right about My missing payments. I have not paid since January I believe. I refuse to keep paying them my hard working money
