I visited sector 18, 20 and 22-D to see the ground reality of these plots in July 2024. He is right in saying that it will take at least 10-15 years before end users can stay here. It is all empty land. 22-D was a horror show with tall weeds growing on the main road as if no one has come here for years. Sector 18 was the only sector where some activity was going on. For regular people expecting to either make a home or rent it out for some income, this is not yet there.

Sir ji thank you for your efforts and give true real picture for the properties... i am a salary person and confused that i will apply for this scheme or not because 300 meter is looking suitable for me for future prospect as per family but my salary is around 70000 and in a dilema to continue to live on rent or to apply in this and give all my income in emi because i will have to take loan for this.. Right know i am lokking ready to move in flats in noida of 2 bhk where they are coming of 60 lakhs as per delaer ...property like nirala estate But confused what to do like to save my money and invest in secured thing and invest at right time or should i go for yeida plots or 2 bhk flat Please suggest if you can... Ye Authority map kyu nahi released karti, proper map of development area in there scheme, example, school, hospital, market area. kuch idea hi nahi milta kaise development hogi. plot scheme se pahle waha kuch us area ke govt office bhi allocate hone chahiye like eletricity department, water supply unit. bas plot dene se kya hoga?

There is a clause that possession will be after 6 years and one clause is that you will you have to construct or pay fine. This fine is applicable after possession is given or what?

The fine is applicable after the registry. You need to construct a house within 3 years of time after Registry.

As per the broucher, possession will be handed after 5 years, then another 3 years for construction.. roughly 8 years, and penalty is too high.

Mark my words, even if the Airport is functional today...it will take a full 7-8 yrs for a Full operational Airport..and then another 7-8 yrs for end user's residential use.. So overall, it's like 14-15 yrs in total for it to become like Noida sectors that are close to Delhi.. (Understand there's a lot of vacant sectors in Noida abhi toh, fir bahut ssare Towers me koi Buyers nhi hn, poori India thodi Noida/Greater Noida me ghar le rhi.. Noida vgrh se bada market Delhi, Mumbai, Chennai, Kolkata, Bangalore, Pune, Ahmedabad, etc hain jahan ghar log lete hn bhai..) Good for Black-Money-holder, they can buy the farm land and forget about it..🎉

please make a video on the toll charges which are now forcefully taken at yamuna expressway exit 2 near galgotia university while going from noida to jaypee sports city and sectors like 17, 22, 25, 18, 20 . Even the flat owners of jaypee sports city township are forced to pay toll of 30 rs. if there is no free movement to the sectors of yeida from yamuna expressway, how this area will be developed

Main points - Plot will be handed over after 5 years Manual draw se nikalega (almost setting hogi logon ki) Additional cost around 15% on each plot as per document Option 2 and Option 3 payment valon ko tab milega jab option 1 vale reject karenge Agar future mein kisaano ko additional paisa Dena pada toh woh customers se liya jayega Plot ka size 10% kam jayada ho sakta hai......additional amount toh le lenge but agar size chota hua toh Paisa Kam hoga yeh kahin mention nahi Kiya Isiliye soch samajh k kharide

Ye aapki soch hai, jis rate mein financers aur dealer sale kar rahe hain, usmein galat hai invest karna aur jis rate mein authority de rahi hai wo rate sahi hai, baaki aap khud dealer ho aapka kya batana.

Ye sir ji acha bolte hain lekin inki baat par aankh band kar vishwas nahi karein. Itni mehnat koi charity ke liye nahi karta. Apka vishwas jeet kar ap ko kisi aur ke project mein motivate karenge ye. Aur yadi aapne yahan logon ko aisa nahin bataya hota to kya wo aankh band kar vishwaas kar lete. Dekhiye agar kuch aware karna hai to logic ke saath karein, aise hi hawa mein kuch bhi naa bolein.

rai theek hai, buyer ko apni capcity and risk dekh kar le sakta,,,maine DDA 2014 mai apply kiya tha,,flat bhi ready hai,lakin 10 saal mai bhi narela koi rahne nahi ja raha hai...aur flat bhi bahut chhote hai. Jever mai ek baat theek lagi ki market rate 70000 hai or authrity ka 26000 to profit to hai.

Booking profit could be a challenge if the market price is on the decline because finding a buyer in those circumstances would be very challenging. Moreover, as the gentleman explained that the authority has a huge land bank, so it'll keep coming up with schemes at a much lower price than the market price, thereby stabilising the prices and bringing the two prices closer to each other.

Bro isi jagah pe 2010-12 me bhi plot allot hue the, kya wo ab 12 saal baad bhi rehne laayak ho gaye? 12-14 saal me unka price just 2.5 times hua hai but end use toh nahi hai. Kya pata end use aane me 10-15 saal aur lag jaaye

Bro at least koi to hai jo negatives point out kar ra h .....baaki to sb jewar, expressway,filmcity, fii investment, metro ki goli dete rehte hai aur ghatiya si ghatiya property ko bhi advertise karte hai.

With due respect, kuch to undecalred vested interest hota hi hai jo itna tayyar hoke sab kaam chor ke video banaya jata hai. Thoda pinch of salt hota hi hai. Lekin sun lo sab .. jisko allotment milega wo double mein sell kar sakta hai . 😊
