It's silly to think of renting as throwing money away without actually thinking about it closely. As a homeowner you are also spending money on interest and opportunity cost on your down payment. Not to mention renovations and other homeownership costs. If you diligently reinvested you might end up better off.

Not true ,based on say 10 years time frame, u cash up front for investment at most is 50 or 100% return..which come with a risk..pty is different, your cash upfront Likely 300-1000 % depending on type n quantum of ptys..this already proved based on data.

@@chinchowpowpook The major US indexes trend upwards over the long term. S&P 500 has gone up 2.8x in the last ten years. So with your down payment+DCA the difference between mortgage and rent you are better off. Real estate is not risk free. The cash on cash return on real estate is not guaranteed. 2013 was the last peak and people who bought condos at that peak have not universally turned a profit. Unless you can consistently pick the right properties(risky), you can just as easily make a loss. There are non financial benefits of homeownership, but from a purely financial standpoint it may not be the best choice.

@@chinchowpowpook Not true. S&P 500 has appreciated almost 3x since 10 years ago... In the long term it will go up.Your 20-25 percent down payment+DCA the difference between mortgage and rental most likely can buy a condo now. Don't forget that there have been many years where condo rentals have stagnated so that difference is bigger. Also not true for Singapore properties; what data are you citing that suggests that your cash on cash return will likely be up 300-1000 percent in ten years? Unless you are consistently flipping properties(and have a place to stay otherwise), the returns in the condo segment is not that great.

I agree but it can't be a better than buying a home. Subject to inflation, rental rates also spike up like in current market. You can always bring relatives and family for stay in your home without hassle or permission as compared to rental homes. You can one pets, focus on family and not worrying about maintaining the rental property in utmost condition. You don't have to worry about changing your address particulars for decades etc. Minute details as it may seem, but yes it matters. Having said all that rental is not a bad choice for short term ~10 years especially if you are planning to move around the world for job.

@@MrKar18 So you are focusing non financial aspects. Actually I care more about keeping my own home in a good condition than someone else's since wear and tear items get replaced by your landlord. I also own multiple dogs, but it is not too hard to find a rental that is pet friendly in the private market. As far as the financial aspect goes; my wife and I own multiple investment properties in SG and the US and rent my own home for peace of mind. BURL. Buy utility rent luxury. I rent somewhere I actually want to stay rather than think about the investment factor, than treat the real estate I own as an investment. I get that this is not for everyone. I DCA spare cash into stocks and other investments.

BTO prices are still affordable, it remains same price as 15 years ago. So what are these mid 20s people asking the old people for? In hope of magic formula? Mid 20 s people should ask those 8 - 10 years older than them who went through the process, because they handle the problem not long ago…the people in mid 40 to 50 handled their problem 20 years ago which is almost irrelevant today

Just total propaganda to get people to get married earlier, in hopes to raise birth rates. This doesn’t solve the hideous inflationary rates in Singapore and outrageous prices in property.
