I bought a place at partition sale. It has dirty title due to a judgement. I am just patiently waiting for it to expire. It’s one of the best deals I have ever done.
I was a seller who tried to sell and found out the title company I used didn’t do a proper search and apparently there were over 8 heirs and it was a nightmare trying to resolve. This stuff does happen and you are going to want insurance. You always think it happens to someone else but it does happen
22:00 Phil so did you have to wait 4 months until you closed on the property because if not the 70k lien could be called due, also to quiet the title sometimes it can take 6mo to a year to clean depending on if or how many liens.
None! We've never seen it in any of our deals in the past year. I literally had to Google it because I was completely unaware of a title insurance alternative like that. Thanks for sharing. I'm investigating it now.
For a condo that you live in? In other words, who are you trying to appease? The right windows can really make a huge difference in reducing outside road noise but they can be very expensive. That’s why I ask who you are trying to appease.
@@freedom_mentor I'm doing it for myself, it can get pretty noisy. If your wondering why I don't move it's because the housing prices are pretty high as you already know.
Biggest takeaway for me was the statue of limitations & how to not get suckered out of my earnest money by doing the proper research and making sure the owner is the sole and legal owner & not trying to go to probate.
I heard a horror story of a title company cleverly inserting an indemnity clause into their policies. Thats about the worst business practice ive ever heard of. Thanks Phil
