Id say when an inspector says it's perfect ..... Runnnnnn no house is perfect and will need work but to thos extent runnn get another opinion don't settle for it's perfect runnnn

Much as I like the show, Mike does this rapid fire info dump on a lot of people who don't know what half of it means. Might make him look knowledgeable, but that kind of techno babble can put people, (and I mean audience), off.

So, what are home inspections supposed to do? Is there training to do that job? Is there recourse for poorly done inspections? Where is the accountability?
Seem like he was trying to build a separate dwelling rather than a garage, but wanted to bypass the regs for that by calling it a garage, which is why he really had problems. At the end there it looked like a separate house.
She said: if I knew of all the problems, I wouldn't have bought it!!! That is the exact reason, the inspector didn't tell her about those things!! If passing the Home Inspection is contingent of sale,, run to a lawyer and look for a general contractor or professional engineer!!!
Any home inspection that includes "Contingent on sale" and you like the house, HIRE A PROFESSIONAL ENGINEER. IT WILL BE THE BEST MONEY YOU WILL EVER SPEND!!!!
Finding a home inspector is a word of mouth venture. Forget inspectors that are associated with realtors, because they are more interested in that 1-5% commission on the sale. Since he was a bad inspector, tell all your friends and neighbors not to use him. Even enemies should be informed!!
Mike, I know you're in Canada but I really need help. I live in Ohio. Bought a house 2 years ago. It's an older house but since I moved in I've had multiple issues. Small septic tank that over fills with drainage water, flooded yard that smells like sewage, bedroom floor collapsed because the floor joists had rusted nails and no joist hangers. Floors are all wavy, toilet stack is cracked, no insulation in walls or ceiling, no ground wire on electrical plugs, old windows that leak water when it rains, shallow crawl space, no furnace only wall mount propane heaters. In the garage all the sill plates and studs are rotted out, garage is leaning, concrete is cracked and crumbly, old style ceramic fuses in garage, no ground plugs, ceiling is sagging, garage door has 2" cracks on both sides, too low to get my van into. I know I should have gotten an inspection but that was a condition of the cash only sale. I did take my dad and an Amish contractor to look at the place but they both agreed that it was a good investment. I bought what I could afford and now I'm living in a house that's crumbling. There has to be something you can do to help me. I'm not married, 54 yrs old and disabled. no kids except my 2 GSDs. They love the fenced in half acre but the yard is so muddy right now that when they come inside they are caked with mud. The mud creates dust and I breathe it in. Since it smells like sewage I don't know what I'm breathing in. I have to wear a CPAP at night and I have to change the filter once every 2-3 days. Please Mike, I need help and don't know where to turn. Some have suggested tearing the house down and starting over but I don't have any money to do that.

the dowsing part was so stupid! i want to know all the places the pseudoscience "found" plumbing only to have it proved to have found nothing once a hole was dug. holmes is encouraging people to believe this shit by not showing how it's no better than lawn darts at finding hidden plumbing.
It was smart on the homeowners part to make copies of the original paperwork, and being vigilant on the comings and goings of those workers. Hopefully the homeowners took that contractor and his cronies to court over all of this.

Yard is flooded, septic tank is too small and storm water fills it up causing sewage to sweep out. While yard smells like septic. No insulation in walls or attic. Very narrow crawl space so I or contractors can't get in. Floor joists gave away in bedroom causing dresser to tip over. No joist hangers and rusty nails. Electric plugs have no ground. Just 2 prongs. Holes in Soffit where birds and cats get in. The toilet is sinking from the soft floors. Sill plates and studs in the garage are rotting from all the flooding in the yard. Insulation in the garage has asbestos. The ceiling in the garage is sagging in the middle. Paint on the outside of the house is just primer. Windows are not insulated. Front door seals leak air. No HVAC system. Just ventless propane heaters on the wall. I have a lot more going on with the house. It's gonna cost me thousands of dollars I didn't count on when buying the house. I need help and don't know who to turn to. I bought a lemon house because it was what I could afford. Nice neighborhood and I love my back yard when it's not flooded. My trees are dying because of the flooding. Please, if you know someone in the U.S. that does what you do I really need their help. Please, I'm begging you.

With all of those issues in that house, I'm surprised it wasn't condemned when the bowed basement wall was found. I hope that inspector was fired for missing all of those issues that were essentially in plain sight.
