Hey! I recommend asking for a reference if you were to skip test cleans. Definitely would go with a sub that has a small team and good reviews. You could have your new cleaner join your other subcontractor for a clean and get feedback from them. Or forgo test cleans/reference, send them to a client preferably a vacant home cleaning - show up after to check things out. Just gotta make sure they are on the same page with you about how the partnership will work

Exactly! When you look on the bright side, it’s easy to see how all of this is a blessing. It’s great that you lost so much help before you take on bigger commercial deals and potentially lose out on a big client(s). Are you going to have all those ten cleaners do test cleans ahead of time and then keep them on call? I’m curious because I’d be toast if I had to go clean. lol
Great point! I didn’t think of it like that haha Never know how things turn out good or bad. For commercial cleaning, I’m just gonna send them to the job, do a walkthrough first so they know what to do, then check their work after the cleaning. For residential I do a test clean first or have them go with one of us to clean
@@toastybrown yeah, we are always being helped along our path if we look for the lesson. It makes sense that you do it that way for commercial because it’s tougher for them to take your client. I’m really curious if you let cleaners know it’s a test clean because I think they may act differently if they know they’re being tested.
Have you tried finding contractors on fb groups? What advantage is there in hiring from existing businesses other than their ratings? I don’t see how they would be so compliant in terms of signing your contracts, doing any background test, or doing your work instead of their own if there is any scheduling conflict.
Hey, yes I find contractors on FB groups too. The main advantage of existing businesses is that they have a bigger team to take on more jobs. Usually it's owner operated. I don't really have them sign contracts and if they don't want to do my jobs or can't - I just ask they give me a heads up with some time so I can schedule someone else
@@toastybrown The team idea makes sense, but I still feel like this has a lot more chances of trouble. Do you ask for proof of insurance? It would be great if you could possibly share what troubles you have run into doing things this way, as it seems more risky.

I haven’t had too much trouble besides the subcontractors moving away lol I can probably make a video about it. As long as you set clear expectations with them that this is a partnership and you will provide clients/handle everything, you’ll be fine

Thanks Rich! Yeah I can make a video on that. I have a walkthrough next week Thursday with a medical facility so I can use that as an example. In the meantime for all my pricing, I always start with how much this cleaning will cost me which is and then add on the profit im looking for ($300-500/month minimum for commercial). Costs I break it down by - how long will the cleaning take? How many cleaners needed? Scope of work? Then add enough extra to *net* $300-500
I’m still trying the figure out how to price lol. But what I did is call other local companies for quotes and just charged the average of that. You gotta start with your costs and then add profit on top basically
@@thatboi-q7k LLC, general liability insurance, business name/logo, Google business profile, Google LSA, 1-2 cleaners, website is optional at first but helps people trust you. I’d also recommend a CRM software to manage everything. I customized one for the cleaning business if you need and also do web design. But that is what you need at first and you’ll be good
Great question - they are expected to have their own supplies/equipment as subcontractors. If you reimburse them for supplies they might fall into employee category so gotta be careful
You have to estimate your costs to complete the clean, taxes/processing fees, and add your profit on top. I recommend calling a bunch of local cleaning companies in your area and see what they would price a 2/2 1500sqft for a deep clean. Then you can figure out the average and how they price. For initial deep cleans, I charge $0.30/sqft. This works for me but it might not work for you - how to price is pretty subjective. Your best bet is checking prices in your local area this way you can stay in line with your market.

Hey Austin. Would you say that it takes about 6 months to achieve $1000 profit with the remote route? I was thinking that number is achievable within 2 months if you’re constantly making calls and sending out emails to people building managers, project builders, etc. It seems like you were doing a lot of the cleanings yourself at the start, but I’m not sure of all the details for your first 5 months.
@@TrustyCases-e2q You could reasonably hit $1000 net profit your first month. Depending on your startup costs and advertising spend. Definitely by month 2. My growth has been a lot slower because for the first 5 months I only used Yelp ads and fulfilled most of the cleanings with my gf. I also was still focused on doing SEO/web design for other cleaning companies instead of growing my business. Doing Google LSA, cold calling/emailing building managers, and having a reliable team of cleaners - you can scale pretty fast.

Although, I may not use any paid methods starting out, I feel positive about cold calling 1000 people in my first month as a way to start earning fast. Nah it was only a 2 bedroom/2 bath 1200 sqft apartment. But the place was completely trashed, dirt caked on every surface. This is a “heavy duty deep clean” and we always charge $1000+ for this type of cleaning. There was another one that was the same size but there were spiders, roaches, cat pee everywhere, and wasn’t cleaned for 14 years. We charged $2300 cause it’s technically a biohazard. So it all depends on the situation
@@toastybrown Whoa. That must have taken more than a day unless you had a bunch of cleaners or some all-stars. I have been learning from Khari Harper for the past 9 months, and he only has listed $170 for heavy duty deep cleans on his website, which always stood out as odd because not all deep cleans are the same.
It took about 7 hours with 3 cleaners but they worked really hard lol. With higher prices, you can of course pay the cleaners more so it was worth it for them. Khari is dope btw he gives a lot of great info. But that exactly why I stay away from booking form right now - every clean is different from my experience.
@@OneAwareness1 I have a booking form on my website but I find it hard to price accurately. Usually the homes are in worse condition than expected and the price is too low. I prefer to talk to the client or do a walkthrough so they understand why the price is a premium and what to expect in the cleaning.

You can also ask for photos of the main areas - bathrooms, kitchen, bedrooms to get a general idea before pricing. If the house is big enough, I find it worth doing an in person walkthrough. My time is pretty free since I barely do cleanings
@@Mikeppodcast You can brand yourself through your marketing material - website, photos, etc. Clients only care that your service is reliable and high quality. It’s more important to be profitable at first and then eventually switch to employees/branding more
Hey bro, how do you personally deal with nasty rude customers and cleaners messing up, like they are late sometimes, you have the customer calling you etc. A super headache this part of the business is. How many cleans does something go wrong, for example 25% of cleans have some sort of issue.
Hey man, definitely can be a headache. When dealing with customers - always stay professional. If they are too much to deal with, I’d weigh out the pros/cons of servicing them. It’s ok to let some clients go if it means less stress for you, you’ll 100% get more clients. For tardiness, give your clients and cleaners an “arrival window” of about 30 mins - let the client know the cleaner will arrive between 9-9:30am for example. Also set clear checklists of what the cleaner has to complete depending on the type of job. Start looking for more cleaners if the ones you have continue to mess up or are late. It’s a pain but there are people out there who will fit your expectations better. I’ve only had 2 complaints so far. I’d always offer to have the cleaner return to make up for it or partial refund if needed.
How long did it take you to start getting calls on google lsa to reach the 10k mark? I’ve had mine turned on for a week now. 3 calls, 2 disputed & 1booked. I’m on day 5, no calls. (San Antonio,Tx)
@@BaileyBuckner-k1e I start getting calls usually within an hour of turning LSA on (South Florida). My budget is set at $250/week. But there are some days I don’t get any calls either. I hit the 10k mark a couple times now because I landed some jobs that were $1k+. There’s not really a set amount of time it takes, it’s a matter of sticking with it and closing as many calls as you can. What budget are you putting at the moment?
That could be a factor but LSA rotates the businesses who show at the top. I’d say add more photos of results to your profile and get more Google reviews if you can from past clients/friends/family. This will help get more calls for your budget

Ahh that can be a challenge but I’d recommend just doing a small part each day. Like getting your business formed, then insurance, finding a subcontractor, etc This way starting won’t feel so overwhelming
