Only builder I’ve seen do that in the burbs is Chesmar. But also most developers are building homes up to an X flood plain on new developments. So flooding is less of a concern. Pretty straightforward here. Stuff outside of the city is usually between 3.2-3.6%. Goes down over time as MUD bonds are paid down in the community. Schools and MUD taxes usually make up 2-2.5%. In the city you don’t have the mud tax so you’re usually in the low 2s before any exemptions you qualify for.
