A Naples hidden gem I didn't find out about, till years later after buying in a different community is Coconut River Estates. Its a NON mandatory HOA and boater friendly gulf access community. They do have an HOA but its not mandatory and its only around $550 a year. If you join you get access to the community boat ramp,pool, tennis,pickle ball,yearly events like food trucks,concerts,bbq,and club house. Even if you don't live in one of the waterfront homes with direct gulf access you can keep your boat at your house and use the community boat ramp. As a boater its unique hidden gem for Naples. Didn't even know it existed or that an HOA could be optional until someone we knew purchased a home there.
Never liked HOA's. You pay for the priviledge of being ruled by an oligarchy. Good to know one does not necessarily have to deal with that oddball governance structure in FL.

Owned a condo in Villages of Emerald Bay, right next door to Bay Forest, from 1990 to 2005. Watched the building of the multi story condo building right next to the fence separating Bay Forest/Emerald Bay. The cost of purchase is just the beginning. HOA fee will be going up substantially due to cost of insurancing the community assets. Add in insurance for your unit, taxes on the rise, updating unit( there older) and it adds up quickly. Buyer beware. We left Naples in 2014. Just in time to avoid the craziness.
Unsure of starting date. I've heard this is going to be quite a while, it's in the early stages. Yes, I too have heard it will be a 10,000 door community separated into sub communities on both sides of Corkscrew road. With every golf community there will be HOA fees; bundled golf communities in this area are the most affordable other than pay-as-you play public golf courses!
Valencia Trails is also great!!! It’s located more in North Naples. Also a 55+ community so not necessarily a perfect fit for everyone. Love the amenities and the fact it’s newer construction!!!! Thanks for your comment!

NO!! Wait til 2025!! Rates are ridiculous and PRICES are even worse!! *Of Course Realtors will always say, “Buy Now”. Foreclosures are coming (2025), inventory will increase and prices will drop! Wait it out.
Thank you!! That's a great question, and also a tough one. I would say April-July. A lot of sellers list their home with a realtor in January and have a listing agreement for 6 months. If you can buy homes that haven't sold through Peak season "Jan-April" sellers start to get more impatient in the remainder of of that listing agreement... Aug-November is also a good time, less traffic than April and May, but lower inventory levels and less to choose from.
I would recommend go to Naples and drive around and see it on your own eyes. Many places along the beach were totally flooded in Sep 2022 ! 10-15Feet !
