I wouldn't probably quit watching Enes. I think that pays him to say nice things about the property. But Arvin also needs Enes to exaggerate so that he can give us an informed view. In other words, there are other good videos that Enes produces which Arvin has not commented on, and I do not want to miss out on those too.

San Clemente local here! Yeah it’s way too expensive, obviously. I will say it is the best single piece of land in southern Orange County though. Right next to Tresles, the home of the World Surf League Championship. What’s even more interesting is two doors down is Richard Nixon’s place. Someone bought it in the 80’s and has been trying to sell it for the last decade or so with no luck. The story with that house is even crazier than this one. I think they’re asking like $65m. Also the hill both of those homes are on is actively eroding. In February 2024 it had to be covered with tarps for weeks and multiple houses nearby slid into the water. I give it 20 years before it’s in the ocean

To be fair, the power plant has been inactive for 10 years and on its way to be fully decommissioned. Still has spent fuel rods on site, but no meltdown danger.

I still wouldn't buy there! Plus you have to cross the tracks to access the beachfront. I used to do it in Carlsbad as a kid, but for 55 mil?! I would want walking access to the beach. Safely.

There's no reason to fear living "near" a nuclear power plant in the U.S, especially a decommissioned one. They are so over-regulated it's ridiculous. It was put off-line when a fault was found (below any danger level to the public) and then Enviromental activists "We want green energy, but not clean energy" filed lawsuits to shut it down, which inevitably happened.

Another thing to be fair. Regarding the train, if it's only Amtrak it has a distinct sound and is a short train I can get used to it. The problem is the air horn on freight trains. How many times the horn is blown per crossing must be considered. It can get out of hand even during the day let alone at night. There are movements to control the decibels by having a recorded alert at the crossing so not to wake the entire state of California.

While traveling many years ago, my ex and I met a couple from New Jersey. While they were in Barcelona, we took them to our favorite Italian restaurant. The guy wanted cheese on his fish. The Italian chef/owner didn’t want to do it, because he said cheese is never served with fish. The guy said, “but I’m the customer and I want cheese on my fish!”. Chef repeated that it’s not how they do it. Finally the chef acquiesced, and served the guy cheese on his fish. This mansion may not be the equivalent of cheese on fish, but other mansions you have reviewed definitely are 🧀 🐟 🏠 😂

The chef kitchen, courtyard fail, 4 car garage into a gym, the bad landscaping, random "spa" , small area for dogs , low ceilings in some areas, awful "bar" stuck in a corner for 55 million in that area where navy seals & other military trains constantly, a decommissioned nuclear power plant ect within a ear shot ect is going to make this really hard to sell ... it could be really nice with the changes you suggested but still that's more money into an already over priced property! I don't even watch Enes videos anymore because of how much better of a job you do, you're honest about the pros/cons & throw some humor ect into your content which makes it all around way better to watch! Keep killing it as always look forward to your next video!

The area is so boring too. AND That train… I lived atop a huge bluff in San Juan Capistrano over that track, just north of this property, that train is loud and annoying. Moreover, you can hear the explosions from Pendleton alllll the way to Oceanside and alllll the way to the hills of San Juan Capistrano. It can even shake the house. And the helicopters. Don’t get me started on the helicopters

55 mil IS insane for San Clemente! I grew up in Carlsbad/Encinitas and Del Mar. San Clemente, that area just north of Camp Pendleton. Do folks realize how much bombing they do there 😂😂😂 My guesstimate before the end: 15mil MAX 4 mil for the water frontage. 🤷‍♀️

The kitchen was very frustrating for me, the colors were bad, and second dishwasher, the one not next to a sink, how absolutely stupid. Carrying dirty, dripping plates over the floor simply isn’t going to happen. That second dishwasher will never be used. It probably won’t matter though, as there won’t be many dishes anyway. The dining room only seats eight people.

Disagree with the olive trees. If you've ever actually lived with olive trees... You either have to pick the olives or they will fall to the ground. Either way they create immense work or immense mess. Both are undesirable for $55m.

When I saw the gym equipment in the garage, I was like 🤔😮😂😂. I had that setup in my old $150,000 house. 🤣🤣 The kitchen layout is bizarre. The spa is ridiculous. And the bar is incredibly disappointing. 😂😮 And finally, there's 3 security gates by car, but the property has beach frontage which could easily be scaled.

I went and checked out this location on Google Earth. To be fair, it isn't right next to the San Onofre Nuclear Plant. The plant is actually several miles away. But I do wonder how much Enes is making for touring these places. A week or two ago he did another Max Nobel property, that seemed more like an art gallery. You should do that one too.

As someone from the south of Spain, I agree with you. I left a comment some time ago in other of your videos. That one , I think it was Enes as well, he called it Andalusian style. My opinion is the same here, there is some resemblance, but it is the American's take on Spanish (or other mediterranean countries) mediterranean style. Btw, you got a nice Spanish! I live in San Clemente. The nuclear plant has been shut down over 10 years ago by concerned residents! One thing to note is that the nuclear waste is STILL ON SITE and the state is unable to move it because it needs special permission from other states (Nevada, Arizona) to travel through to be dumped down canyons (or wherever it will be disposed of). And the train! It used to honk its horn countless times around that corner but has since stopped because residents were fed up with the sound - so the train no longer honks. I have not been on the property, but I am sure the you can smell the diesel and certainly hear it rumble by as the wind blows in that direction daily (but honestly probably not as often as one might think). I am actually against the train going through our town since it takes up SOO much beach frontage. There is absolutely no reason the train should pass through our town considering it's only a 5-mile stretch of track. I want it to be turned into a beautiful trail connecting all of our beaches together! That would improve home values haha! As for San Clemente itself, the town is great! Homelessness is low, the history is amazing, and the safety (or feeling safe) is great! This home is within an exclusive gated community called Cypress Shores and does demand a high price tag for even more security - BUT there is NO beach frontage at all! The train has taken that :(. Sooo The home is not worth $55mil, maybe $35-$40mil, but it's hard to justify a price on something like this as it will be a purchase based on emotions IMO. As for the military base, it is actually nice and cool seeing the black hawks and plane/copters flying around. Rarely do you hear the bombing (which is very occasional) and there is no shooting sounds at all. The helis and stuff fly over once or twice a day but aren't really a bother as the sound is gone within 30 seconds lol. All-in-all it's not worth worrying about - except for that dam train lol! Brings back memories of School of Infantry SOI. I thought Arvin would criticize more the lack of the grand room when you walk into the property. I didn't see a wow factor for a 55M house. No gym, no movie theater, no night club, no game room, no library, in a 55M house with 12,000 square feet where did all the space go?

I was glad I wasn't the only one who felt that the kitchen color pallet looked off and the lack of vegetation on the property made it look sterile. Additionally, I really dislike the black-stained wood pillars and planks in the ceilings. But when Enes showed brief clips of the house taken before the recent owners "upgraded" the home, none of those issues were there. The kitchen looked really beautiful, the wood in the ceilings wasn't stained so dark and there was lots of lush vegetation around the property. The "$10M upgrade" seems more like a downgrade in my opinion. BTW: Arvin, you missed something - besides botchy ball, you mentioned that lack of any other types of activity courts, but there actually is another court. As you enter the driveway, there's a court on the left that looks like it might be a pickleball/basketball combo court. You can see it on any satellite view of the property.

The best room in this house is the laundry room. The kitchen is sad. With a lower flat ceiling, the last thing I would do is contrasting dark beams.

This house is missing literally every single recreational feature that a house of this price could or should have. No volleyball court, no real gym, no theatre, no rock climbing wall, no lazy river, no tennis court, no basketball court, no real game room, no bowling alley, no slide for the pool, no built in barbecue island, no fire pit and no sauna. This is a $10 million dollar house with a $55 million dollar air ball price tag.

Without the dense, multi-storey buildings of the city, sound travels far and free. My parents have a house in a quiet suburb. The railway is almost a mile away. Sitting on the veranda in the quiet evenings, I not only hear the wheels of passing trains clattering. I can hear the station announcing their arrival.

No garage??? Ocean air is terrible on cars. Not to mention the heat & wind. Where are they going to store their vehicles? I'm surprised the space is limited to four. They should have kept the mud room. Maybe added a half or three quarters bathroom. For those times when you're rushing in to pee after a long drive. Cut down on the gym equipment & put that in one of the awkward places.

Externally, the house is beautiful. I'm willing to bet there's no irrigation system which is why every bit of vegetation looks anemic. Entryway didn't do it for me. Interior is Germanic with the gothic chandelier and dark wooden beams, which is weird. However I like the layout for the most part. Obviously the train is absurd, but I really think you're overplaying the proximity of the power plant and military activities. The gun range, for instance, is a 37-mile drive from this house. Don't think it's gonna be an issue. The power plant is 5 miles away, and nuclear is by far the safest form of energy production we have aside from setting up a mill in your own creek.

- My dining table is seats 8-10 and if extended 12-14 comfortably - The mix of plaster walls, exposed brick and wooden beams is cool. - Pianos... haha got one too and don't even know how to play it but there was room to fill. - Property lacks art work! - Having to go through the chefs kitchen when wanting to work out is an opportunity to grab a protein shake after your workout. - Ceiling heights are an issue in many properties including in my latest one where room height is just about 3m - Room size depends on how you live and entertain... so that's the first thing you have to ask yourself before deciding whether you need a "great room" or more something versatile and of which size. Also too large space can make you feel lonely when you're single - also depending on finishes and layout though. - That's not a real massage room :-D ...well not really a spa area I agree. - Pools when large locate stairs on the side so you have the full length for laps, when small maybe consider an "endless pool" and for some spaces I even suggest looking into a hydraulic floor pool so you could increase terrace space - Wait the military bases are not your private security details? ------ Maybe I should share my - one story - apartment here too so you know where I am coming from in terms of realty preferences after commenting that much on your videos… Well this is the design brief which I gave the interior designers before closing the deal in May and the whole project should be finished around October but here we go: ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE--zYHuhzuCjE.html So this is really me and my weird, eclectic, creative taste and yes I made this whole design brief due to my complete lack of CAD skills in PowerPoint because aside from Excel that’s the only program I know how to use properly. Arvin, Salam. Thanks again man. I think your emphasis on space created due to the architecture is enlightening. It's spaces like that, that makes me wonder what Max Noble would do. Arvin, what makes Max and his builds so different. Is it because he is both builder/designer and thus has his hands in all the details? Why do builders miss the mark in these small little details and yet Max's somehow pulls it off with something that would of made that area look ceiling to floor, modern. Again, thanks for your work.

The biggest interior mistake in my opinion was going so dark on the wood ceilings. A lighter stain would make every room brighter with all the natural light from the windows as well as drawing the eyes upward toward the high ceilings (where they exist).

California Spanish or Mediterranean is in line with the Spanish missions...The missions were not necessary or relevant in Spain. The homes in Sevilla have some similarities, but most Spanish homes of the time period are in the older parts of the city on small streets. And were not designed with California options for wide and sprawling. Downtown Mallorca has homes with the stone and wooden balconies mix. Other than that, "tienes razón que California Med es un estilo muy particular de EEUU.

You’re right about that kitchen. High end appliances surrounded by cheap looking shaker style cabinets that belong in a cookie cutter track house . Darker hardwood cabinets would work better with granite countertops. For that price point I’d be pissed that this was cheaped out, the exercise equipment in the garage? Garage’s are for cars. Should have built a proper exercise room for working out in. Got to give it to the realtor, trying to find a positive in a negative situation !
