One of the things that I don't like about Bangkok is the general level of pollution you find there, especially in the centre where it can almost make you feel ill at times. What's Hau Hin like in general for pollution? (also Ditto Pattaya really if you know)
The coastal breeze makes for slightly better air than bangkok in both still not great compared to western cities though. Hua Hin more so as its that little bit further south. You can google AQI maps see were the hotspots are real time. in general the further south you go the better it gets. I love Hua Hin has a bit of something for everyone

All good information but not quite correct on one critical issue. A Pondok Wisata (Tourist Cottage) Accommodation Provision license (KBLI license number 55130) cannot be obtained by a PT PMA (foreign investment) company as it only applies to Indonesian homestays where the Indonesian owner lives in the home. The legal Pondok Wisata license definition is for “businesses to provide lodging services for the public, with daily payments made by individuals, by using residential buildings inhabited by their owners and partially used for rent by providing opportunities for tourists to interact in the owner's daily life.” For a PT PMA (Foreign Investment) business to legally take on a lease for a villa and rent it out, either short-term or long-term, it needs to be set up specifically to obtain a Villa Accommodation Provision license (KBLI license number 55193) which is a very complex procedure, with complex reporting and accounting procedures and with very high minimum investment barriers (more than the lease cost of only one fairly standard villa) so a great deal of research and legal advice is advisable before going down that path.
