Some flat areas up front, definitely. In my opinion, probably not the best tract for a permanent homesite. Several miles down a gravel road, and really not much in the way of grocery stores / basic amenities most people want anywhere close. I’d say this one is good for recreational purposes only.
I have some nice bucks on the wall from Smithdale. 569 north before Branch rd. to the right. Been over 11yrs. I stopped hunting. But was up there on my days off for around 14yrs. His place was up for sale a few years back. Also have a nice 8 & 1/2lb. Bass from the pond. You know the place. You just brought back great memories.
None of the above unfortunately. There’s an 11 acre piece that there’s a deeded easement through to get to this property. If we could negotiate the purchase of that also, all of that would be much easier.
So how does the deed to the land done? If you decide to sell your share,does the person interested in buying it have to be approved by the other owners? Is there a closing cost when doing a sale like this?

Get with a lender in the farm credit system. Southern AgCredit, Louisiana Land Bank, First South Farm Credit. If you're a qualified buyer, these guys will 100% get you financed for a property.
Totally understandable! This video is meant to educate buyers that we have the resources available to do whatever you want to a property if it checks the location and size boxes, but not everything else. And that you’ll likely save money that way.
