Working with investors is a bit different, and yes, you'll need to collect all the necessary information upfront to avoid endless back-and-forth. I recommend developing your intake form based on the type of investor you're working with. Are they doing subject-to, buy-and-hold, short-term rentals, or wholesaling? There are many different options to consider.
Thank you so much for this! I’m finally leaving my current field to pursue my re license, start classes next week. I’m in FL would you recommend once I get my license to then apply to tc jobs or before I get it? I know there are few job openings and was hoping w my re license it would be easier to find a tc position. I plan on doing showing in the evening and wknds for re but my main focus is tc. I would love to work remote some day.
Hi! If you are planning to apply for an in-house TC position, check the job description, because some places don't require you to have license. In some cases, they might even offer training. If that is the case, I would apply before getting the license, so you can start gaining experience. Hope I answered your question. If not, feel free to post any follow up questions you might have :)

I currently work as a listing agent for a rental listing company, but I’m very much interested in becoming a Real Estate TC because I want to develop my career in the Real Estate industry and be involved in the actual transaction. I am interested in finding out what your package pricing is. I am mulling over how much to charge and if I should charge something up front for listings since a lot of them tend to cancel and then I don't get paid.

I am currently a Realtor in CA but I have learned that I really enjoy the contracts/administrative side of the transaction, so I've decided to focus on becoming a TC. One questions about something you had mentioned in the video: did you say you must have the file get approved by the broker before even opening the file? Just want to make sure. Thank you!
Hi! I am so glad you are part of the community! I re-watched the video trying to find where I said you have to get approved by the broker before opening the file, but I wasn't able to spot it. If I said that, it is not correct! I know I mentioned that the broker must approve the file in order to get a DA (disbursement authorization) prior to closing. I hope that clarifies things. Things are a little slow right now and I am looking for a mentor to help me expand my business as a mobile notary, loan signing agent, RON and add to my portfolio a transaction coordinator. This lady was charging $5000 for coaching and getting the businesses up and running. Do you think its worth it if i am a self starter? Can everything i need be found on RU-vid or Google? 5K is steep..they arent even getting clients for you
My philosophy is that everyone needs different types of support at different stages of their business. This is why I 100% recommend starting with free resources until you reach a point where additional guidance is helpful for continued growth. Sometimes, this might mean starting with RU-vid and then taking a course, or perhaps just getting a couple of coaching sessions. However, if you are just starting out, I believe in teaching people skills so they can find their own style, understand, and grow their own businesses. I'm seriously considering making a major mid-life career change and am looking into taking an online TC training course. Here in CA you don't need to have a real estate license to enter this field, but was wondering if I would be more marketable if I became a licensed RE agent first? I'd rather not go this route but am willing to do so if it'll increase my marketability.
Hello! It really depends on what type of services you want to provide. However, my personal opinion is that once you have all the necessary knowledge and skills you should start. Later, if you think it could benefit based on your market and the type of business model you choose, then decide to go or not for the license.

Thank you! I learned closing my own transactions as I was a real estate agent for a couple of years, and I took a ton of courses and classes in my brokerage. I am launching a TC course soon. I will be announcing it soon, so stay tune.
