I cannot believe they replaced a metal roof for asphalt shingles. Even though sold as their Cool line, they are substantially hotter than metal. That metal could have been color rejuvenated by painting or a good wash.
Unfortunately it had to go as both the metal roof, and the cedar shake roof were leaking. This home is situated in a "HIGH FIRE ZONE" area where cedar shake roofs are no longer allowed.
I do have walkways and balconies. But I also have wood stairs that lead to the 2nd floor. Would the stairs be inspected or just walkways and balconies.
Hey Alex, I’m a commercial electrician (not licensed where I live, and want to do the electrical work for an AG pool. I already submitted my drawing and cut sheet with the permit application and it was approved. We put my wife’s name under homeowner because she was listed on all the other permits. Now the inspector is saying I can’t do the work. I’ve lived in this house for seven years and am obviously married to my wife who is on the application. I’m not on the deed. Can he really tell me I’m not the homeowner when we split all the bills or is he being unreasonable?
Hmm I'm not sure if I can be of any help, but I would suggest to make an earnest effort to satisfy the inspectors request. Have her be at all the inspections with you, or show them a marriage certificate if you can , and that should shut them up... but if you are being treated unfairly by a city employee and they are being unreasonable you can always present your grievance with the head of the department, mayor, or councilman. Alex, For very wide windows, is it generally a good idea to add shear resistance on both sides of the frame? What about a pair of these steel Strong Walls perpendicular to each other at each corner of a 2 story home?
Absolutely - especially in mid-century homes that feature floor to ceiling windows. Just know that you will need engineering plans/details from a structural engineer for this.
How does the number of balconies impact the pricing per square foot? Outside of perhaps a bit of savings when bulk buying materials, is there any savings when you’re quoting for a project with 300 balconies vs 6?
In our experience we've found that efficiency is maximized when working on 3 or 4 balconies simultaneously (both in terms of material & labor). It would be nearly impossible to find a firm/provider that has the capacity to undertake 300 balconies at once.
This two-story 2,000 sqft home had all its systems upgraded (electrical panel, wiring, and plumbing), as well as some foundation repairs, three bathrooms were remodeled, and the kitchen was completely renovated at a cost of approximately $250k.

Hi there, we built this job back in 2019/2020 , we took it down to studs and rebuilt the entire kitchen. The homeowners had a mid-range budget of $50k.
That one in Signal Hill blows my mind - those point loads bearing on a cantilevered section over a likely underframed first story, the bow in the rim joist/board is insane. Yikes!

I have the builder grade double pane windows in my house. My issue is there is a highway that just opened less than 600 ft from my house and it sounds like the sounds are funneled into our house. My biggest issue are the construction trucks. Would triple pane windows make a significant enough difference to justify the cost? We have already tried injection foam in the walls closest to it and when that didn't work we tore 2 walls out and put in acoustic insulation with 1/2 inch quiet rock...again, that didn't make a difference. GREAT advice, Alex! Determining the condition of existing materials and structural connections BEFORE you start work can save enormous headaches, time, and construction expense. I've been designing soft-story and other seismic retrofits exclusively for over 15 years, and if an owner isn't willing to pay for a thorough investigation up front, I won't work with them.
I've looked at a lot of slides and diagrams on this topic, but what a difference it makes to see an example of the bolting. Especially helpful was the example at the beginning of the video showing the relationship of the mudsill and the hardware used to connect it to the concrete foundation.
Just did a search for "cool roof shingle". I was hoping you would have explained what a cool roof is, what the SRI means, thermal emittance, etc. so I could pick out the best solution but seems like you never really got to that here and were just kinda showing the roofing job y'all did. Looks nice and all, but I'm still looking for the answer here! The link you put in a reply below just bounced back to this video. Am I missing something?
Most people would rather replace the entire assembly - but according to the spec sheet, the cartridge is serviceable. The cartridge model is "1255 Duralast".
These what are doing where we live in Panorama city. But they going to live us without parking in our area. And the worst thing will be impossible to find a parking space on the street. Because is already so difficult to find it now!!! Practically we all here are very stressed about it!! And looking for other apartments to rent, which will be so hard because rent is so high in los Angeles California. Is wonderful aidia for all that already have a home and Rich!! But for a low income people that live where a lot apartments is😢😢😢😢😢😢😢😢 . It has to be a way that everyone wins and nobody will loose!! The owner of building apartments are very self fish. But God will take care of them sooner or later!!! God bless you all!!
