I think you are right. In reality some people will outsource or automate most of the work which would completely change up the numbers in the video. Outsourcing and automating is definitely something most investors should be doing once they have a really good understanding of their niche and too many leads coming in to deal with them all alone.

Great video John and way to generate some discussion! Although many nuances here in how you rate them I respectfully disagree on the ranking of long term rental properties I personally think it’s probably closer to the top if it is managed well same as selling on payments. I currently manage 9 long term rentals and 4 short term rentals and am more actively involved than I need to be however I still only spend roughly 5-10hrs a week on it it does ebb and flow but that’s my rough average. I know nothing about managing a Mobile home Park so I can’t speak to it but maybe it’s less than 10hrs.

You are awesome! Thank you for commenting Brandon. You definitely know your stuff when it comes to mobile homes and long term rentals. You are so right that things absolutely vary from investor to investor. Not to mention there are multiple ways to rent out a property, handle paperwork, screen your tenants, manage the property remotely or hands free, etc. Thanks again for commenting and giving your perspective. Thanks for commenting. Things first, great job having those mobile home notes for sale. I hope that you are able to put good people into the homes and they are happily paying monthly. Great job getting this done in the first place. I would encourage you to advertise that you have notes for sale on all of the different note buying groups on Facebook as well as biggerpockets. Most of the time we are selling notes they are purchased from non active real estate investors. These are folks that want to create passive cash flow without putting in any of the work. With that said, sometimes you will need to back the note and help the note buyer should the resident stopped paying and the note buyer needs help filling the property again.
