The best rule is to never lend money to acquaintances, friends, and/or relatives. Most of the time their just deadbeats or aren't living within their means.
I’m happy for you! It’s a nice home; maybe you should put a bigger down payment on so your mortgage could be a cheaper ? But either way you can do it. You are really good with budgeting. I really hope everything work smooth for you.
Well... Maybe I missed the point here. You know, the secret sauce to pay it off fast other than... Make more money, make extra payments towards the principal only, and feel good about it. Because if that's the trick then, buy a car you can afford cash and have no debt. 😅
That is the 1st thing i look at is what they spending there money on. What HABITS do they have (Cig, Weed, Alcohol, Foolishness, etc.) because if you can not budge your own money then i know for sure you will not pay me back my money. To avoid all of that I DO NOT LOAN MONEY. They ask i am quick to say "I AIN'T GOT IT". If I can get out here and work, budget and save then they can to. I DO NOT OWE YOU A DAMN THING. The only person I GIVE money to is my elderly mother. By not having it keep down the headache, strife, back biting, etc. I promise you they are 99.9% not going to use the money for the sad story they told you and going to Parade in your face what they use the money for. DO BE A VICTIM AND DO NOT SUPPORT THERE MESS.
for me, FREEZE YOUR FOODS. freeze your meats, your vegetables, your leftovers. freeze things you wouldnt think about freezing, like cakes. cook half a meal and freeze it so you can finish cooking it later. check out store bought freezer meals that arent chicken nuggets or tv dinners. oh and eat your vegetables. if you dont like vegetables, its because you dont know how to cook vegetables. season it, damn it!

Man you sound like me and all my preferences….i am doing this alone and I am 51….i kinda mov3d away from the single family/ranch homes because I was thinking of the roof, the maintenance and utilities…..a townhome is perfect size for me and my dogs with a small yard…I don’t like the HOA but I do like community…..but some of these HOAs are RIDICULOUS!!! 😂 I love the kitchen and it looks like it has an island and a good it of natural light…they staged it well…love that there is a fence already…it looks move in ready!! Looking forward to the next videos going through the process
Now that townhouse was very cute. Nicely designed! Winner! Big mortgage for sure though. One lesson I have learned with houses or in life it not to be anxious for anything, be set and sure you are comfortable any confliction in your spirit is a sign it might not be a good decision but I wish you all the best in search.
All the things you have stated that you want are the same things for me….ive been labeled as bougie and I am okay with that. I like nice things and I want a home that is ready for me, not ready for me to have to do a lot of work. Thank you for sharing your process.
I don't think you sounded stuck up at all. Bougie yes but not stuck up. I also agree with everything you said. Basic town home at a expensive rate. Definitely sounds and looks very overpriced
Have you ever thought about getting an older model condo or town home ( 10 plus years ) that's either already remodeled or needs some renovation. You might be able to find something slightly cheaper (250k and up ) for a 2 bedroom with small den or alcove for office space. You have so many options and I do think you can find something you will like for the next 5 yrs or longer till you fine your dream home. Also, HOA's are good and bad....some communities without an HOA can mean that your neighbor can live or look like its the projects and over grown lawn and trash all over but with an HOA they can enforce that all houses look neat and maintained. Take your time and don't rush into anything until you've thought and prayed about it.
