Hi there! Since you asked what we thought honestly I think it’s overpriced with very basic finishes no handles to the cabinets, no island, kitchen faucet standard, neighbor looks sketchy from the back yard. I agree money grab for nothing special. I’m boogie too and it’s ok. I wouldn’t spend that kind of money for that. I agree with you 100%

I've been following you for a long time. I love all your content about budgeting and home hunting.... all of it. Personally, I feel you on how they did the bare minimum. It is a nice cozy townhouse, but they definitely did bare minimum. When my husband and I bought our home 17 years ago, it was a new build as well. Not a custom build, but it was new build with some upgrades. And it did feel like they put in upgrades when we did the walk through (we did pick the finishings, but we were new home owners ... we didn't know what to expect in the finished product, lol. But we were pleasantly surprised) . The prices over there are sooooo much more reasonable than in Toronto Canada. Omg! A place like that in the area where I live will go for at least 600k and I'm probably low balling it. My home is a 4 bed 2.5 bath 1867 sq ft single home (I realize single and town are not going to be same price range lol just giving you context) and our home is worth 1M right now. Probably more than that because we've dome big renovations to the kitchen and primary bathroom and basement plus a couple other smaller renos. The market is absolutely insane over here. Plus the interest rates... we have a 2.99% interest rate right now but in Canada, we have to renew fix rate mortgages every 5 years. So next summer we will have to. 😩 I hope you do find the home of your dreams!! I never comment but I am always rooting for you in your goals whether it's apt hunting or paying off debt or paying off your car... savings... I'm loving it and support you 100% in you journey. ❤❤❤

Wow, thank you for watching and supporting my journey! I don't know what the market was like 17 years ago, but it sounds like buyers had more control and builders actually cared lol. Your home sounds really nice! Would you ever sell or is that your forever home? Yikes about getting a new interest rate soon. Hopefully they go down some buy then!!

We have talked about selling and moving way on the outskirts of where we are now and buying land to build our home. But tbh we do love it here and we do have 3 children... 2 which are adults that still live with us currently.... because of the craziness out there lol. So we don't think they'd want to go with us 😂. We are good whatever we do really. It's nice to have options though. Who knows ... we may in the future. Lol

I feel like it would be okay if the home was well under budget leaving you the money to make all of the changes you want. But I think its a good idea to keep search searching for what makes you happy.

Have you ever thought about getting an older model condo or town home ( 10 plus years ) that's either already remodeled or needs some renovation. You might be able to find something slightly cheaper (250k and up ) for a 2 bedroom with small den or alcove for office space. You have so many options and I do think you can find something you will like for the next 5 yrs or longer till you fine your dream home. Also, HOA's are good and bad....some communities without an HOA can mean that your neighbor can live or look like its the projects and over grown lawn and trash all over but with an HOA they can enforce that all houses look neat and maintained. Take your time and don't rush into anything until you've thought and prayed about it.

Yes for bougie! Especially for us single people. Standards are must especially if you’re putting money into something. So glad you’re back on RU-vid! You’re killing me because every time I think I’m good just renting (don’t care for the house maintenance part) you show me cute homes and I waver on my decision 😅 obviously it’s my decision and how I feel at the time but curse you for making me go back and forth 😊.

All the things you have stated that you want are the same things for me….ive been labeled as bougie and I am okay with that. I like nice things and I want a home that is ready for me, not ready for me to have to do a lot of work. Thank you for sharing your process.

Good luck lady on your search. It seems in some markets housing rices are going down. I like the 3% conventional mortgages but with the cost of homes it seems like it leads to a higher mortgage. I hope you get a good deal and in the price range you are seeking. I’d skip on that townhome. Cost too much for what it’s offering. Just my opinion. Rooting for you

You should ask 😊the seller pay for your closing cost. Ask you realtor to include in contract

As a loan officer, I feel like that makes a difference in the client interview and working relationship. That is part of my interview process. I am not always going to give a pre qualification for the highest amount if I know you have a goal of where you want to be…..a little wiggle room yes. Maybe $10,000 like if you are comfortable with $300,000 but are qualified for $350,000, I will do the letter for $310,000 in case you find something at $305,000 for example.

I work for a cabinet manufacturer and those are the lowest grade cabinets you can make. Too high of a price point for that kitchen.

I don't think you sounded stuck up at all. Bougie yes but not stuck up. I also agree with everything you said. Basic town home at a expensive rate. Definitely sounds and looks very overpriced
