Two car garages that actually can’t fit two cars. You ever notice how no developer EVER shows two cars in so called two car garages. Even IF two cars squeezed in there, they would be so close that you can’t get out of either one. Wet rooms are overwhelmingly impractical. I don’t know what idiot came up with the idea of wet rooms. They make absolutely no sense. Back to the two car garage. I want to be proven wrong. Show video of someone pulling a second car into one of your two car garages and easily getting out of the car. And the two cars can’t be Mazda Miatas. Use two mid size SUV’s. No one will EVER show that.
Words like luxury, exclusive and homes priced over a half a million dollars and then it's called PG county......I think I am heading to Charles County.....

But it isn’t as simple as they make it sound. You have to have the new property ready to go into the 1031. You don’t get to even touch the money. Yes you have 45 days to close but not to find a deal.
Not a wealth creator. It's wealth accumulation for very rich people. My sister in law's family makes $250k per year. They lived in their house for 6ish years. They sold with ~$185k in equity. Still didn't actually need the 1031 because they didn’t make enough in capital gains. When you're married, you can sell your primary residence for a $500k gain, tax-free, without the need to make any extra moves, because the IRS already gives you a cap gains exclusion on the sale of your primary home. This guy is probably selling people unnecessary 1031 exchange help.

Houses are a place to live not investments. Everyone, from individuals to corpos, need to stop viewing them as such. Watching all the homes in my area being bought by out of staters sight unseen to turn into Airbnbs and rentals is so disgusting, and its pushing out the people who actually live and work in the area.
