Great video! Please make a video on the topic of Common Problems while waiting to close. This is why I ask. I’m moving from my condo into a home. I will buy cash as soon as i first sell my condo. The buyer of my condo is getting a partial loan from a bank. UNTIL the bank saw that my community has 2 residents filing a law suit. So now a letter from our management attorney needs to be made for the bank to release an agreement to loan money. All new to me and side swiped me- So many ups & downs when dealing with selling/buying a residency. ♥️🏡♥️

@@Robyncavallaro Very true. If I receive a low ball offer from a potential buyer, they won't hear back from me. It's a harbinger of how the sale would go if we struck a deal. Nope.

@@greese6916exactly my point. The Seller is probably dismissing a real chance to negotiate and lock in a deal. You should never ignore offers that can lead to a firm good contract. It’s all part of the process.

I’m sure the Villages isn’t typical of most Florida real estate these days, but the way the market is dropping in the state, I don’t think there is any way a seller could be offended. Buyer rules right now and probably for some time to come….

I'm three years from retirement and would likely do a 50/50 cash finance deal. I think this would facilitate a smooth sale. Also has a buyer ever made a purchase contingent on ARC guidelines?

Not to my knowledge. That is something you or your Realtor would have the check prior to an offer. There are not many homes in violation.

In an overheated buyer’s market I would think sellers would be less likely to take offense. Seems like TV is resistant to some market pressures and I will be surprised if TV sees the volatility that exists nearby.

My wife and I were in the villages two months ago. The market is not overheated for Buyers. in fact, 6 of the 10 homes we looked at we’re still for sale when we got back home.

For me cash or finance depends on what my money is making me where it is. If a loan is 6.5% and I can earn 7% with investments, I’m going to pay the 6.5%(or vice-versa).

Hi Robyn, I'm a veteran that owns a home in Wisconsin. I love your videos; can you talk about using VA loans verse conventional loans? My wife and I haven't decided if we want to use our VA. We're coming in for our lifestyle visit in August, We're so excited for our visit.

Excellent video Robyn. I know you are not a mortgage officer, but have you had any clients on Social Security who successfully qualified for a mortgage for 40 to 50% of the home's value? Don't know how difficult it is to qualify for a mortgage when one is getting Social Security, but also putting down a substantial down payment.

I'm hearing you say "bank statement showing the cash". Does this mean that if I have the money sitting in a Fidelity Investments money market brokerage account, then this type of statement would not be accepted? It would be hard to accept putting 400K into a savings account at 0% interest!

I said also if it’s in an investment account, you need a copy of that statement. It doesn’t necessarily have to be in a bank account.

What I said was whatever type of account you have the money in we need a copy of that statement. I did mention I’ve had buyers send me a copy of their 401(k) or their investment portfolio, where the money would come from.

Yes we do. The doc stamp here is .70 per every $100 of selling price.
