I've gotten more questions about this house than I ever thought possible. This ugly ducking of a house started as a somewhat impulsive buy for me. I wasn't really looking to buy but there it was. What turned out to be a "simple renovation" turned into a huge project and even bigger overall RU-vid series, channel, book and a growing relationship with many viewers. It's been about a year since I finished this house, it rented in a day and the first renter has now moved out and the house re rented. This video shows the amazing condition that the first tenant left it in.
If you want to start doing something like this, I highly recommend it. I feel my videos are about as accurate as you can get in representing what it is like to do this on your own. With that said, don't be afraid to bring in some help. The book I reference and link to in this description will aid in finding deals that many don't realize are possible.
For those curious about the $9000 house, it's still rolling. The current situation (Corona) has made me have to make some adjustments to how I spend my time, including a little more time having fun. I'll be back posting on the project soon.

I had one landlord literally cry when I moved. He offered me lower rent, and even offered me a job when I told him I had to leave town because I got a job in another city. I actually felt guilty.

Dawn Ruhl I had three fabulous landlords. And I pray and think about them often. Mr. Preston (Pensacola, FL). He mentioned to me before I left. If I come back to that area, to please look him up. And if I ever need a place to live. He got me. When you take care of people property , they more than likely will appreciate you. And his wife was wonderful. This was in the early 80’s. It should not matter, however he is a White man, and I am a Black female.🥰 Wonderful landlord.

So have I! We left the past place we rented because it was a tiny 1 BR and we were expecting our daughter so we needed more room. The day we moved out they texted asking if we would stay and they would lower our rent $100 but we had bought our first house.

8 years and 50k I paid for rent. Always mowed the grass cleaned the gutters, did most of the small repairs. Our house was cleaned all the time. Moved out, realized we wanted to go back. Landlord decided he's gonna stay there now. That's what my loyalty got me.

I’ve always cleaned the apartment I lived in before I left, including the nail holes, so all the owner had to do was paint over it. I’ve always gotten my full deposit back and was told many times they never saw a place so clean after renting. It’s sad when people ruin other people’s property.

The place I live in now was so disgustingly dirty when I moved in, I admittedly kind of shut down from looking at it and dealing with it and allowed my sibling roommate to do a lot of the cleaning. Especially the bathtub. Ugh! I'm not expecting my deposit back because we didn't bring these things to the landlord's attention (including a few iron burns on the floor) because we were in a mad scramble to move in (our mom was moving to her own place so we were splitting households for the first time and between our three jobs, all of us were on massive time crunches. Which is also why I'm moving on my own next year, to be on my own schedule). But even if I don't clean before I leave, if i just take everything i own out the house and don't vacuum or scrub, I'm still leaving it cleaner than what it was when I moved in. I'll be happy to still clean up just to help get a decent reference but I'd absolutely have to stop caring, like the last tenant must have, in order to make this place look as bad as it did. This place wasn't dirty from age but from a person that had never picked up a damn spray bottle in their life 😖😖😖😖

Agreed, Diane. I do the same, and most of the time, my landlords are very kind in response to it. I've had a landlord be very disingenuous and say that I left the house in disrepair so they could keep my deposit. Fortunately, I had dated photo evidence to the contrary. Every other landlord I ever had actually said nice things and thanked me...even the corporate ones in apartments.

@@septembersapphire347 LA like Most huge cities have a huge housing crisis, and space comes at an extreme premium. Most of California is experiencing this crunch, and LA is one of the worst cities in America to try and buy a house/land.... followed closely by New York City area. (rural New York state isn't nearly as bad) Its all about supply and demand... when supply is minimal and demand is extreme, prices will inflate and inflate more and more until you are literally looking at houses in the Millions for tiny spaces, on crap lots.

As a retired real estate broker who has been in literally thousands of houses, both in the rental pool and out, I can say with confidence that you absolutely nailed it on this one. Hubby and I actually had one landlord lie, and tell a future landlord that we paid lousy and weren't good tenants, when we were perfect. Fortunately, our next landlord saw through the lie and took us. She was smart enough to know that if we were as bad as she said, that she'd want us out. We were such good tenants that the old one didn't want to lose us. That was a pretty crappy thing to do.

It happened to me too. Turned out the landlord made a mistake and thought I was a different tenant who made a mess in is unit. Turned out fine. But he should've been more careful and not spread that kind of information without making sure it was the right tenant.

I was that type of a tenant and my landlord tried to offer me lower rent to get me to stay but I was moving on for same reason, bought my first home, then when time to sell my first home I kept it in pristine condition it sold on the market first day, so it pays to be a clean neat person everywhere you go.

All the years of being a landlord I've only had one guy I would rerent too. Matter of fact everytime I got a new house ready he would get the first opportunity to move into it. He was a home base nurse and one of his clients left him a house so I lost the best renter I ever had, but good for him.

What he's doing w/ funds is simple math. The only catch is quality & standards. Oh & he prob has more of the correct exposure to ppl. Really, I could sh alot of friends & family & friends of the family if I had a certain amount. I'm pretty sure ppl invested in property don't start off rich. & I'm sure knowing ppl helps. But yeah no. I couldn't do ppl like that. I'm too busy being broke on my own. Someone once told me I'd be good in real estate. I thought to myself no I wouldn't. I'd be telling everyone why not to buy something

I would treat that place nice too. The landlord shows respect to the tenant by offering up a nice place in the first place and not trying to cheap out at every corner (even though I know it was inexpensively done it was done with quality work)

Yep! I would not mind moving into a house like and even such as that. This house looks to be an excellent starter home. One that you may not think you will ever need more, but one day you will find that one woman who makes your heart aflutter and before you know it you two are married. So you will need a bigger house to start your new family in quickly enough.

I just moved out of my rental and spent an entire day cleaning the 1-BR apartment. Cleaned it to a similar standard - good to know that generally I'm bucking the trend of tenants who leave the place a mess. This video could also be titled "Tenant DIDN'T destroy my rental property, you won't believe what happened next!"

Some tenants figure they're not going to get their deposit back so they say fuck it.. I had a 1br in a hotel type of apartment complex and cleaned the fuck outta it. I didnt get my deposit back but then again i smoked inside. The walls were clean, steamed carpet etc Could

My mom would disown me if I didn’t get a deposit back. But I think some people are just hard on places. My sister is a disaster. Her dad bought her a house and the rental community breathed a collective sigh of relief. Holes in the wall, weird carpet stains, broken doors and cabinets. I don’t even think she notices when it happens. Then she’d try to clean the day she moved? Um? So yeah, the fact that you clean the apartment and go tells me that you are not hard on your home. Good man.

1BR houses are pretty rare in my city but there was one near me that wanted $2500/month, and this was several years ago before rents skyrocketed here. I was clearly shocked, and the agent said, "It's really cute inside!" I said, "It better be cute for $2500!" Now studios are renting for over $1300 and they probably want $3500 for that cottage.

That felt pad caught my eye the second he walked into the kitchen, and I wondered what it was. @@LeJimster The views from that video probably paid for the initial cost of the house. Basically got a free house and by repairing it instantly gained more equity and then recurring rental income.

5 years to get his money back, then he still has to get his labor money out of it, to actually get a profit. By that time repair cost will come into play, so not as much as you think, but still an absolutely great investment.

Our landlord popped in to repair an outlet and said our apartment looked "better than any of his properties EVER, even nicer than when I (landlord) lived here!" One of the best compliments I ever got. This is where we are raising our family of 5. Why anyone would not take care of their home like they own it is beyond me. Improving the outdoors and keeping the inside shining is a joy to us.

Years ago, I rented a house and lived there almost two years, when I left, the owners/landlords met with me to give me my deposit back and added $35. for getting the grout in the bathroom so clean. It is a shame that there are people who think nothing of trashing a place and or leaving it nasty, that is why security deposits have gotten so high. I have to add, I do understand where you're coming from but I have had two cats and still kept my home clean and free of destruction, maybe instead of turning away pet owners, charge a higher deposit, you could be missing out on some good renters.

Exactly! I’ve always treated anything I rented like it was mine. I had an apartment complex show the apt. After handing them the keys because they knew how I took care of the unit. I rented a house one time and had to move from the area for cancer treatment. The landlord told me “ if you ever want to come back just let me know and I’ll get rid of whoever’s here! 😂 The house belonged to her deceased parents, and she was more interested in finding someone that would take care of it than making a lot of money. Cheapest house I’d ever rented!

You did a great job! I was impressed with your quality workmanship! The vinyl floor looks nice, hides the dirt, and stands up well to moisture. Gray exterior was a good choice to keep it looking clean. I am in the cleaning business so I see what shows the dirt. When Mom and Dad got married Dad built their first house. It was small and it was called the garage house. After two kids, Dad turned it into a garage and built a small, 3 bedroom ranch with a breezeway and basement attached to the garage. When Dad was living he taught our brother the construction trade. You sound like a hardworking young man and we wish you the best!

Glad to have a new video from you! What a “gem” you had for a tenant! The house doesn’t even look like it was lived in. I can’t believe people would criticize house colors...especially GRAY! We had a person paint a LARGE VICTORIAN HOUSE...PINK! Yes.... pink! And the large barn on the property too! Right as you come in to a large community! Now that could be criticized! LOL!! And the interior....LOVE THE ALL WHITE and dark floors! That is the proper look now! So YES.... you nailed it! Great to have a new video! Hope all is well!

think only thing i would really do if i owned the place. Putting landscaping fabric down around the base of the house. maybe about foot wide and got some stone/gravel down around it. It would just keep the grass from growing right up agiasnt the house. Less hassle for weed whacking. but also wouldnt leave marks from weedwacker either on side of house.

Reminds me of the last home I rented before I purchased. I put a lot of my own time and money fixing it up. They ended up charging $700 more per month for the next people that rented it. So glad you have good tenants that appreciated the place!

My Dad built the house I grew up in. He had no experience in building houses. He told me while he was building it "friends" would come by to tell him how he was doing "it" wrong, but none offered to help. 40 years later the house is still standing strong and my brother's family are loving it. Do it the way you think it should be done and don't worry about what other people say. I love the videos.

The difference is that your dad built it with love. This remodel was done for profit. There was no thought about how it would affect the renter, such as that tiny closet with no bar to hang clothes on or the tiny porch that no one could enjoy.

we just had renters that left the place in such a state, that it took over a month to repair the damage, including a cracked tub, and two broken cabinet doors that were ripped off the carcass. there were foot prints on the walls and one light fixture was held together with making tape. they tried to tell us that it was all like that when they moved in. fortunately, we went through a rental agency and they took many photos before. this was rented to a professional couple.

@@Freds_mom Funny you say that. So many people are against pets but are fine with small children. I'm a renter and have a dog and he has never even dug a hole in the yard. Never destroyed anything but my gosh, I've seen some houses absolutely destroyed by children.

Its really nice to see the house again. I'm glad you had a very responsible renter. When I rented, my landlord was very appreciative of my care of the apartment and that I was also easy to communicate with when there was an issue needing fixed. He was sad to lose a good renter, but he was happy my husband and I were buying a house.. Just because you don't own it doesn't mean you should treat it as less important!

That house was left in great shape. I rent and i treat as it is mine, the bathtub was leaking and would not turn off , instead of calling landlord we fixed it.

I do think agreeable grey would have been better. It's also known as "greige". Basically, the idea is to have a tiny amount of red hue in it, so it doesn't look to cold or foreboding.

Very nice, you motivated me to buy a fix up house cheap. What amazes me is how little $ you put into it. I am keeping all receipts and its adding up fast. The little things really are getting me. I just finished up the rough framing, and working on mechanicals. The house I am doing, I have to pull permits on everything (like yours). I'll do something, and have to go back and do it again since I was not careful enough to get it correct.

If you want a color pop on the house .. it's popular to paint the door a bright red or dark burgundy. And it's easy to change the color any time. You had an amazing renter that took care of the place.

Blinds in ANY house are soooooo hard not to trash, especially if you have large ASSHATS for animals. >_> I'm blown away by that house condition. I can only hope that our first renters will be that lovely. I don't know who is saying that the color of the walls makes a difference in rent. As a renter I can attest to the fact that it has NEVER been a factor into whether I would rent a place or not. Beisde location and bedrooms, in our area number of bathrooms and if it has a basement are a big deal as well. I do know aesthetic eventually comes to play in the sale of a house, but flipping to sell and flipping to rent are two different beasts to slay I personally feel.

I rented a very similar house to this one, when I was in graduate school. The back of the house was kind of built into the hillside. The house was 1-story cinder-block construction like this little place. Would've been fun to own that property. Planted iris and day-lily. Iris looks better all summer, and you just make room for daylily in the solid iris. Anyway, that's what I did at that place.

super cool video! If im not mistaken, I subscribed when you posted the original video of this house. I'm 33. I followed a similar method. I purchase a foreclosed home in Michigan for $18,000. It had 2 walnut trees in the backyard I sold for 6,000. :) The 2 story, 3 bedroom home is paid for. But... It was built in the 1920's. I'm looking at replacing the roof, adding a drain into the driveway [as it builds huge puddles by garage when it rains], a new furnace ect. I love watching your build videos and just hearing your expertise! Thanks!

As someone who literally looks at mature trees as a huge asset when shopping for a house, it breaks my heart that you removed such invaluable features. But, I'm probably in the minority of home shoppers that care that much about the value of established landscaping. *sigh* I can always pretend your walnut trees had outlived their usefulness to that home and would have been an extreme detriment had you kept them. Plus that's $6,000 you can put toward sing the house. - a former Michigander transplanted to tree-lacking Texas

@@yayab4771 my mom's property had 4 walnut trees. When we sold it after her death, the new owner had them all cut down, along with an older pine tree (and didn't sell the wood - just cut 'em down). Sure, it was his right. But it was still heartbreaking/shocking that first drive-by, seeing the stumps. The (large) yard had been ruined, imo

I love this house! I started following you when you sledge hammered out the old chimney! I had a crazy year and you gave me what I needed a consistent foundation, something I could trust. Real Action in a demonstrable fashion. It saved my life so to speak. Your good old fashioned approach and frank description of what you do swept away all the "pie in the sky" crap floating in my head. I cannot say Thank You enough, Good old hard work, WORKS every time. Way back when I rented, I had a habit of moving every year or two at the end of my lease because I grew up military and had trouble NOT moving. What can I say, it is in my blood! That being said, I always made sure my apartments were that clean because I needed every penny of my deposit back to put down on my next place.

My daughter moved out out state and rented out her house through a property management company. It has been seven years and the lady still keeps it perfect so she never raised the rent. That was also because my daughter rents a condo and keeps it perfect so her landlord has never raised her rent. Many people underestimate the power a landlord has in keeping up the home and the power a tenant has in keeping up said home. Mutual respect. Homemade home gets it that fixing up a house well attracts better renters. But as a former landlord I know you can sometimes get a dud.

I always kept the places I rented in immaculate condition. I planted flowers and did little repairs on my own. Any nail holes were filled and everything cleaned before I moved out. All I ever got was my rent raised every year and a "Wow, the place looks great I'm going to have to raise the rent and I won't even have to have the cleaners in before I rent it." I returned to the area some time later and that same landlord wouldn't budge on the crazy security deposit when I inquired about renting from him. He remembered me too. You have good tenants and bad. Same goes for landlords. He had a lot of houses and considered bad tenants the price of doing business, yet he never factored good tenants into his equation.

The house looks really good. You did an excellent job on it. The only thing that could be added to it is a backyard shed so that the person living there could cut the grass, rake the leaves, or shovel the snow.

I used to feel the same about pets. After I had a slew of "emotional support animals" and "this is my service dog, look at this certificate I bought from bla bla bla dot com," I decided I may as well rent to animals because they're going to be in the house regardless of how I feel and this way, I would get a little money for my trouble. People looking for single family homes with a yard are often looking because they have pets or want pets, so you broaden your tenant pool by a great deal. You can get an extra $25-$50 per animal in monthly pet fees. Plus you can get a non-refundable pet fee up front. Between the upfront pet fee, security deposit, and additional rental income. You can justify the repairs you may have between tenants with pets. It's often just a little extra cleaning. Just treat the animals like children. If a tenant's 3 year old child rips the blinds down and colors on the wall, it comes out of the security deposit. Do the same if the dog pees on the carpet or claws up the trim.

@@Ben87918 Yeah basically this. I paid an extra $500 deposit on my place and $25 pet rent a month. Does it suck yeah a little but it's worth to secure the permission clearly stated in the least upfront because I found in the past just having permission wasn't enough. About 18 years ago we had verbal permission to have a cat that my husband had gotten 10 years prior and he'd lived in his apartment for 5 years with the cat before me when we had a disagreement with the landlord who wanted to raise rent far about what rent control would allow because she forgot to raise the rent for 10 years as long as the tenants did all their own maintenance. Well her solution was to revoke the right to have the cat and give us a 3 day fix or quit notice over the cat. We put in our 30 days and left. It took her 6 months to rerent that place. I'm glad we moved though because she was crazy leaving voicemails at 6:01pm on the 1st complaining about not getting the rent when we hadn't even arrived home yet (no surprise she wanted cash rent)
