This video is different from the norm, it's a few tasks getting one of my rentals cleaned up between renters. I get a lot of comments about how people are going to tear up a place and so on. This house was rented for over 4 years and required only minor repair and clean up. I replaced the bathroom floor covering, did some touch up painting, some weather stripping, etc. I had someone come in and do some cleaning which included wiping things down, cleaning windows, a serious oven cleaning, vacuuming and shampooing the carpet. This house will be rented for $600 for reference, it has been paid for for years now meaning that outside the bare minimum cost of ownership (Insurance, property tax and income tax) this is a high profit house. With owner financing, my actual cash investment was very low at only a few thousand dollars. Once it was rented, the tenant was paying twice what my monthly payment was. The tenant covered the payment and I still walked away with a profit, making it easier to move forward on other projects.

Toilet installation tip: Cut 4" or more off a plastic drinking straw and place over each toilet hold-down bolt, creating an extension of that bolt which allows you to better line up the holes and the bolts without compressing the wax ring prematurely. Also, if needed, wax rings can be doubled up for hard to seal toilets.

Another tip. Only use solid brass closet bolts and nuts. If the toilet comes with a pair of brass plated steel bolts, throw them away, and go buy brass ones. In 20 years, you'll thank me.

Floor looks really good. Vinyl plank is just vinyl sheet flooring but cut into strips. Same product, different shape. Don't pay extra for more work.

Going to want a drip tube on the T&P of the water heater. 6" from the ground. If someone was ever messing around in that closet and lifted the handle on that relief valve they would potentially scald their torso/legs. Lowes has pvc ones that have a contractor price of 3 for $12 but you can use copper ones too. Good to have those handy.

Forget wax rings...go to home depot and buy Sani Seal Toilet gasket more expensive but I have had toilets that I have replaced the wax rings on multiple times and could not get them to stop leaking. I have now used the Sani Seal several times and they never leak.

Just a thought. Maybe the gasket wasn't leaking. Old uninsulated toilet that close to the wall (no circulation for air). Maybe it just sweats a lot and your not there to see where the water is coming from. Love the videos, keep em coming 😃👍

The "no wax" ring you had laying on the floor worked well for me. Cleaner install. I had to trim some of the rubber "bell" of the bottom so it would fit.

I didn't have any luck with my rubber ring...tried and tried....leaked. Switched back to wax...no problem. Maybe works better on certain toilets.

I got 2 of the green foam ones from Home Depot and I love em. Had one on for 4 years now and the other in my rental for maybe 1 year. Work perfect, will never buy a wax ring unless I had no other option.

When reusing older toilets, use the jumbo wax ring. You’ll get a better seal with more coverage.

Hey, love your videos and your work ethic. I have a tip for you if you'd like. It's one that has served me well. When you're ready to install the toilet, put some thick milkshake straws on/over the flange bolts (on the floor ring) first, and then bring your toilet on down through those straws first and perfectly lined up from there. You'll get her all set first time, every time. Of course, you can cut the length of the straws beforehand.

Olde toilet tank: Add a gallon+/- of vinegar to water, let sit in tank, then look at how rust stains are dissolved. Result: No longer gross looking? How about that? ♥️ the bathroom reno. Kitchen bottom cabinet hole: Add a vertical partition close to stove to slide in cookie sheets, two shelves on left to hold ceramic baking pans, etc. Suspend the microwave to give counter space for bread, pastry making prep, etc. Gross bedroom tri-light.

Some simple things coming from a renter. My landlord appreciates my upgrades I’ve done. I put ceiling fans w/lights in my living room and 2 bedrooms. I did peel n stick tiles for back splash in kitchen. I bought a new light fixture for my kitchen and bathroom. I bought frosted peel for my window in my shower as well. It makes the window look frosted. I agree with the stackable washer n dryer. Then turn the fridge on the other wall would give tons more space for a dinette. Very cute house.

I've never known a landlord that made me replace appliances whenever they broke;especially if they were already old and crusty. Then you said a bachelor lived there and I went, "ohhhhhhhhhhh"! Is this the rule for all of your rentals or just the ones you know will only attract certain types?

Bri - It’s what I do. I supply appliances but tell tenants they aren’t guaranteed and they’ll have to replace them if they break. Even though I WILL replace or repair them if they break, I find that if the tenants believe I won’t, they take much better care of them.

Normally I would not provide them, just hook ups. They happen to already be there so I leave them. It's nice when people don't have their own, basically I'm providing them washer dryer..if they have their own I'll remove mine. I see it as a plus, not problem.

I never put the wax ring directly on the toilet itself. Way too easy to screw up the position and even worse when you try to remove it. Also I don't use the ones with a baffle unless it's a metal flange.

Not all of it has to be glued. My parents had it installed without glue in their house. The installer glued the seams together... and when air blew underneath it from the floor vents they just glued around those. So far it's been in there for about 14 years and still looks great.

If you put some iron out in the water in the tank it'll clean that brown gunk out of the inside and they can look newer. OxiClean pallets or a scoop of Oxsee clean might help too.

You can buy the patterned film to put over bathroom window...so no need for the shower curtain.

I had to fix my grandmother's toilet from wobbling once. I used a damp sponge that initially was thicker than the gap between the floor and toilet base when it dried. Old sponges dry hard. Work for 15 years, then she passed away. I then redid the floor and had the opportunity to find said hardened sponge. Hehe

An old plumber trick is to use two wax rings on stubborn fitting toilets. Worked for me a couple times.

Problem was that even a single ring was almost too much. He was able to horse that toilet around pretty good even after sitting on it, so he certainly didn't need a double ring in this situation.

All home interior water shutoff valves should be upgraded to new 1/4 turn valves. Cheap insurance against future issues. I only say this cuz I didn't see if they were changed. I usually double up the wax rings too. Also, the number one reason why tenants remove batteries from smoke detectors is because they're always being set off by things other than smoke from a kitchen or structure fire, like steam, vaping, smoking, Etc. The best way to avoid this so they save lives and property and batteries is to mount them on the wall 6 to 12 inches below the ceiling. Read install directions... they say that. Nice little house. A couple tips. When installing the Johnni bolts into the flange measure out 12" from the finish wall and use a set of washers and nuts (the same type of nuts and washers that come with the johnni bolt kit) and secure them down to the flange. that way they don't flopping around as you are trying to lower the toilet down, also when you have to lift the toilet for repairs the bolts will be secure and won't spin and spin when you are loosening them The wax ring instructions tell you to put it on the bottom on the toilet, the better way is to put it on the clean and dry flange after you have the bolts set up and just smoosh it down a bit so it wont move. If your flange is sitting directly on the finished floor like your is (which is the correct way.) a single plain wax ring is the best and standard way to set a toilet. If you have a solid and correct height flange ,wax rings with horns or other things will be detrimental to your install. I see you have a repair flange in place, you have to be careful with repair flanges with really old toilets, those old toilets have extra thick horns on the bottoms and sometime wont go into a repair flange because of the narrower opening. Usually ill do a dry fit to check to see how it lands. Great choice on keeping the old 3.5 gallon flush toilet. Keep it for as long as you can even if you have to totally rebuild it. Maybe throw a couple lag type johnni bolts into the front holes. Those old american standards had a balance point further back from center than all the newer toilets, they have a tendency to want to lean back with weight on them and break the wax seal. I have enjoyed all of your videos, keep up the great work.

You will have better luck of not leaking if you use a wax ring with the black horn in the wax ring. Also, using the flange with a metal ring attached to the pipe is much more sturdy! Just some suggestions from an old plumber.

There's a green foamy stype ring that home depot sells (forget name) but its supposed to have all these advantages etc. I installed it on my downstairs bathroom 5 years ago with no issues and used one when I did the floor on my rental and didnt finish that day and had to place the toilet and remove again next day to finish as I had a tenant living in it at the time.. Worked awesome and if you dont set it right 1st time like wax you can adjust it or remove it and start over etc.. It's called "sani seal" and you can use it with the lip or without depending on your flange/flooring.

Really dig the vinyl. It probably helps that the rest of the bathroom is white. It might have got a little busy if there were other colors. The Habitat Re-stores are fantastic ways to get inexpensive fixes. We got a lower kitchen cabinet from one and made an island at our last rental because there was no counter space at all.

I know the packaging always says to put the wax ring on the toilet first but I've always stuck it on the floor then put the toilet on it. I don't know if this is actually easier but it seems easier in my head lol

Funny thing is the toilet Bolts are called closet bolts

I enjoyed this video showing what has to be done to get a place ready for the next tenant. Of course this was the best case scenario with a good tenant, can't imagine what a bad one would look like. Your skills help by keeping your costs down. Great bathroom floor, would of been nice to replace the kitchen too. Thanks again for letting us in for a peek.
