Didn’t like anything about this property. Looks very cold and impersonal (poorly staged) and didn’t like the layout at all. The master bedroom was too small. And how do they get away with calling that second room, with no window, a bedroom? If I had that type of money to spend, it would go somewhere other than in this place.

Bedrooms ruined it so small n no window in one it’s not worth that much. That much you better get some grande bedrooms. No sink in the laundry room even . Washroom is outdated. Is that master room only fitting a double size-bed it looks like? I believe you can’t fit a king in there looking at the top.

For 2.6 million, this does nothing for me, way overpriced. Maybe partially due to the staging which I found cold and extremely dated. If I am going to pay 2.5m for a place, I would definitely want doors that open up to the balcony, pocket doors, sliding doors, etc., not a standard door. Oh well, hope it sells. Also, Jacob, do you ever use a Gimbal for shooting videos? They are pretty amazing and very inexpensive.

@@richiesd1 What do you mean? The furniture looks like it came from the 80s/90s and the rest of the place looks like any typical apartment. Not to mention the bedrooms look cheap. I will bet in a few years this building will have a lot of issues, doesn't look like quality work in the least bit.

We toured the unit. There were cracks in the stone floors, the floor plan was weird and there is a ton of highway noise when the balcony doors are open. It was a "hard pass" for us.

Talk about beautiful daydreams! We live in a place in Summerlin where it's too small for us to open up boxes that have been here since we moved in...BACK IN 2015!!! Not a thing about that I like. Can't afford it anyway. Uninspiring open layout with no architectural/aesthetic interest. All that white is blinding. Why did they put the kitchen island so close in. Hardly room to walk around; I doubt two people could walk by each other without someone banging into one of those drawer pulls. Ouch. And for a penthouse, the balcony should wraparound not sectioned off like that. And are there no balcony lights? SMALL bedrooms/bathrooms. The bathrooms are absolutely claustrophobic -- too tiny for some high roller's woman to look twice at. I expect a master bedroom in a penthouse to have wow appeal. You know, where the magic happens and all. How much magic is happening in a bedroom where they walk in from a glamorous evening to a small bed and two nightstands? (Sorry, I love to bash the taste of the super rich) But I have to hand it to Laci, she is a natural at sales. I can see why she has a lot of high end properties. It's fun to watch her do her thing. I'm not mad at ya, girl. You get your commission. But you know that place is overpriced.

No way. The day to day living in these is not great. Imagine taking your groceries up. Something like this makes sense in a place like Hong Kong or NYC or London - but in Vegas where you are surrounded by endless desert.. I don't see the appeal at all. Get a 3 million dollar home in a nearby gated neighborhood and have a lot more space. Condos like this is where international hedge funds park their money. The only appeal really is if you rent it out as an AirBNB for like 500 - 1k a night.

It’s 2 rooms not 3 the one without window is like a small den or storage room, that price bathroom outdated and no sink in the laundry room too.

Nice place. It would be about 15 million here in SF. Whoever did the staging obviously worked at IKEA for some time. Very functional staging. Some weird stuff but ok. I would say 2 bedrooms with den to set the right expectations. When the "den" is called a bedroom, you would expect a window and not a cubicle Also, the 3rd "balcony" Quack. lol. I like her. And you, well you're always fun to watch.

Wait until the bottom falls out of the real estate market when the nation goes into a severe economic depression, if you want to buy this place. You could get it at a 50% discount if you have managed to hang onto your wealth. And it will not cost nearly as much to hire an interior designer to furnish this place after the economy has crashed.

Even though I've moved on to look at homes in Henderson, it is definitely nice to weigh the visual pros and cons.

The problem with Vegas condos..the expensive ones need to be the newest deal ,and trendy PROS..million dollar views CONS.. 2,000 a month HOA dues. your pool mates spent 300K for their place limited market Your property tax ,HOA ,and homeowner's insurance will be 3,500 a month buyer paid 1.3M in 2013 for this property...then since 2015 had it listed in the mid 3.5M..price reduction ,reduction ,reduction.. owner probably had to build the interior out which is common with condos...crazy...Better hope a Raider player springs for it.

This the thing lotto daydreams are made. A single person could make this work. Remove the dinning table and replace with pool table. Throw down some rugs to damp the acoustic echo. Boom, live your best Vegas life. The price will probably drop but not lower than 1.8M. Vegas rebound in 5 years, this place will recoup value. All those complaining about bedroom size, how much time do you spend in your bed? Let's not forget, the place is in Vegas. Powerball jackpot 75M, cash option after tax 28M,,,,,,I'll take it

the layout between the kitchen and the living room is very narrow and unusable.....The master bedroom and bath is a joke for that price..... A view of the strip and three balconies is not worth that much ...... not even close ...... I live in California and know what overpriced is ..... this takes it to a new level, particularly since Vegas is so freaking hot five months out of the year ..... i’d take a home in the really nice burbs surrounding Vegas anytime over a high-rise ....

It is such a giant rip off.. You know that they year them down and rebuild new ones continuously and there it goes. Vegas is over built and running out of water. Lake Mead now gas long time buildings not under water anymore. The entire valley smells of cigarettes smoke too. How classy is that? The traffic noise and pollution is not good either.
