SECOND CHANCES ARE RARE - DON’T MISS THIS OPPORTUNITY!!
The previous buyer has changed their mind about moving cross-country so this unbelievable 5 bedroom 1.5 bath Queen Anne Victorian home in the heart of Island Falls Maine is back on the market and waiting to be restored to its former glory. The home sits on a well-manicured 0.9+/- acre lot in the middle of Island Falls. The home has a large wrap around front porch as well as a smaller side porch.
The home was built in 1893 by George Kelley, a Timber Baron/lumberman in the late 1800s and early 1900s. Inside the home, many of the historic features have been preserved. In the kitchen are the original cupboards including a built in flour bin drawer style bread board. In true Victorian tradition, the kitchen gives direct access to the formal dining room as well as the butler’s pantry, the side porch, the cold storage room and the formal living room. In the dining room you will notice the stained-glass windows that run throughout the public spaces of the downstairs as well as the master bedroom upstairs. The built-in buffet/China cabinet and corner cupboard as well as the detailed woodwork are reminders of the late 1800’s tradition of large families and “the good China”. The concentric squares of the hardwood floor in this room as well as the plate rail that runs around the room are subtle reminders that everything centers on the table. On the ceiling you can glimpse the plaster medallion from which the chandelier hangs (they brought it down through the dropped ceiling when they installed it in the 1970’s as an energy saving measure). The formal living room has a traditional hardwood floor and a hand-crafted mantle that shows the talent of the artisan who create it. The front parlor boasts a true parquet floor as well as large pocket doors that isolate it from the living room when pulled shut. The ornate woodwork and carvings throughout the home testify to the workmanship of its builders. The original entry door and manual doorbell were left intact as well as the curved staircase with its ornate carvings and banister. The master bedroom is located just above the front parlor and echoes the downstairs with its stained-glass windows, hardwood floors and accented woodwork which are also evident in the hallway and the other 3 bedrooms in this area. The 5th bedroom is located on an offset hallway that leads to the back stairs to the kitchen. The home’s full bath is also located off this hallway (This home is reported to be the first in Island Falls to have an actual flush toilet) In the bathroom is the entrance to the attic stairway and ultimately the cupola. The sleeping porch overlooking the southern driveway still has the chain for a hanging swing attached to its slatted ceiling. Much of this home’s original wiring (knob and tube style) is also still in place. The cold storage area off the kitchen gives way to the barn. The barn/carriage house does have enough room for a smaller vehicle and has entrances on both the south and north sides. It features a large loft-style storage area above with access stairs. The basement still has the remnants of the cistern (used for collecting water prior to the advent of town water supplies) as well as the hand pump for accessing the water.
The home does have some modern updates as well. In the kitchen, they have removed the wood cook stove (and discontinued its chimney) and installed a gas range and electric refrigerator. They have also added a laundry area in the kitchen. The fireplace in the living room has a lined chimney and is fitted for a wood stove insert. A direct-vent propane heater on the opposite end of the living room. That and the fireplace are the home’s only functional heat at the present time. The original ladies’ day room is now a half bath and could easily be upgraded to a second full bath. The entryway itself was “updated” with wood paneling in the 1970’s but could be restored to plaster for a more authentic look. There are dropped ceilings in many of the rooms that could be removed for aesthetics as well. Some of the electric (including the entrance and circuit breaker box) are updated and the plumbing is still functional. The bathroom has been “modernized” over the years as well making it somewhat disconnected in style from the rest of the house. The home is now serviced by the town water district and has its own septic system.
Outside, the sloping back lawn features apple trees, a patch of rhubarb, flower gardens and a patch of fiddlehead ferns as well as a tree border for plenty of privacy. Whether gardening is your idea of outdoor fun or you love to ride snowmobiles, bikes or ATVS or fish and hunt there are plenty of outdoor activities just outside your door. From the back yard you have direct access to both ATV and snowmobile trails.

One of the best home tours I have ever seen. They don't make homes like this anymore. Whoever designed the house was pretty much ahead of his time. The first floor fireplace, wow.

They are not allowed to make homes like this anymore, because of the materials they were using back then. We "can" replicate a facsimile of these houses, but using lawful, healthier construction materials. I designed many houses. For nearly 54 years now. Just the layout basic plans. Modern houses can be very different in style with no ornate decor and with plain woodwork and ceilings throughout.

I believe that the plain bedroom is for a servant. In addition to the plain bedroom, the plain back stairway to the kitchen is further proof of having had a servant. I spent my childhood in a majestic 3 story Victorian, (which was later knocked down/demolished by eminent domain law to build a new highway). We had ornate curved stairs too. Very ornate fireplaces, with tiered mantles which had beveled inlay-mirrors, original gas chandeliers, very fancy ceilings with huge light fixture medallions. So much more. Times change and beautiful things come to pass into memories.

Beautiful house and garden for an incredible price. My mother had a Victorian/Craftsman from the 1900s that I grew up in. Many of the features in this property were in that house. It would takes lots of painting and striping of 70's paneling to bring this beauty back to its full glory but I would love to do it...if it was located in the South. Maine has way too much snow and cold weather. Beautiful country though but I can't hack the cold.

Insulate those beautiful stained glass windows too. Keep the all wood furniture. That's easily a pricey home when finished. Great potential. Excellent presentation!

Few things are more irritating than a realtor video on a 128-year-old house with no mention of lead paint, asbestos, condition of plumbing, and age of wiring. Since the house sold less than a year ago there's a fresh inspection report somewhere. I assume a local inspector was employed. What did they find? Asbestos was used to insulate steam pipes and lead paint wasn't banned in residential structures until 1978. Are there any asbestos shingles? Removal and disposal are expensive. Maybe the current owners didn't want to move across the country, or maybe the house needs all new plumbing and wiring and remediation of safety issues. Just because the electrical panel is modern doesn't mean some or even most circuits are still tube & post and given the age of this house its "modern" wiring could be 60 years old. Electrical wiring from 50+ years ago was rated for 50-year service life. If the house was rewired between 1960 and 1970 there's a chance it has aluminum wire, which is a proven and deadly fire hazard. The dead furnace should have been disclosed upfront. An oil-fired steam boiler for that house, with the install, plumbing ("some" steam lines still in place), and haul away is easily $20k. Where are all the radiators? Original radiators have a high chance of wearing lead paint. This home would have had at least a dozen. Original windows are pretty but not thermally efficient. Was the house ever insulated? What's the annual heating bill? It's not all bad. Fantastic floors in some rooms, the basement is epic, city water, metal roof (but what about the porch?), roomy and the house seems straight. Septic isn't a problem per se, but how old is the tank and sewage line? Modern septic systems are sized based on the number of bedrooms. Does the septic tank meet modern requirements? A new tank & lines would run about $5k. There's an obvious dearth of local buyers. Not a good sign in a village of fewer than 1,000 people. I'm looking at an easy $50k to fix all issues with high annual energy costs thereafter. If you want to entice people to move to remote northern Maine (100 miles from the ocean) there's got to be a lot more disclosure. Otherwise, why bother making the trip? I owned a home built in the early 20th and did a lot of work on it. Every question and problem I have with this vid comes from experience.
@BrisLS1
@BrisLS1 2 года назад
Your concerns are eye-opening. If anybody wants that house, I have the boiler for it in my basement here in Virginia. It works perfectly at burning $600 a month on oil in the winter. I will throw in the outdoor oil tank for free. I went with central air many years ago to reduce my bill to about $300 a month including all electric usage. I do wonder, why there aren't fire places all over that house? Surely, it did not include the boiler when built?

Not to mention termite damage, settling, inadequate structure, compromised structure often created from plumbing. I bought a farmhouse built in 1860, completely gutted it, redesigned it, doubled the square footage, modernized it for energy efficiency. While attempting to maintain the farmhouse feel, re-purposing some of the original character in the rebuild. Ultimately I could have built a new home quicker and cheaper but without all the character and heritage.

And, that is why it is selling for 99,900. Yes, of course, it _may_ need all that work and some. If you are in the market for this style of home, then it is expected to cost a lot to update it at that selling price. This is not a turnkey home and will take a lot of time and money. I don't know where you can find an updated Victorian Home of this size for under $300 to 500k.. Probably much higher with the size of the lot and today's market. This is a video to showcase the home. When the right person (who wants to invest in this home ) comes along then the realtor will go into more detail about the home.. this is just a video to find that person/people.

The music and some of the clothing are what I love about the 70s. Cheap wood paneling and dropped hospital ceilings not so much. Especially not in extremely old houses like this one. Every time I see houses like this being pushed into modern day times I want to scream. I think the reason it's being sold so low is because it's gonna cost a lot more to fix it. Especially if it's restored. Not renovated. Restored to its formal glory. I wish I was rich. She would be lovely if she was mine. I hope I didn't offend anyone.

I grew up in an 1880 farm house in western NY. We moved in 1977 so it wasn't quite a hundred years lol But many of the things you've shown we had. We had a root cellar instead of a cold room. Our home had a Franklin Stove in the basement that I (at 9) was in charge of banking for the night and getting up in the morning. We had a small fan on the stove but the rest of the house (2nd floor) was heated by heat rising! That was it!! It was freezing cold in the winter -literally! Our water glasses froze over night!! WE had a canning kitchen at the back of the house angled to catch the breeze just right.

Wow. So many amazing features! This is just lovely and with just a little bit of careful restoration and lots of TLC, it could truly be exquisite again! It reminds me of the house my mind's eye remembers from Little Women. I would really love to see slow panning of the kitchens in homes like these, and also of woodwork. Oftentimes overlooked, things like hardware and antique lights are so fun to see. Thank you so much for sharing this home tour! Great job!😉

Beautiful! I wonder what the town is like. My mother bought her Mediterranean Spanish style house that was built in the late 20’s, however she wanted a craftsman style home. However, craftsmen style homes in her area are supper expensive, especially fully restored. My dream is to own a historical home one day.

I loved this when I saw it the first time. It is beautiful but we thought it needed a lot of work for the price. I seem to recall knob and tube issue. Has that been addressed? That and the furnace would be big ticket items and then a lot of other things.. Hope you find another buyer soon who will give it all the love and attention it needs.

You can tell the basement floor is wet under the plastic. Also they ignored the huge water marks on the walls which shows the roof leaks. A lot of work necessary in that house besides the new roof and furnace. New wiring, rip out those horrid rugs and wall paper, get rid of the tacky paneling, update the kitchen and get that washer and dryer out of there. Probably has no insulation at all, the old windows are most likely drafty and much of the house is probably still knob and tube wiring. If you have a fortune and a lot of time to spend, it would be an amazing house.

If you’re not from northern New England, beware. Long tough winters are a reality up here. Snow removal is a huge undertaking. A new furnace and upgraded insulation easily 15K- 40K. She’s a beautiful home, but it’ll take very deep pockets just to begin to get her up to code and to make her a livable home. just saying 🙂

Plastic on floor in basement doesn't remove moisture...mold loves moisture. My first home was the same age as this one $100k is cheap, but expect to put in at least another $100k. Heating/AC system, resolving the moisture problem in the basement (that cost me $30k), windows appear to be original single pane probably with weights, I would anticipate crumbling plaster under all that paneling(you could just paint paneling, but who wants paneling in a Victorian home?), same deal with wallpaper(someone had already painted over it in my house in a couple upstairs bedrooms and I really think it was holding the plaster together...so I didn't remove it), sometimes they only update the electric to the first floor(could be why do many open spaces in the fuse box), roof?(these homes usually had slate roofs), kitchen...I like the original cabinets but this kitchen looks chopped up with washer & dryer in there; the bedroom with a bathroom in it? Usually a house of this size has lots of ornate fireplaces for heat sources ( mine had 5 left and 2 covered up). I do love that most of the woodwork upstairs wasn't painted. But if I was having to put in a new heating and AC system, I would go ahead and do new ductwork and get rid of those radiators. This house has a lot of basic things to address that cost money before you even get to all the cosmetic changes that cost money. Take it from someone who bought and took 10 years to restore a Victorian Home to it's original beauty with 2 full baths & a half bath and a completely finished off basement, 1/2 finished attic area...it will end up costing you 2x what you planned for in time and money. And that's with you getting in there doing some of the work yourself. That's because you usually have to go back and rip out everyone else's attempts at DIY to get down to the bare bones to see what your working with..lathe, knob and tube wiring, etc. And my houses heating system was updated, I just added a heat pump for AC...the duct work was done too with no radiators. I did have to replace 42 windows, but the basement was the hugest individual cost. You have to check for foundation issues and stop the water issues. This basement would make me run. If you got lots of money and you are a contactor by trade....I say knock yourself out! I forgot to ask..is this home on a Historic Registry? If so things would have to be restored to their specifications.....huge...huge...added costs. And they won't allow you to do some things you might want to do.
@thehungrygoldfish
@thehungrygoldfish 2 года назад
No duh buying a house like this is going to require a lot of time and money to renovate, but the truth is you can't buy a move-in-ready version of this for the same price. Either you buy it for less and do the work to your exact specifications, or you pay five times the cost for someone else to do the work according to their own tastes and preferences.
@jaditelady173mary4
@jaditelady173mary4 2 года назад
@@thehungrygoldfish totally agree, but I saw lots of comments about....all it needs is paint and removing the wallpaper. So many people are so naive about buying a house this old. I loved doing the work on mine, but it wasn't cheap and I did MY homework to make sure the bones were good....and still had to repair unexpected thing we uncovered during the process. The good thing is if you do the work right, these houses will stand for another 100 years unlike most new construction.
