I took loan in 2015. After first 2 years, I realized that I am trapped. Then I prepared an excel to calculate EMI. With that I calculated and planned my EMI properly and closed my loan in 2020 December. Whatever Mr. Anand sir said is correct. I followed it 4 yrs back and it worked well.
This awareness is good. i would recommend the team to demo in excel by adding 10percent and 1 or 2 Extra EMI So that the number of years getting reduced, so that the viewers can experience that by seeing and they will never forget.

Suggestion: 1. FIRST Don't go for any other loans apart from home loan 2. Pay off loan as much as possible 3. Change company for higher salary to pay off loan 4. Don't do unnecessary expenses

sir, what you are advising you is absolutely true. I have avaialed a home loan 2010 for rs20 lakhs. like you advised i have pre paid and closed the home loan in 5 years. I appreciat your knowledge and also sharing with others.
People who are advising not to buy house are the one who have their own house. 1.Nowadays in places in Bangalore rent is around 35k for 2 bhk. Emi would be 40k plus down payment. In 5 years rent might increase to 45 to 50k. But emi will remain same. 2.Home loan is only 8.5 percent. If you invest the excess amount in good mutual funds you might get around 10 percent 3. Peace of mind is a good thing if you are in your own house. House hunting every time is a big headache and then add the relocation costs 4. Kassu sethu vachi 5 years kalichu vaangum bothu, property value will increase. So again you will go for loan. Also, it is good to go for loan since bank do the legal check.
You will end up closing the loan faster in 12years instead of 20years........ but the bank will take all the interest of 20years in first 4-5yrs as part of EMI, its a very good idea for new loaners
Interest rate in SBI Bank is 9.4 % for term loan and 9.8% for max gain, bangalore. 2 days ego we went to bank to increase our EMI and shift from max gain to term loan. You are right sir we should not take home loan.
Couple of my friends went from term to MaxGain to make use of its benefits. Surprise to see the reverse approach. I had similar to MaxGain load from HSBC and was able to close it in 7 years (47Lak)

30 years before a good salary was 4k per month. House/flat of 1000 sqft in prime areas used to cost 60k-1.2Lakh. EMI would be Rs. 700-1000 per month. Assuming the term agreed was 30 years and due to adverse interest rate, term increased to 50 years. Will an emi of Rs. 1000 per month even matter in 2023. And with current salary the whole loan can be paid off in one month salary itself. There is no need to live frugal and pay off the loan. Salary is always increasing and emi is fixed. Only increase monthly payment when you have too much money savings account. Otherwise the excess money is better to be invested in index funds as over a period of 10 years it will always give better returns than paying off the loan. Living frugal and not enjoying life is not worth it.

Thank you sir. I have followed the same for my home loan. In addition another option is in state bank one home loan scheme is available called Maxiclaim. In this scheme we can park the additional money in the home loan account whenever possible. For parked amount no interest and adjust in the principle. In this advantage is in case of emergency expenses we can take parked amount. Anand sir please brief plus and minus of this scheme.
This is one of the fantastic loan option and many banks wont advice it. They cant make big money from this loan. I took a similar SmartHomeLoan from HSBC and closed my loan amount in 7 years. Your parked amount would earn the same interest. Some of the points AS mentioned in this video already available in this loan.
Hi Khesav , please bring this topic for discussion with Anand sir . Since we are entering new financial year , it s important to plan our tax exemption . Is there any change in price band in recent budget ? Currently 45 lakhs price band in home loan exists which qualifies for home buyers to show under tax exemption section 24b . But we can't buy new house for 45 lakhs in cities . Any good news for middle class persons who are willing to buy home via housing loan ? How can persons in 30 per tax bracket can save tax ?
Generally apartment quality in India is worst! So buying it is foolish decision, but better to buy individual house atleast for retirement life with cash from your investment and not from loan or minimal loan is a better decision!!

As per of Anand sir advice, if everyone started saving and investing in stocks by avoiding unwanted expenses, then how compannies will grow for example if avoid excess house buying construction & construction companies profit will come down then demand for that.stock will fall, similarly for automobiles & bank profit will fall down due to lesser loans like that. We can quote many. In this condition, how economy will behave & stock markets will move?
