@@charlesg7926 yeah, they need to spend a bunch of money to live in the white neighborhoods, its ok to say it dude. we were afraid to be called "racist" or "Xenophobic" and because of it now america is less than 60% white and clearly its not been getting any better for whites or anyone else. people refuse to admit that Europe and the US were safe, unified and rich because of its high average IQ homogenous populations with a certain culture. multi culturalism is a clownshow that leads to nothing but conflict. when you import the 3rd world you become the 3rd world. im half mexican and half white and im smart enough to admit that white people created the best countries on earth, not mexicans, not africans, not middle easterners etc. there are a few decent Asian countries like Japan, and SK, which again are ofc high average IQ homogenous places with European/american influence in theri governing style. dont forget that it was whites that came up with the concept of democracy, before the USA every country on earth was a tyrannical dictatorship

I am closing on a house in 2 weeks. I have no credit score. It's "indeterminable", as the credit bureau puts it. No debt and putting 20% down to avoid pmi. Churchill and my credit union pre approved me, but I went with my credit union. I was surprised that it worked just like Ramsey said. Amen.

My first house bought at 19... zero credit i called probably 10 loan officers.. first 9 laughed at me said call back in 5 years with credit. Finally called 1 said absolutely i can work with you. Id love to. Bring me statements saying youve paid bills and rent on time etc. I did and got first house for no down. 6% rate etc. Little 2 bd. Now ive got very good credit anyway.. but always remembered the realtor and loan guy that didnt laugh at the 19 year old no credit kid wantin to buy a house. Was 20ish years ago now.

If you've got 20% down, they don't have much to lose, considering they can foreclose if need be and easily re-sell it for 80% market value.

I had initially planned to retire at 62, work part-time, and save money, but the impact of high prices on various goods and services has significantly disrupted my retirement plan. I'm worried about whether those who experienced the 2008 financial crisis had it easier than I currently am. Food for thought about home loans: The fully amortized cost of the $500,000 loan at 6% interest over 30 years is approximately $1,079,662.62. That means you are paying The Bank $579,000 for the use of $500,000 You buy a home for yourself and 1.18 homes for The Bankers. This is called "good debt" because it is so good for The Banks.

The problem is timing when it comes to Real Estate. Long term let's be honest real estate is a shit investment. Homes historically go up in step with inflation which means it's a net zero in theory WITHOUT wear and tear to consider. It just so happens you need a roof on your head and right now rents are so comically high even in the hood in most part of Florida so many people will justify ownership in the mindset of at least you have something to show for it. Sure if you bought your home back in 2016 yeah you are in good shape... if you are buying now in Florida there are plenty of signals out there to state you bought high and are gonna get rooked. I am seeing rents fall below your run of the mill mortgage payment even on the water. It's not a good sign. BTW banks find ways to leverage your debt in other types of financial products... the interest they make on you is chump change in the grand scheme of things and a good part of what caused the last financial crisis.

Half of 30 years is 15 years. Fifteen years ago $1.50 bought was $1.00 buys today and inflation seems to be rising. The buying power of the $1,080,000 spent over 30 years might equal $540,000 today. Houses are expensive to maintain but tend to increase in value. Not a bad deal to buy a house. Infinitely better - and I mean that literally - than credit card debt (unless the debt is used to capitalize a successful business)

@@stevekru6518 respectively I would say inflation in the last 5 years is about 50 percent if not worse forget about 15 years. My car insurance is up 50 percent since pre covid. My condo insurance is up about the same. My Hoas have pretty much doubled in 5 years. The government is comically under valuing the actual inflation rate at their pathetic 7 percent which is clearly not including those things and of course housing. The inflation rate is probably 15 percent a year at a minimum since covid (printing money will sort of do that) I would argue all debt is bad especially credit card debt and car debt (outside of course positive leverage debt.) Anyone who is buying still comically over priced cars at 10 percent interest rates I really do feel bad for. All these markets are going to correct cause they are all massive bubbles real estate included. These northern prices for homes when people are still making southern wages in the south has gotta come to an end eventually and signs are already here.

My wife and I live in a smaller townhome in the area for around $2200/month. You could find something for around $2500-2600 easily for a 2 bedroom apartment.

Yes, they didn't ask about household income (in their defense, this guy was all over the map and probably off the map, too). But once they pay their debt off and leave 3-6 months expenses in an emergency fund, that leaves them with around 40k. A 20% downpayment with $40k would get them about a $200k house. If Ronnie would have stopped and listened, I'm sure they would have told him to either 1) Continue to rent and save and build that savings back up or 2) Buy a starter home and then keep saving with the goal to upgrade to a larger and more expensive home in 3-7 years.

@@steve2474 I'd be surprised if there was something that cheap (with multiple bedrooms) within easy commuting distance. That price is considered very low for most of the country now, let alone a notoriously expensive area. If you're lucky enough to have a portable job, you can move to the places that are still dirt cheap, but a lot of people in specialized industries are stuck paying these prices, it's a big problem. The other issue is that most households are dual earner now, and the statistical likelihood that both people can find a good job in their field in rural South Dakota or whatever is pretty low. Educated couples are kind of stuck in major metro areas.

I want our first home to have 4 bedrooms 3/12 baths, home theater, game room, den, and an office. As well as full finished basement, and a three-car garage. We want around 4,000SF, sitting on a 2-acre lot with a view of the mountains, in a gated community.

$1m - 83k still leaves a mortgage of 9.17k. 30 fixed at today’s % is >6k a month! Plus payments on 10k credit card debt and 7k car loan. I get trying to teach about better money strategies, compounding & patience, but that’s not even the worst of this story.

Hi I live in Denver, and I think he lives in Washington park, the premiere neighborhood in Denver. The public school in that area is NOT that bad, that is just an excuse to soothe his ego. Fact that he has to move all the way to Colorado Springs, while passing Parker, Aurora, Castle Rock, monument, while those suburbs have amazing public schools, tells me how household income is really low. Btw, hundred thousands of people commute from Colorado Spring to Denver 5 times a week. Totally doable on Hybrid schedules.

I know, it’s a pet peeve of mine when people ask specific industry professionals broad financial advice. Like of course the realtor will recommend buying a house through them……..nothing is worse however than the “financial advisor” who sells annuities, recommending you place a high percentage of your net worth in one of the stock market based annuities they sell. I personally think that practice should be illegal. A fixed rate annuity might have a place as a component of someone’s financial picture. I think any annuities tied to stock and bond performance are pure scam jobs, promising high returns with the reality being that high fees ultimately prevent any significant performance. I also think it’s ridiculous for the people who sell these to be labeled as anything other than salesmen (or women)

The algorithm will very temporarily drop your score after paying off a secured debt like a car or house. Paying off revolving credit like a card will not decrease your score because it takes into the equation the now up open credit.

It really depends. Example: if you have cash in the bank but also debt. If you're making a higher rate of return on your cash investments vs what you're paying in interest on your debt it makes sense to keep your cash in the investments. If it was the opposite it makes sense to pay off the debt

Under no circumstance does paying off credit card debt hurt your score. What might hurt it is if you close the account all together because your credit age drops.

The guy needs to look at working out his options and priorities. There must be some way to make it work. Perhaps save until the kid reaches school age, then buy in a good area. Perhaps finding a new job then.

Paying off a credit card BOOSTS your credit score, because it's revolving credit and the account doesn't close. Paying off a car loan is a different thing.

I agree that credit scores are a bit overrated. But I was nonexistent on the credit spectrum in my early 20’s and when trying to find an apartment, I was given a worse price due to this. I got my first secured card with a $200 limit when I was 21 I think. Now I’m 28 and while I do use credit cards, I have NEVER carried a balance. My credit score is now over 800. I have zero debt, over $30k in savings and about $20k in my Roth and 401k. My salary was between $25k-$55k each year. I don’t think anything negative has come to me because I like having a good credit score or even having credit cards. People just don’t use them correctly.

I have no debt. 🤷🏼‍♀️ My fiancé just got his first credit card in the last year to boost his credit score and he also had no debt. I think we’re doing just fine. He did a three month tech certification and within 2 years is now making $85k. He has almost $30k in his 401k he’s had a very short time. We plan to buy a house in about 5 years and plan to put at *least* 40% down. I stand by the way we’re handling our finances 100% but it’s ok if you disagree. ☺️

When you become a husband and father the only choice to make is the best one for the family and doing what you need to do to make it work. Whatever money you were going to put in the high yield savings, don’t. Get on Treasury direct and put it on t bills. They’re running right at 5.25 right now and the earnings are state income tax exempt, saving you more.

Credit scores don’t penalize you for paying off a debt. They will penalize you if you close the credit line if your utilization rate is higher.

This is a perfect case of, “you can’t have everything you want in this world.” I used to live in LA and moved to Charleston SC in 2021 to buy a “house”. Well I hated SC and now live in Boise Idaho and like it very much but I can’t afford a nice out here so we are settling on a condo or townhome. life always has compromises.

That it does. For me the compromise was living in the northern great plains. Cost of living is low, there are plenty of opportunities for most any profession. But some people just aren't going to want to live in fly over country or deal with our winters. Neither of those things are an issue for us. And living here has allowed us to have a pretty darn good lifestyle.

The trades pay quite well, there are technical jobs available, the most common being software development and mechanical engineering but there are many STEM opportunities. The pay will be less here than more populated areas but the cost of living more than offsets that. Further west the oil industry has many good paying jobs but that's a bit more boom and bust. Semiskilled jobs don't pay well here. For my part I'm a software developer and my wife and I live pretty good here in the upper midwest.
