What is the meaning why S.A under HDA can apply RPGT whereas S.A not under HDA cant apply RPGT? Why RPGT only can apply and use one time only in long life time?

Glad that you mention about all these information as I am considering purchasing a property around CIQ lately. However, I see that you are doing in Penang. Do you have any lobang for JB? I like the fact that you point to us what we should be actually looking out for when purchasing a property. Thus, I would like to ask if I want to get a property for self stay and retirement home in JB. If I am getting a commerical title home. Not a residential title home can I avoid the 1 million dollars property at least to purchase. I would like it stays as commercial title to keep the AirBNB and office option open thou I will highly not consider renting out. I am looking for 2 rooms 2 toilet to dual key unit with budget around 400-600K. Commercial title house should not be considered as full commercial property where must buy at 2 millions or shophouse of at least 3 stories high ba.

Thanks for your sharing.My parents purchased a unit from Umland, one of Malaysia's established developer and was considered one of the most expensive properties in JB.We've purchased properties from reputable developers like Mah Sing.Hence,our terrible experience with Umland caught us my suprise. Not to mention the defects like no shower door,toilet cabinet peelings after weeks/months of key collection,repeated air-con and water heater breakdowns and the defects team going MIA. Furthermore, we were not allowed to vote in the last AGM in 2020 as we were not physically present. The JMB board consists of employees of Umland from the unsold units and owners typically do not have any JMB members to represent our interest. Further, the chairman of the JMB board is one of Exquisite Mode/Umland's directors and the majority of the JMB members were elected by him It’s been two years and there are currently no updates from the JMB board after the last AGM back in 2020.Any advice? Potential buyers of Umland's projects,please beware and reach out to the various groups for the inputs of actual unit owners.
