I lived in Ukraine from 1994 - 2022 I've seen thousands of guys come "might do some business" I have seen 70% lose everything. I can count the people that made money (including myself) on my fingers.
Yes, can be, becasue doing business is a talent.. it require so much skills, process understanding and so on... Not everyone can be a businessman and this is everywhere, not just in Ukraine.
I had this crazy idea to buy a blown up house and rebuild it into one of those "invisibility" shelters. I see those struggling babushkas and they remind me of my own mother. Its probably totally impractical but if I could figure out how to make it happen I would.
Very interesting report! I think the price difference between Donezk and Kramatorsk reflects also expectations on who will win the war. People may repeat propaganda slogans when asked, but they will not invest or move to a place where they expect a regime change. It would be interesting to look at similar price changes in the Crimea since 2014. First there was a price increase until 2021, and now people sell fast and cheap because they want to leave.
If you can buy a 2 bedroom apartment , why don't NGOs just buy them for displaced people from the east? Gotta to be cheaper than finding/paying for their housing longer term

People are listing housing because they want to sell in the reality of the market, feeling bad for them and not buying is counterproductive. The only time it is immoral to "take advanted" of a situation is if you created the fire-sale to take advantage of it.
Sale of agricultural land is only for citizens. Apartments are not agricultural land... in case of apartment you own some sqm in the building... there are no land in ownership. And real estate operations were suspended in first 3 months of war... after it all works fine again.

Imagine someone trying to visit and purchase an apartment in Bakhmut while the bombs are actively falling. It's like ''if you manage to arrive alive i will make you a good price'' Many people i know from Ukraine had to escape to other countries and they don't even know what's going to happen to their houses apartment etc. For sure prices are down and it must be hard to even do transactions atm.
Olga Russia should repair all damages to infrastructure. They destroyed the shopping mall in Kherson they should repair Mariopol, Mykolaiv, and many cities
@@kennethroth6757 I don't think USA will pay to rebuild anything (based on what they need to pay for it???)... some places could be funded by international organisations (like hospitals, schools), but the rest will be funded by Ukraine and it's own citizens, I am sure.

Unfortunately most homeowners insurance policies exclude damage from war or insurrection, so it is a high risk but also probably opportunity for big return if you can stand that.
Government will rebuild the buildings, but mostly people don't want to wait and rebuilding by themselves with helps of local councils. Many buildings in Kyiv are already rebuilt in much better way they used to be.

Just look at real estate around Kyiv and 500 000 usd is very very normal amount for the house if just one bedroom apartment cost is about 100 000 usd. But you never need to compare house cost of one country to another without considering salary. Average salary in USA is about 10 times higher than in Ukraine. So you should multiply cost which you see at least 10 times to get to the idea how much it could cost in the same condition in USA.

First of all, I would advise that Ukrainian people in the surrounding areas come back next spring. They can provide hand and sapan services. Only mothers with small children under 14 should stay, but so much logistics and support for the war machine is needed that every pair of hands has to be filled by Ukrainians themselves in the first instance. All people who want to fight for Ukraine should also do so and get to know the winters so that you can enjoy extremely long hot weather. All these houses are needed for them and not for wartime entrepreneurs. I think it's a war crime. We have a red flag for Ukraine.

Probably the rents are holding up is because displaced people who are not looking or able to buy have relocated to Kramatorsk, which is a nice city. Slaviansk is less on a street grid and more spread out. I expect these places will be destroyed as they become the next line of defense.

The prices also droped in the US in 2008/2009 S/P bank failures and many people loosing their jobs, which is why so many houses ended up in bank "short sales." Now, today, S/P inflation, almost all home prices have almost doubled in value. However, the problem is that rental prices have also gone up. So, holding onto a home and prior mortgage, is now cheaper than renting. As for Russia's WAR against Ukraine, it is a shame that people have to give up their prior "good life" and take such economic, personal, and social losses, just because of the desires of one man to become another "Peter the Great." SLAVA UKRAINI!!!

Don't you get a nagging feeling about it . Maybe the Ukraine government should step in to place conditions upon foreigners wishing to exploit distressed Ukrainian home owners. Something like an obligation to resell to distressed vendor for next 6 years if vendor desires . At original sale price plus interest and costs but not necessarily at new market value for a possible restored economy. I've looked at prices in a certain place too and it's awkward.

Thanks Olga for this video. It seems how long this war last also depends on what China will do. If China really will play a constructive role in bringing about peace on Ukrainian terms. To me there are two ways to shorten the way, one is send more weapons to Ukraine. The other way is China form a NATO like alliance with Russia on the condition that Russians leave Ukraine with a lease on Crimea. If China takes the stupid route and determined to contribute to Russia's prolonging its war on Ukraine, then the war will be long. If China does nothing to help bring peace, Putin will drag this war pass this year. So, watch what China does in the next few weeks. I feel it is in China's interest to have peace in Ukraine. Its economy is going through what is call in Japan lost decade. Massive changes in China is happening and getting involve in a war in Europe don't seems to make sense. China needs stability more so now than 6 or 10 years ago. It is a little strange to talk about real estate price, but price has not drop dramatically in Kyiv because 1/3 of Ukraine need to be evacuated and people finds Kyiv a good option. Also, Ukrainians are confident with their ability to succeed. So, there are few milestones I would look at, one is China's decision about the war, two is what will happen to Crimea, three is rather Ukraine will achieve durable peace with Russia.
Yes, and actually nobody knows how long any war can take. You can notice historically everybody was hoping for the short war and getting engaged for years... So there are so many factors but we will hope that the war still will not last for a long time.

Obviously Bahmut was important or Zelenski wouldn't have sent the reserves despite his generals telling him to keep them just in case. NATO instructors and planners are calculating 4 hours in Bahkmut for a UAF soldier. Which is it? Insignificant or Super Important?
Actually no, UAF command have unanimously decided to keep defending Bakhmut in spite of the US saying they should let it go (it's been literally all over the news recently) - yet another clear indicator that Ukrainians are not directed by "the West" and act as they see fit. They see value in Bakhmust and will not give it up. You are a typical troll, spreading misinformation and unbiased claims of conflict within Ukrainian leadership. Besides, the average 4-hour survival rate for UAF soldiers in Bakhumt is something I have literally only heard from you and your troll colleagues
The idea that Bakhmut doesn't have strategic meaning is not mine - everyone say it in Ukraine and in Western news. It has political meaning, as I said.... A month ago they were fighting for Soledar, which had 10 000 population before war and Russia lost 15 000 soldiers to take it. Which meaning it has?? Nothing. All those cities are small and build around salt mines. the only strategic and important cities are Sloviansk and Kramatorsk due to some industry at least.
To be honest if I bought a property out there, with my luck, I might as well paint a bulls eye on the side of it ! Its what we in the UK call a bullet magnet. So I will not be buying; I think Ukraine suffered more than enough. But the Russikies seem to be running out of cannon fodder so prices will eventually pick up dramatically, especially when the Ukrainians start going back home after hostilities end.

I misread the title. I thought it said property in Warsaw 😂$5000 for luxury apartment in Warsaw. Sure. I’ll take it. Time to put glasses on 😂 I think rent is down quite a bit. A lot of people who left the country are trying to rent to make some money and so there is a lot for rent but no so many people. I think rent is very negotiable. But selling prices seem pretty stable.
Not sure I understand how a horrific war is going on and vacation properties are still being sold. US politicians feel safe enough to come and go. Hmm.

Need to know the legal terms before I want buy property. After Some of those properties may become Russian.. Probably will. Since Hungary , Romania, Poland and Russia want to divide the country up to claim as their own.
