Hey Marco Trevor here glad you appreciated it I genuinely enjoyed that bit of filming! While shooting the rain started so we were rushing a bit, but also in the moment taking time to enjoy the experience. That work loft - sitting down for a few minutes on camera with the rain rolling in looking out over the rice paddy triggered an amazing sense of peace and inspiration - what Bali is all about imo. I'm always keeping a short wish-list of features for an ideal villa build and having that separated work area that has space and wind and elevated views of the landscape... def marking that down man lol. Was good!

As a foreigner, you need to buy in cash. Indonesian banks won’t loan to you because they can’t get their money back if you default, and American banks won’t back a foreign investment. There can be some non-traditional finance options, but they are rare.

Hey Dale Trevor here great question. Always need to look out for this! This property is in a good scenario the views we see and fields are zoned green belt which is substantially more protected for the long term. The only real way to protect indefinitely is to purchase the land to protect the views, but green belt land holds much more integrity.

So far the owner and developer has had no such issues. Living this close to the nature you will always have visitors. Floods is not an issue and Cepaka is a very safe community..🙏🏻

Hey Celeste Trevor here. Bugs are always around in Bali but in my experience they're actually substantially less than what I used to deal with in Colorado and the Midwest in the US. They tend to show face around sunset and can be a bit annoying during the evenings but have been surprised how much I really don't fight bugs here as much as I thought I would.

Bali so far is a safe area, many open concept villas in Bali and so far no complaints about the safety.

It's a great question! Some developments have dedicated security guards, and for many other villas we see people installing affordable CCTV camera systems and motion lights to help. And a bit of a joke (but from some experience) if there's a friendly Bali dog around and you treat it well with a bit of food here and there they tend to help protect the space 😅 BUT obviously that's a little involved and they also tend to start barking at GoJek drivers 😬... Pros & cons. All in all Bali is quite safe but of course it's smart to protect as much as possible.

Foreigners can own land in Bali by changing the title of the certificate from Hak Milik (Freehold) to HGB. You will have to set up an Indonesian company PT PMA to do so but it’s actually a simple process. Changing the title might take a while with the Indonesian authorities. You can't legally "own" a property/land in Indonesia under your name if you are not an Indonesian. You can only leash it for a certain amount of time. I think 80 years at max. That's what they told me.

It's certainly an unconventional concept vs property logistics in other countries and always takes some time to learn more how it works and possibilities for investments. We still call it a sale as you own the rights to develop and use the property as you please; you're not just renting it without full control of what you want to do with it, however there's a limited duration in the timeline (typically 20-30 years), and often you can extend the contract. The best way to look at it is for the price points you can get a villa + lifestyle out here that would be 10x-20x more expensive in California or other coastal areas if using it as a personal residence, or since Bali is a tourist destination renting on AirBnb is often what happens and the returns are quite good (ROI in 3-5 years for many).
