That place is actually pretty clean compared to the ones that Dauvo showed on his channel a year or so ago. The rooftop terrace is a great idea.

Nice one. I changed my view a little bit on buying cheap houses. Of course having airbnb is not so good to have as neighbours as fixed neighbours (I still think this because drinking tourists can be noisy etc). But many such properties would just decay further. Therefore, I can see the benefit of people doing this and am now thinking of doing it myself. Also, I think in Italy 20% of rental revenue goes to the state. This means many can benefit. I am impressed with your enthusiasm and how you can see the potential in such a house. Good work!

Thank you. It will come out great. But as an airbnb I don't count on it being a money maker at all I'm more interested in spending summers there with my family.

@@Karl__Pierre Nice one. I am looking for something too in Italy or elsewhere in S Europe. Sicilia seems amazing only downside to me is that they don't speak Italian and that it is not (easily) reachable by car from the Netherlands. PS Good job on the renovation what I saw seems great.

Yes people often get confused by this. My current primary residence is Florida, I also maintain a residence in Medellin Colombia so Florida and Colombia is where I currently live. Over the next few years that will be the case. I also am building a vacation home in Brazil. So the homes in Italy and In Brazil are purely vacation homes that I go to with my family for extended stays. The plan to move to Spain is about 4-5 years out. When my youngest daughter is primary school age. I'll probably get my first property there in about 2 years.

I really am thinking of going this route to purchase a home. Are you able to obtain a mortgage from an American bank or mortgage company to purchase a property internationally?

That is correct. I have 3 projects going on currently 1 in Brazil that will conclude in the next 90 days. 1 on the coast of Sicily, that will conclude in March, and this one, which I will start in 2025. My focus is my healthcare companies. I will still document and cover my properties but I have slowed down on real estate in order to have more bandwidth for my bigger play.

How are the rents in your other Property?

The rents should only be about $200 a month and airbnh tenancy rate is like 20% these aren't properties to buy in hopes of making rental income they are purely passion buys and have to fit into your lifestyle. You want to live in Rural Sicily and live a low cost slow pace life so you can focus on creative or digital work this would be a perfect place.
